  Does it snow often or at all in Phoenix? No!   Do you know when to say - enough?  I sure do but it took a time or two working on short sales to figure this out this past 5 years.  We have a short sale file that we actually closed out a couple of weeks ago with a certain big bank.  The bank had been crying 'wolf' for months - 6 to be exact and we've gone through multiply potential buyes. The attorney involved thought it was a good idea to get the clients back on board a few weeks ago.....     My team plays along (for a few days) knowing full well how it would turn out in the end. Today, I assigned my team of cleaners, "fixers" and haulers-away the chore of pulling the appliances of all sorts away from the walls. Wow, was that an eye-opener. I love my home. It's cozy. Warm in the winter. Cool in the summer. It's in an old Memphis neighborhood. Satiated with crime, racism, poverty, illiteracy, and blight. On Thursday, September 26, both Inman and the National Association of Realtors® reported that HUD has decided to postpone the ban on dual agency in FHA Short Sales originally slated to take effect today.   Originally, this ban on dual agency was part of Mortgagee Letter 2013-23, a letter from the Department of Housing and Urban Development that outlined many positive changes that aim to improve the short sale process for FHA short sales. This is good news for Realtors that focused on short sales and often counted on their expertise to represent both sides or worked in large offices, since two agents in the same office were not going to be allowed to represent both parties in a transaction.
