I am not talking about just blogs here, but even in a group, even a closed group on the Internet and bashing a vendor is in my opinion (yes this is my blog, so I'm giving MY opinion) is stupid.  That's right, I said it, STUPID.   I have a list of... "they will never get a referral"  I have it sorted by city and sub sorted in alphabetical order.  And it's a pretty long list.  When people engage in stupid discussions on line and I see it (don't get involved self, don't do it) names get added to the list.  I cringe when I see the advice "just report your credit card stolen or lost and get a new number so you can stop paying that contract" you promised to pay. Yeah, I don't want people I consider cheats working on behalf of my clients.  You cheat once, you'll cheat again and my client might...

It's Groundhog Day. How does Groundhog Day have anything to do with Real Estate you may ask? Well hang in there and it will all make sense. The average home buyer looks at 5-6 homes before they are ready to make an offer to purchase a property. Every individual in the market to purchase a home has different wants and needs when it comes to the house of their dreams. There are so many options to comb through before determining which must-haves are on your list. Do you want an upgraded kitchen? Is a large Master Bedroom a top priority? What about lot size or closet space? Do you need an extra third stall in your garage? All of these and many more could be tops on your list when determining what house you will buy, but what if none of the homes you are viewing seem to be hitting the mark...

Can a perfectly useful home “expire”? The answer is yes. If you’ve never heard of “functional obsolescence,” now’s a good time to familiarize yourself with the term.   Sometimes a perfectly nice home in fine shape simply won’t sell. Fresh paint, fine curb appeal, a solid neighborhood… and no offers. Sellers are baffled and irritated. “But I’ve been living in this home ten years! There’s nothing wrong with it!”   Often the culprit is “functional obsolescence.”   Never heard of it? You’re not alone. Investopedia defines it this way: “A reduction in the usefulness or desirability of an object because of an outdated design feature, usually one that cannot be easily changed. The term is commonly used in real estate, but has a wide application.”   Functional obsolescence can creep up on a hom...

It May Not Look Like Much, You Should Have Seen It Three Days Ago!     A slow drain leak inside the walls can do a lot of damage of the years before it is detected. The clean up of this mess can take some time. Slow plumbing leaks inside the walls and ceilings can be quite messy, you should consider getting it done by a water damage repair professional. This project was done in the Sacramento, CA area. This photo was taken after the water damaged materials were removed and thoroughly air dried. It doesn't look like much of a kitchen but it will soon.     Three days later the unit was completely restored to its original condition. Many times the owners will choose to do some upgrades to the kitchen, that was not the case here. Since must of the moisture was confined to the wall, much o...

Serendipity Sundays - Tips for Public Speaking Did you know that public speaking is so feared by people that it is right up next to death? I know this to be true and remember how nervous and jittery I would be even to the point of being sick at my stomach when I had to get in front of people. Here are a couple of things I know to be true. The more you know about the subject and the more you practice and do public speaking the easier it becomes. Practices helps get rid of the jitters. I just watched our President do an interview and he was in a relaxed setting, sitting down, more like a chat. This helps with the nerves by the way if you are speaking to a group. It is less formal and intimidating for the speaker. I noticed one thing about his speech pattern that I have noticed over the se...

By Grant Schneider, Your Coach Helping You Create Successful Outcomes
(Performance Development Strategies)
I recently asked a Linked in Group if they thought lack or knowledge or bad habits created failure.  The overwhelming majority responded that it is bad habits that create failure.  When I started my business I asked another coach why most businesses fail.  He answered with the statement, "They spend all of their time getting ready to go to work."  The time just never seems right or I have to learn to do more things or go to more training.   There seems to be a conflict with what the people on Linked In told me and why many people say they can't get going and ultimately fail.  It might be a mental block or blind spot but many people feel they have to learn more and prepare more to succeed but many have acknowledged that the habits and behaviors and not the lack of knowledge are the thing...

Those who know me also know that I love cars. Well, that's true but not only cars it's the speed I'm after whether on land, air or water. I have to thank my parents for recognizing this early on and starting me out with a 36 horsepower VW at my driving onset otherwise I may not have made it this far to be writing this post. This would certainly be the case had I been given access to this family sedan with 707 HP churning about under my right foot. The Chrysler Corporation and specifically their Dodge division has produced some of Detroit's most powerful iconic engines of the last century. The "Hemi" was one along with 440 C.I. Six Packs. The 392" Hemi was once tucked under the hood of the unlikely DeSoto recipient. Who knew? I'm a fan of what many call "the sleeper", it's a bone stock l...

Joy Daniels forward this one to me to give it a try today for the Super Bowl, sounds like a winner! 6 to 7 cans of Chicken (break apart in smaller pieces before adding to the crock pot) 6 blocks of cream cheese (soften the cream cheese before adding to crock pot) 1 large bag of shredded cheddar cheese 1 large bottle of blue cheese or ranch dressing 1  bottle of "DP Gourmet wing sauce" Add all of the above ingredients to a crock pot and cook on low.  Serve with salsa chips or Frito's scoops! Sounds good! I am also doing Tammy Lankford simple and easy corn salsa with chips also. Thanks both Joy and Tammy,  Any others you think I should try let me know, going to the grocery store in about 3 hours.

