On November 3 at 2 AM, you will be turning back your clocks an hour for Daylight Savings Time, changing the batteries in your smoke detectors, and making plans to clean up your real estate databases!  HUH? So you'd rather have a root canal than spend three days cleaning up your databases!  It's tedious, boring, and yet necessary.  If your area was like most of the country (and mine), you had a busy year and precious little time to do more than add names and addresses of new clients to your databases.  There was no time to examine your database name by name and remove the ones who have moved or left.  There is nothing worse than sending an auto e-mail with the names inserted where one of the spouses has passed on or to a couple who have split up.  It makes the receiver feel bad and makes...

What Mortgage Complaints are Made Most Often?  You Might be Surprised        According to a recent report released regarding Mortgage Industry Consumer Complaints, what was the single complaint most often heard regarding the Mortgage Industry?     A.  The Mortgage Application/Processing of a loan     B.  Interest Rates and Fees charged on a loan     C.  Underwriting requirements     D.  Payment issues with their loan servicer     E.  Loan Modifications     I think you will be surprised by the answer ...  it's D.        62% of the total complaints on file with the Consumer Protection Bureau (CFPB) regarding the Mortgage Industry stem from this one portion of loan service.  That means that the largest number of complaints came from Homeowners after they had already successfully closed o...

There's no doubt about it.  Having a big old fire going in your fireplace is a wonderful way to warm up a room.  But if you live in the Washington, DC metropolitan area, there's something you need to do before you light a match to start off your fireplace season - have your fireplace cleaned and checked by a good chimney sweep! One cause of chimney fires is creosote build up.  For this reason, it's prudent to have your chimney cleaned and inspected every two years.  And no, this does not include having a chubby Santa sliding down your chmney each Christmas Eve! Chimney issues are common the area's older homes, and creosote build up is not the only issue. The chimney's job is to carry dangerous gasses out of your house.   Back in the day, fireplaces were typically lined with terra cotta....

Question: "I bid today on a Fannie Mae REO property in FL that came on the market 2 days ago just to find out that they had already accepted an offer... I suspect something is shady with this listing. Can you please give me feedback about what I can do? I thought that Fannie Mae properties should stay at least a week in the market."  Answer: There is a three day "seasoning" time for Fannie Mae listings, but that is three days on Homepath.com--not necessarily the same as marketing days in the local MLS.  It is highly possible that a listing may show up on Homepath.com for a day or longer before it gets put in the local MLS. Here are a couple of possible scenarios: Fannie Mae sends a listing agreement to listing broker on Thursday evening or Friday morning. In most offices, only one or tw...

On Friday afternoon I saw a young teenage girl sitting Indian style off the side of the road. Her car was being searched and I could tell she was cuffed and being taken into custody. The K-9 vehicle and two other police cars were there too. She was only a few blocks away from the High School. She didn't get very far. It broke my heart to see this young girl, all alone, her head with the long pretty hair was down, her face, unrecognizable, looking down at the ground... I felt her shame. I saw the cuffs shine in the sun. It was an ordinary, beautiful day; then something happened. It was sad. I remember what it was like to want to fit in and be a part of a group. High School peers put a lot of pressure on you. Unfortunately, if you get caught, like they say in that silly Farmer's in th...

What is it that causes a Realtor® post a special request in the private remarks of an MLS listing stating this; “All agent must contact listing agent prior to any showing, absolutely no exceptions please”.    No worries, I get it, we’ve all had clients that need to be hand held at times or the agent may need this to happen for whatever reason. So I willfully send him an email in hopes of a timely reply before I call my client back. Not 15 seconds after hitting send I have a reply from the agent; “We will be out of the office for the next few days and may not be able to respond promptly. Please email Maryanne and she will be able to assist you during our absence.”  Okay, I’m sure Maryanne is a great gal and willing to help in any way possible, but unfortunately I don’t know her and certa...

I've always used the analogy that Dallas foundations are built on a sponge and you want the sponge to stay as wet as the day the house was built. So I was doing dishes and replaced my old kitchen sponge with a new one and thought this would be a great example of how it work. Clay soil, without proper watering, will shrink and the foundation sitting on that soil will heave, fall, or crack without the support below it. Dehydration can happen due to drought, large trees, invasive shrubs or poor drainage. When buying a home, always get a Structural Engineer to review the foundation and the surrounding land and foliage.

Talking to Everyone Is Good Business   Sometimes in this business talking to everyone really makes good business sense, even if it means evesdropping a little!  Home Depot is a great place to do this as a realtor!  Today while getting priceing for doing carpet and tile work done at a property we are helping a client renovate, I overheard a couple talking about renovating a home they are about to put on the market. After giving them some advice and asking about what they planned to do to their home and explaining my background at renovating, staging and selling properties, they loved the idea of getting my opinion on their home.  Showing some fresh ideas built interest and I'm going to go to their house on Monday!  They brought up the possibility of listing and buying through our team, a...

