Buying property is a complicated process, even though sometimes your agent will make it look very easy.  Well that is if you have the right agent at Lake Sinclair.  If you don't you may sign an offer that will never make it to a contract. Recently we got such an offer from an agent.  An agent who made an appointment without the lawful disclosure she was an agent representing clients.  Then we got an offer, on the wrong form.  It was faxed and two pages to a sheet and not legible by the time we received it.  The agent has told my firms listing agent that this is their first offer and they can't find the broker to help.  Of course we want our client to get an offer, but I can't help.  I can't interfere with her clients or this agent, that is also unlawful. Earlier today, I was speaking with a lender friend, Mark Lynch, and he reminded me of something that all of us need to think about. It's just as important to keep our clients excited about the home they're purchasing throughout the entire deal as it is when they sign the purchase offer. When consumers find my website through a Google search, I want them to have a favorable experience. One of the ways I do that is by providing robust local information about the Franklin TN housing market. Buyers can easily learn a great deal of information through neighborhood pages; such as number of homes, size ranges, schools and amenities. An IDX search is provided on each page with active listings. Many agents have begun to do the same. Making it more and more difficult to keep ahead of the pack. What does a home inspector say when outside he sees indication of what will eventually be a lot of frightful homeowner electrical installation? I knew going in that the home was substantially remodeled.  The sign out front advertises "Gorgeous Remodel." The proud seller met me at the door to tell me he wanted to show me some special features in the home that I might not understand. Everything was wonderful, fluffy, warm and wonderful.  Did I say it was wonderful? Then while walking around outdoors I saw this. The legal seal on the electric meter box was broken. The service line, apparently new, was damaged where it exited the box. Who installed that service line, I wondered?  Probably not a pro. As is often the case, my wife and I got in to a philosophical discussion last night. We both agree that our minds are slowing a bit from when we were younger. I think this is normal. When I was in my 20's and 30's I was tearing up the business world. Nowadays, I find it just a bit harder to learn complicated processes. That's Ok, I've changed my mind. That's right, my mind has changed from gung ho rebel to a more contemplative one based on experience. I might think about an answer to your question a second or two longer than if I was 25, but the answer will be formed from experience.   Yes, The Cabinet Looks Nice But What Happened To The Hose Bib?   I was asked to give an estimate on remodeling a laundry room in an apartment community in Carmichael, CA, but I didn’t get the job. I don’t always hear why that happens but my guess is they got a better price. It’s not a fair practice but many times a client will get the lowest bid then “shop it around”; that is, show the estimate with the price and look for someone to beat it. If I find out about someone doing this, I won’t bid for them again. There’s a reason for this but that’s another post festering inside me.  The result of going with the lowest price is often a reduction in quality and some poor choices. This last week was riddled with questions of "can I do this with an FHA 203k?" 1) I have a house on a lot zoned for a triplex and large enough for a triplex. Can I build two more units on this lot using the 203k? Yes, you can.  2) I have a single family home on a lot zoned for a duplex. Can I add a second unit on top of the first or existing unit? Yes, it is possible. The foundation may not be able to support the weight so, if not, it may be better to lift the existing home and install the second unit on the bottom as you replace the foundation.   Do Buyers Go Out in Adverse Weather Conditions?   Today I am scheduled to sit on-site at a new home sales office with my friends at Lennar Homes in Reunion, Commerce City, Colorado.  When I woke this morning, the skies were gray and snowflakes are whirling through the sky.  The temperature in Aurora, CO is currently 14 degrees.  Brrrr!   The thought of cancelling danced around in my head for a brief moment!  Once I gave it some consideration, I realized that buyers still shop for homes in bad weather.  In fact, I bet serious home buyers are the ones out looking at homes on a day like today.    I’m sure the folks who just like touring model homes will probably find something else to do today, but the serious buyers won’t let a few snowflakes get in the way of finding the perfect home. ...