Pieris Japonica is one of my favorite shrubs--it is beautiful all year long and will present different colors, or flowers for most of the year.    Please visit the original blog if you wish to leave comments. Fishhawk Lake-Gardening Tips-Deer Resistant Plants (Photo courtesy of Kenny Bowles) In some of our regions across the country, gardening is starting to surface in our minds. What to plant for the spring season?  When I first decided to create a water feature at the first home we bought at Fishhawk Lake, I knew that the deer were prevalent and wanted to make sure that my plant choices wouldn't also become the favorites of the passing deer!  So here are some lists of what they like and what they will pass on: Pieris Japonica is one of my favorite shrubs--it is beautiful all year long...

This is What Happens When You Leave the Cleaning to ME!       This past few weeks, I have been busy getting my basement cleaned out.  It has just been bursting at the seams with stuff jammed in every nook and cranny.        Recently, I told my daughter, Erin Bates,  that I would be donating anything that has been left unattended for an extended period of time and if she wanted to help me clear things out, she was welcome to come on over.  Of course, she declined.       Last night I got a text from my daughter.  She stopped at a goodwill looking for something and walked by the ladies clothing department.  Wasn’t she surprised to see all of her old clothes on the racks for sale at Goodwill.  What are the odds???       She had to pay to get some of her items back!       I could hardly st...

What if the Groundhog Doesn't Come Out? Groundhog Day is tomorrow, February 2nd.  That's when we get our annual Spring prediction from a groundhog.  We don't need computers!  We can just rely on a Groundhog! Groundhog Day, according to folklore predicts when Spring will arrive, according to whether the groundhog sees his shadow, or doesn't see it, when he comes out of his burrow. They have groundhog celebrations all over, but the most famous is the one in Punxsutawney, Pennsylvania, where as many as 40,000 people have shown up to see what the groundhog (Punxsutawney Phil) does when he comes out. According to the weather forecast, they area is under a Winter Storm Warning from 4 am February 1st until 12 pm on February 2nd.,  So it is looking doubtful, that there won't be any shadows to s...

Making the Right Choices - Get the Big Rocks First Business or personal.  We all need make choices every day.  Those choices will determine our tomorrows.  Bob Crane wrote an excellent post in January examining the importance of constantly revisiting your goals to be sure you are in line to meet them.  I did so for end of month and not very pleased with myself.  I had to sit back and question as to whether I am Making the Right Choices and Getting the Big Rocks First.  Great video to watch: First I fell short on the January Blog Boost Post.  By the last 2 days mind you.  2nd I committed to a goal, in Active Rain, of 192 pounds by January and went 5 pounds the wrong direction.  And I am a full transaction and a half off what my monthly average needed to be on track for my 2015 goal.  Yes...

Recently there have been some newer agents in the area that think posting big numbers to a local page is going to gain them more business. A couple of them have said it has gained them calls but at the moment no new business as well by showing a listing it would help them as well.  The picture and description fit the type and area of what a client of mine was looking for but after two days it is not in the local MLS. Eventually everything comes out in the wash but it also makes the rest of us look like a bunch of bumbling ********!

Super Bowl Sunday or Groundhog Day Eve?   We know that in real estate timing is very important.  Our CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) purchase agreement clearly states so -- time is of the essence.  Days and dates and specific times are very meaningful.   So, as I understand it, there is a big event today, Sunday February 1, 2015. While the New England Patriots meet the Seattle Seahawks in Glendale, Arizona for Super Bowl XLIX and canines will play in Puppy Bowl XI...today marks yet another reason to close up shop and stay off the roads in order to properly prepare for a big event:   Today is Groundhog Day Eve....   Little did I know such a momentous occasion would prompt a store closing up shop until I stopped by the UPS Store in South Pasadena at 1107 South Fair Oaks Avenu...

Bernie, my husband, takes over the blog today to share one of his recipes. Sunday Eggplant Parmesan If you plan to have a lot of people over for the Super Bowl, or you regularly serve a large family, this is a healthy dinner that is relatively quick, and can feed a lot of people.   Eggplant is a one of those nutritious vegetables (technically a fruit for purists) that can be tricky to prepare. If it’s not done right, it can get soggy and bitter. I have tried all the recommended techniques: “sweating” with lots of salt to remove the moisture, sautéing in really hot oil, and (egad!) breading and deep-frying. The latter makes it crispy and firm, but it is not as healthy as the technique I recently learned. My chef’s hat goes off to Ron and Alexandra Seigel for this great tip: grill the sli...

If you are a new homeowner, condominium owner, or townhome owner, you’ve made a sizable investment in that dwelling and/or the personal property in it. But, unfortunately, in making that investment, you have exposed yourself to risk of financial loss from unpredictable events that you didn't have previously. You need insurance to protect both you and your mortgage company. When applying for your home loan, the mortgage company will require proof of insurance. For example, there is the risk your dwelling and all the personal property in it could be destroyed and need to be replaced, or it could be extensively damaged and need major and costly repairs. You also face the risk of someone stealing the personal property in your dwelling. And there is always a risk of an accident occurring on ...
