You’re at home watching TV and trying to unwind, when all of a sudden here comes another baby boomer celebrity, looking into the camera, giving you his most sincere, trustworthy look, then assuring you that a “Reverse Mortgage” really isn’t too good to be true (even though it sounds like it is). What could be better? Any homeowner 62 or older can apply: then the bank pays you instead of the other way around! You could even use part of the tax-free proceeds to pay off the other mortgage! Or go to Monte Carlo and break the bank! (The trustworthy celebrity only hints at that one). You don’t have to pay back the loan until blah blah blah, the property remains yours, etc. etc. etc. What could go wrong? Short answer: quite a lot, actually. Long answer: if you don’t plan for the long term cons...

Monday Motivation - If at First They Don't Succeed          If at first you don't succeed, try, try again.  But wait - insanity is repeating the same course of actions and expecting a different result - so what are we to do?  Personally, I think persistence is a virtue, but it's important to know when we're spinning our wheels, too.  Some things just won't work, no matter how badly we want them to.  Those things aren't what this post is about.          This post isn't about what you've valiantly attempted only to eventually concede.  We've all been there.  This is about the influence we let others have over us, often erroneously.          "Open houses don't work".  "Door Knocking is synonymous with Amateur hour".  "Mailers are the easiest way to toss away your money".  I've heard all of...

If your home is on the market in December, it may impact your holiday celebrations.  To decorate or not to decorate for the Holiday Season ..... hmm ....  The answer is Yes! Go ahead and decorate your home. You want the buyers out there to be able to imagine celebrating in their new home next year.  BUT Keep in mind that the LESS IS MORE rule still applies. Clutter is clutter even if it is Elves!  Do put up lights, a wreath on the door and a planter of boughs out for winter curb appeal.  Don't make it hard to get in the door because you have too many items on the porch. Do put an accent in the foyer. Don't cover the railing and stairs with decorations. Groups of buyers need to use them safely. Do decorate your mantle or put a few accent pieces on tables.  Don't put up your Christmas Tre...

If you were a little cabin deep in the Shenandoah Mountains, not far from the Shenandoah River, and needed a little support - could you get by without a little help from your friends? And it's a little cabin - two rooms - a combo living room and kitchen, and a combo bedroom and bathroom. It's a quiet setting. And a classic mountain setting. This is a view of one side with the necessary front porch, sporting a necessary porch swing, looking out at a bank of trees and privacy. Looks fine to me! But wait!  What's that?  On the lower left side of the porch. It's a car jack! A car jack?  Is that holding the porch up? Does that work?  Is it strong enough? Well, I guess it must be okay. It's sitting on a log. And you can see that is one strong log.  Yes, one strong log. And the log is sitting ...

A common misconception of sellers (and sometimes a tactic used by competing realtors) is that you have to live in the town or neighborhood to “know” the market!  There are many ways you can choose an agent…but choosing because of where that agent lives is NOT one of them.  After 25 years of being in business, we know our markets well.  Our research, marketing, client care, and negotiating skills among other things do not change from neighborhood to neighborhood.  You will get the same photographer, the same staff, the same sign, the same advertising, the same strength of negotiating, the same sales processing…basically all of the same services no matter where you live.  If we determine that we service a particular area, it’s because we can do it well!!                                   ...

Pay It Forward ActiveRain Challenge For December   Are you up for a fun challenge this month?  I know we are all caught up with our holiday plans, but surely there is time to jump into this challenge.  It’s all about helping others and I know that the family at ActiveRain is chock full of big hearted people who want to make a difference in their community (or even the world)!   For this challenge, we are asking you to get involved and help others in a “Pay it Forward” kind of mindset.    Do you love animals?  Maybe volunteer at the local humane society for an afternoon or the horse rescue in your area.  They can always use an extra pair of hands to groom, feed or clean up after the animals.  If you don’t have enough time for the “Hands-on” approach, you can always deliver some food or...

Last night around 11pm, I was lying in bed when the house started to rattle.  My first thought was "What are those darn kids DOING up there?"  I was thinking that my teenagers were causing some type of commotion.  Of course it only took a quick second for me to realize that the whole house was shaking.  My bed was shaking, the windows were rattling - the whole nine yards.  Either a train just derailed and ran through my living room, or there was an earthquake. As it ends up, the earthquake was a 4.7 earthquake that hit 7 miles north of Sedona.  I've never been in an earthquake before, so this was a whole new experience for me.  I did a little research to find out just how many earthquakes actually do hit this area.  Turns out, there were more than I thought there would be.  Most of the ...

You will have significant advantages selling your house in winter.   The winter advantage means fewer houses on the market.  Meanwhile, there are plenty of motivated buyers in the market.   Some folks are buying because they made a resolution in January to buy a home this year, and the year is drawing to a close.  Others will make a resolution to buy a house in 2015, and get started after January 1, 2015. Transferees are still in the market for homes. Meanwhile, some of your competition will take their houses off the market during the holidays, giving you less competition from other houses. December and January are busier times to sell a house than most folks think.   When is the slowest month of the year to sell a house?  August.  The spring market buyers are moving into their new ho...

Growing a home garden creates beauty, oxygen and even food for our families to enjoy. If you’re looking to get more from your home garden, here are four easy ways to improve a green thumb. A Good Foundation For Your Garden Good soil is the foundation of a healthy garden. By using quality soil, you can give your garden the best start possible. Adding a variety of organic matter to soil will give plants a happy home to grow in. Add two to three inches of organic matter to your garden bed at the beginning of each season. Compost, dried leaves, grass clipping and dry manure are all good organic materials to use in your garden. Manures provides nitrogen, which is a great contributor to soil aeration and composting efforts. Being so far along in the decomposing process, the nutrients in manur...
