How Did Americans Use The Homes They Purchased?A 10 Year Look-Back   Have you ever wondered why Americans buy homes? In other words, are they being purchased for primary residential use, for use as a vacation home, or for use as an investment home? From Keeping Current Matters comes this infographic today as to trends over the past 10 years. What "sticks out" most looking at this graph is how consistent we Americans have been for the past decade as to why we buy homes. Between 2008 and 20010 the percentage jumped a bit for primary residences. I suspect some of that was driven by various home buyer tax incentives to buy when the real estate market was in serious trouble. From 2011-2013 we see a jump in purchases for invesment purposes. Given how much equity was lost during the market dow...

It's no secret that change is scary.  When you add in the business element and all the impacts that has, making a change to how you market yourself and your business can give you a real "monster under the bed feeling".  Unfortunately, in times where change is needed, this feeling can cause people to freeze rather than explore new options. Change seems to be following me and trying to trip me up every day. There are moments when I just want to bury my head under the blankets.  If you have been following the news you know that my company Market Leader... now Trulia... soon to be Zillow is going through a lot of business changes as well.  What defines us is how we react.  Do we "follow the cheese"? or try and make the cheese appear in the same place it has always been?  The rational side o...

Cyber criminals go after brand names like vultures, infiltrating company websites, hijacking mobile applications and tainting online ads, among other tricks. Some corporate websites aren’t as secure as business leaders think they are—and cyber thieves know this. They use the “watering hole” technique to infiltrate the system. Ever see an animal TV show in which the lions wait in the brush, camouflaged, for their unsuspecting prey to approach the lone body of water? You know the rest. Think of the company’s website as the watering hole. The company typically uses “landing pages” to entice people to their main site, but leave the landing pages up after they’ve served their purpose. Here’s where trouble starts, fewer resources are devoted to monitoring or updating these pages, allowing hac...

Gosh, a lot has happened to the face of the ActiveRain since Zillow has purchased Trulia. The only thing that is a constant in this universe is change. Nothing stays the same. While I understand that the whole intent and purpose of the founders of Active Rain was to create a platform for real estate professionals and about real estate I really feel that the platform is migrating away from the original vision.     Sure, I can understand the concept behind rewarding folks for their blogging efforts. Hence, the point system. I'm really wondering in my heart of hearts if the points system needs to be reined in. Golly! I can log onto somebody's post whom I don't know, like their host (whether I do or not) and then like all of the comments (whether I do or not) make a comment, click on t...

Yesterday I spent a good deal of the late afternoon among my roses.  Roses are beautiful but need constant care and attention.  If you neglect them they become leggy, stop producing blooms and can be prone to bugs and diseases.   Gardening is always good for my soul.  Something about getting your hands in the dirt to clear you mind and help you to think.  As I was trimming away the dead wood and severely cutting the roses back, it occurred to me that there are so many life  and real estate lessons in my garden.   YOU MUST CULTIVATE THE SOIL - Good, rich soil takes time and patience.  You need to remove the stones, have a good mix of nutrients and till it so that it can breathe.  In real estate, cultivating your soil could include exploring good marketing tools, blogging, social media a...

The 5-Minute Guide To Flood Insurance: What It Is, How It Works, And Whether You Need It   You’ve got house insurance, and assume your property is covered for any type of detrimental occurrence that can possibly take place. However, not all homeowners are aware that home insurance policies don’t necessarily cover damage related to a flood, as the risks are too great. As a result, homeowners must purchase flood insurance through a private company. Floods are one of the most common hazards in the US, costing billions of dollars in damage to properties every year. What Is Flood Insurance? Flood insurance policies are typically made available to homeowners in flood-prone areas. The majority of insurance policies cover some form of water damage, from things like leaking faucets to bursting p...

It's time to get your creative juices flowing! If this were your listing, how would you market this building?   These buildings are known as the Sanzhi UFO houses or the Sanzhi pod houses and are located in Sanzhi Distric in New Taipei City, Taiwan. They were built in 1978 as a vacation resort for US military officers. The project was abandoned while being built due to investment losses and a series of accidental deaths and suicides during construction, leading some to hypothesize that the project was cursed. The story is that the buildings were built on an old burial ground. So if this were your listing, how would you market it?   Earlier entries in our series of "If this were my listing..." There’s a lot you can change about a house. You can repaint it, renovate the interior, landscape the yard. The one thing you can’t change is its location—and there’s abundant truth in the familiar list with the three most important words in real estate: location, location, location… That’s why getting to know as much as possible about the neighborhoods in Henry County is so important when you are searching for the right Henry County home. The characteristics of your choice of neighborhood will affect the quality of life your family enjoys—as well as the capital appreciation and resale value of your property (a good example is the strong positive correlation between house prices and school quality). Begin with a Plan                                                              A good pla...

I am very excited to be making a move to a new real estate brokerage. After many months of planning, we are set for our August 1st launch of Equitas Realty in Saratoga Springs NY.      Equitas Realty will be an independent firm that is comprised of our core group of agents that have been together for the past 5 years as we built our KW office from the ground up. Making the move as an independent brokerage not associated with a national franchise gives us the opportunity to grow and explore new avenues in real estate that will benefit all of our clients as well as agents both new and experienced. The future of the real estate business looks nothing like its past so we have created a new way of doing business; one that is business savvy, technology wise and we believe is smarter on every ...

Indoor Plants Help Remove Biological Toxins and Make Your Air Quality Better   During the summertime we find ourselves spending more time indoors. Most homes have biological pollutants that can cause health problems. Poor air quality is typically the problem and not always detectable.   People who decorate their home with indoor greenery and household plants report less complaints about headaches, stress, and heart/circulation-symptoms, as well as a decrease in colds. NASA did a study that found common houseplants improve over all air quality; houseplants were able to remove up to 87 percent of air toxins in 24 hours. The recommendation? Use 1 "good-sized" houseplant (in a 6 to 8 inch diameter container) for every 150 square-feet in your home.   Just adding just a couple of plants to yo...
