Use Active Rain to Build Your Business Active Rain can help build your business and brand. As a Real Estate Broker in Metairie and Kenner I tried to attend most of my brokerage closing. I have a question on Active Rain "Does Your Broker Attend Closing".  Recently while attending a closing a buyer express that they felt that they knew me. I had not met the buyers before at least not in person. I ask how, they stated through my post on Active Rain. Active Rain help me close another deal.Adding Active Rain to my marketing efforts has paid off over the last Seven (7) years. Sorry if the title is misleading but what I'm about to say is not a good thing.  According to an article I read today on credit.com an estimated $265 Billion (with a B) in HELOCs will be entering the repayment phase in the next few years.  The homeowners responsible for these HELOCs will see a significant increase in their monthly payment.  The question is how many are able to absorb them.HELOCs are generally divided into draw and repayment periods.  During the draw period the homeowner can use the line of credit while making minimum interest only payments.  Think of it like a credit card with a huge balance that's maxed out while the borrower makes the minimum payment.  The balance never goes down.  Once the HELOC "resets" or enters the repayment period the homeowner can no longer draw...

Summertime Special...Show Us Your Home for the SummerThis is very similar to the December contest I hosted...Show Us Your Home for the Holidays. It's so easy...don't over think this one. I'm not asking you to share a picture of your home, but you can if you want to. Think of the word 'home' in broader terms. Your neighborhood, a water park, a walking trail...anything that is Summertime Special about your community. Does your community host a unique summer event? You can show us pictures from that. Maybe a park has a special garden area that blooms all summer long...share it. Consider this a localism post about something Summertime Special around you. Use this opportunity to share something local and to garner some more google juice. The first picture is of some beautiful poppies that my...

All Because Of A $20.00 Bill On the Memorial Day weekend I decided to explore Block Island, RI. When I awoke that early morning, I was very excited and said to myself, "today will be full of amazing experiences and wonderful surprises."Before boarding the Ferry to Block Island I stopped off at an arts and craft fair in the heart of Montauk, NY, walked around and finally came to a photography booth.  David, the photographer, greeted me and we began chit chatting.  He told me all about the process and locations of each photo. After about 15 minutes I decided to make a purchase. At first I was going to buy a gift for myself (eyeing a beautiful white wolf image) and last minute decided to pick out a photo of a rustic looking car to gift my father with. The cost was $15.00 and I handed David...

Has anyone ever asked you at a listing presentation, “Why should I list with you?”  There are many agents wanting to list my home.  If you cannot answer that question quickly with certainty, the presentation is over.  What a seller is asking here, is what make you different from all the other agents, I have interviewed? It definitely is not about being or claiming it the best.  Every top agent can claim to be the best. You have to claim something no one else can claim. Words like integrity, computer savvy, top 1% in the company, mean nothing to the seller, many can say claim it also.    It does not differentiate you.  It just defines you as more of the same.  For example, focusing on a niche that is dear to you, like historical homes, and learning every aspect of this area of specializa...

Living Together Can Have Great Rewards With Some Planning  So you've decided it's time for your family (or extended family) to live together. Where do you start? Before running out to search for the perfect property, there are some STEPS you should take to make your transition to a multi-generational household is successful. In addition to hiring a Realtor® who has extensive personal experience working with families who have made the transition, you should sit down with all members and at least discuss these 5 STEPS:      Separate quarters?  Some people think they want to have everyone back under one roof again. They envision the family gathering around the dinner table engaging in witty conversation or deep discussions. (Just like the CBS "Blue Bloods" family pictured here.) While that...

Is a condo the right path toward homeownership in Danbury,CT?In the Danbury,CT and Northern Fairfield County, there is nothing wrong with owning a condo. They do appreciate in the market just like single family homes. As a first time homebuyer, you would not be burdened with all responsiblity of you would get with a traditional single family home.  Owning a condo is better than renting since you have control of the property. You get to build over time, and there are tax benefits. You don't have to moving immediately, or having a landlord who does not maintain the property to your standards.  Owning a traditional single family home is expensive. Owning a traditional single family home  can be very expensive  time or time consuming. With a traditional detached home, you have responsiblity...

Before making any offer on a property, home shoppers usually make visits to many home viewings and open houses. Owning a home is the biggest dream that every person holds dear, and these preliminary visits are often associated with a lot of sensation and thrill at least for those buying a home for the first time. Every professional has a vital role to play in sensitizing buyers of the various available options to assist them make very independent and informed decisions.  When the procedural steps of purchasing a home are in completion, some buyers are overcome by excitement and instead of focusing on the condition of the home they rush to cons...

Buying a home can be one of the most emotionally rewarding (and exhausting) processes people experience throughout their lives. Being invested in a home search is a good thing, but it can also lead to being blinded by your initial love for a house that might look pretty but is full of problems overlooked during the buying process—problems that don’t really sink in until after you’ve signed away your next 30 years.  It might also be hard to fully concentrate on all the important details of a home search if you’re anxious to sell your current home and get into a new one. You might be so excited thinking about that huge kitchen, the nice backyard with a deck for entertaining, or master bedroom with walk-in closets that you don’t pay as close of attention as you should.  Make sure to carefu...

National Homeownership Month actually started as a week-long celebration of homeownership during the Clinton administration in 1995. In 2002, President George W. Bush proclaimed June as the National Homeownership Month. Here is an excerpt from his proclamation: “Homeownership is an important part of the American Dream…A home provides shelter and a safe place where families can prosper and children can thrive. For many Americans, their home is an important financial investment, and it can be a source of great personal pride and an important part of community stability.”“Homeownership encourages personal responsibility and the values necessary for strong families. Where homeownership flourishes, neighborhoods are more stable, residents are more civic-minded, schools are better, and crime...