I See The Hanging Light, But What About All That Rotted Wood?     Proper lighting around the exterior of an apartment or home is very important. I got a call to take a look at the lighting near the garbage dumpster of an apartment community; the light was falling off. In looking at an exterior light that was coming down near a garbage dumpster, I couldn’t help but notice that the wood was severely rotted. The rot had been going on for quite some time with no repairs made to correct the problem. Sure I could probably get the light to function correctly but the dry rotted wood should also be addressed. Clearly there have been at least two large pieces that have come down with a few more that were unsafe. I think it may be a good idea to either fix the wood members by replacing them, or ...

Colors are visual tags that tell a story, Coloring Your World looks at the history and psychology of these colors that surround and influence us.  Rounding out the primary colors, this  installment focuses on big, bright, beautiful YELLOW. As a primary color, it's one of 3 building blocks (with red and blue) that form other colors. It's also one of a trio of colors (with ceylon blue and magenta) used with black to create any color in print. Yellow's charm is unstoppable, and contagious. Fresh and vibrant, representing hope, optimism; change and reason, regular readers will know I constantly rail Realtors and Sellers to 'Yellow-Up' for more striking listing photos, and to boost Curb Appeal. Highly esteemed in many Asian cultures, Yellow represents courage in Japan and wisdom in China. He...

Ah yes! We know how that is! We get started, the phone rings, vacation comes, kids in school (or out) car need washing, yard needs mowing....and yep....suddenly, our blogging schedule falls by the wayside.  Have You Fallen Off Your Blogging Wagon? It happens to the best of us. (Well, here in The Rain, there are many a blogger that are as predictible as the sun rising...so...) Trust me. I know just how it feels. I've been blogging since 2007. And you can compare it to a car from 1970 and a car from 2013. It's much more complicated. Well, you can still just blog and write, but you really need to pay attention to key words, and SEO and REM and .... well, you get it.  Just take a look at my blog posts here on Active Rain. I've been fairly consistent when you look at the numbers, but many of...

I got a new car yesterday. Now, that I closed my office and work from home (and opened and maintain a small office, where I get mail, because the State wants it this way), I got a lease, and it is in the company name. We spent half of the day yesterday at the dealership, and I witnessed attempts to screw me, which couldn’t be any more blatant… I was lucky to have my son with us, and at one time in his early career he used to sell cars, but even he got mad and wanted to leave a few times. We finally got what we came for, and it was a deal advertised by the manufacturer, so we got exactly what was advertised, but boy, they really tried to screw us badly… So, the morning started with a call from the dealership. It was a “thank you for your business” call. Fine… Then an hour later there was...

Let's hope the title got your attention!   I'd like to share a short story about which came first for ME.  And would love to hear your answer too! Way, way back in the summer of 2006, an agent in my office told me about a new online network for Realtors® called ActiveRain and he sent me an invite.  And that member has retired from real estate. Yes, I am an ActiveRain fossil.  This morning I went looking and couldn't find my ID# that told me (at that time) how many members there were in ActiveRain. But, my memory tells me it was like 2,540 or something near that.   That "total members number" was always displayed in the upper left header....but that's long gone, and I have no idea how many members there are now.  It's probably a HUGE number. I know the first "Group" I joined here was the...

Switching brokerages is like buying a house! Or at least it should be. I have met with scores of agents over the past few months, all looking for a change. The problem is, most do not really know what they are looking for, some do, but most do not. They have not put much thought into the process they just know they want or need a change. This is not a decision to be taken lightly. When buying a house, especially when it is the second or third home you have purchased, you have a very good idea of what you want in a home, what really matters to you. Rarely, has anyone bought a home that they spend their entire lives in. Their needs change, their family changes, their careers change, they mature and make some very sound decisions. Downsizing Baby-boomers have different needs than  growing ...

Juggling so much that you're not sure how you'll complete the 30 in 30 challenge? Maybe you need an editorial calendar. An editorial calendar is nothing more than a plan of what to post and when to post it. You can schedule posts around holidays and local events. You can also schedule any regular features - we often post "Dear Team Zuhl" posts with FAQs about buying and selling homes. For example, blog writers in New Jersey might do a bit about the gubenatorial election this week, or about the annual Teachers Convention this week, along with ideas for how to spend the 4 day weekend. Certainly you'll want to do a Thanksgiving post or two - maybe highlight some things you're thankful for or maybe share your Thanksgiving traditions or even a recipe.  Once you have the schedule in place, yo...

PRICE 10% TO 20% over market??? HA!  The house will simply take 10% to 20% longer to sell as the home owner chases the market DOWN. Listing agents are familiar with the questions:"Are you going to put my home in the magazines?""Are you going to do an open house this week?""When are you going to show my home?""When are buyers going to see my home?""Are you going to show my home to agents in your office?""Aren't you going to put flyers in the yard?""Are you advertising my home in the newspaper?"and more.  Much more. Do folks looking for homes to buy do anything but LOOK at overpriced homes???  Do those sellers or their agents do not know that BUYER'S AGENTS ALSO HAVE ACCESS TO COMPS????  More importantly, we also have access to Days on the Market, Price reductions, previous listing change...

You are buying a home in Los Angeles and are the lucky buyer who has had your offer accepted. You are on your way to home ownership and everything should be smooth sailing. However you start to get nervous. This is a big step with financial responsibility.  You want to make sure you have not gotten in over your head. The next step, and one which should fully educate you on what you will actually be getting into, will be to conduct a home inspection. Your Realtor® will arrange for a licensed home inspector to check out the home within the contingency period.  During the course of this the inspector will examine all systems, structures and components of the building which are visible and accessible.  A sewer line inspection is recommended at this time also as it is not within the scope of...

“PRE WINTER/HOLIDAY PLANS for Business and YOU” Contest November  When I think of the Fall-Winter Season my thoughts are of thinking ahead and embracing not only the business sense of self but also the personal time I will spend with family during the upcoming fall/winter and holiday season. How about doing some things on that to do list around the house?    PRE HOLIDAY, VACATION OR FAMILY PLANS? TO DO LIST? Before last night, I didn't even know that NAR published field guides for a huge variety of real estate topics - my bad, I haven't spent near as much time digging around realtor.org as I have exploring the obscure nooks and crannies of the weirder parts of the Internet. You guys probably already knew about these, right? While poking around as usual, I came across a link to NAR's Field Guide to Dealing With Stigmatized Properties - on a non-real estate-related site, posted there since it had some timely coverage of how to sell a haunted house. Better late than never. This field guide is well worth taking a look at - it covers such varied topics as houses that were grisly crime scenes, selling Jeffrey Dahmer's childhood home, meth labs, satan worshipers and such. Interesting and entertain...

But, they don’t appear magically.  Like anything else you have to work for them. But how do you get comments? 1. Write “comment-able” posts!  Not everything you write has to be about market reports, listings or Real Estate oriented topics.  Give us your view of something; write about things going on in yo...

Take Your Shoes Off In Bad Weather?  We've all been to listings where the homeowner requests "shoes off". Okay, we can somewhat understand this in bad weather although if we were selling our home, we wouldn't want anyone's dirty feet walking on our clean floors (even those booties tend to sweat).  We must say that we've seen buyers take off their shoes and get hurt by small toys lying around, cold basements that buyers didn't go down to, someone who slipped while walking with those plastic booties, and what dogs have left around...well we won't go there! I remember last winter when had some snow and the homeowner asked that we take our boots off before entering. Okay, we'll take off our boots, but where can we sit to help us remove them?   "Take them off by the front door" she replied. ...

It’s the same story at every open house. Without fail there are the same types of people. The “I’m looking for someone else” buyer, the “I have an agent, but do you have any other listings to show us” buyer, and recently the “I don’t have an agent so I can get a deal because you’re not splitting commission” buyer.  This is one of the bigger issues in our market right now. Low inventory, first time home-buyers and double ending listing agent. Let me start by saying I’m not against it and a ton of work goes into doing a deal solo just with the liability alone of dual agent/disclosures. The commission is deserved when done ethically and honestly but if you think about it the seller wants the best price and terms while the buyer wants the lowest price. This poses a problem in it...

Halloween is finished and Thanksgiving is roaring to begin. People considering their options in home buying had better get serious.  We've been hearing that interest rates are going to creep up and we know they already have.  Now is the time to make that offer.  Our market in Fresno has seen some softening in prices and inventory has grown.  The cross hairs are aligned to make now a perfect time to buy a home. What do you think?  Please weigh in on this matter.

Remodeling a bathroom on a budget requires careful thought and more elbow grease, so to speak, than simply going out and buying whatever you want at the first place you see it. Still, it can be done. Certain strategies will help keep you from going over budget. Here are some tips to keep in mind as you plan your bathroom renovation. Have a Clear Idea Know exactly what you want before you start. Indecision can actually cost you more money. Forming a vision of what you want and sticking to the project plan prevents you from overspending on "just one more thing," purchasing things hastily without considering what you realistically have to spend. Pay attention to other bathrooms, look at area homes on parade or search online for pictures to get ideas. Work Up a Budget Perhaps you've read t...

The Wisconsin housing statistics are in for September of 2013. Here is an excerpt from what the Wisconsin Realtors® Association (WRA) had to say: Wisconsin home sales were very strong in September, continuing the robust pace that has characterized the year. Sales of existing homes were up 15.8 percent in September compared to that same month in 2012 — representing a 13.6 percent increase through the first nine months of the year. Selling your home in the winter: Salida Colorado and the Down Valley   10 Tips   1. Keep your home warm all day. The extra cost in fuel will pay off when a buyer equates the warmth with welcoming. Light a fire if you have a pellet stove or gas fireplace. Some people have allergies or scent sensitivities so don't us an open fireplace or a wood stove that fills the house with a smoky smell. 2. Keep your home light and bright. Let in as much natural light as you can. Remove screens, wash windows. Leave the lights on for the showing. Don't rely on the realtor to turn them on for you. Some do and some don't. Plus, you have lost the initial feelinf of warmth and light. If you have a wood stove, paint over the areas where it has become dingy with ash...again reinforcing the light.  If you don'...
