Your Greatest Failure-- An Active Rain Contest for June 2013 Last year, I read a book that captivated me:  ENDURANCE by Alfred Lansing.  It was a true story of the failed Antarctic expedition of English Explorer Ernest Shackleton.   How could a failure be so engrossing?  Well, what Ernest Shackleton set out to do was ambitious enough, even for today, and this started in 1915.  He set out to sail to one side of the Antarctic, take a team by foot across it (the first time the continent would have been crossed by land) and take up with another ship waiting for him and his team on the other side.  What happened is hard to explain in a blurb, but involved the total loss of his ship, crushed by ice, in the Weddell Sea.  He and his team of mean survived living on ice floes for months, then mad...

Square Footage Alone Is NOT How I Came Up With Your Suggested List Price     If I have heard it once, I’ve heard it a million times....   “If the average price per square foot is $X.00, why do you think my house is only worth $X.00?”   There many reasons that can affect the value of your home. Yes, we can figure the  average price per square foot for your neighborhood, but that does not mean your home will get it.   As a matter of fact, your home may get lower than the average, -- OR -- it may set a new record!       Lets take a quick look at a few things that may not matter, and focus on the things that will!       Things that matter to you, but may not factor too much into your home’s value:       What you paid for your home. Unless of course, you just bought it. That is a whole dif...

Recently, a young Real Estate agent asked me about Buyer Representation, Investing in Real Estate and Higher Education; i.e.; Credentials, Accreditations, Designations and College.  I’m a strong proponent of higher education, matriculated or otherwise.  To make yourself more valuable and diverse as a real estate professional, you should schedule a portion of each day to making yourself an expert in the field of real estate, from historical information to current and future information.  Buyer Representation is my niche; it’s still ahead of the curve thinking.  You’re a true professional when you can take in all of today’s relevant data and apply it towards forecasting.  I’ve been a Buyer’s Rep, Real Estate Investor, Developer and licensed Broker since 1985.  I conservatively observed th...

No photography of "personal things"....oh my goodness....whatever are those things ?   The tenant had wanted to buy the property....it is well kept and updated and has a track record of reliable tenants...including himself...that would more than cover the expenses...and in fact....as every good investment property should....it will provide cash flow.   As  a matter if fact.....he could have...but discounted  the Sellers' price by a hefty number and never the twain shall meet.     If you ask a tenant about "tenant's rights" you would be easily confused with thinking he was the Seller.  He will determine...          - Where the lock box will be          - When he will "allow showings"          - Where the exterior sign will be placed          - Where agents and propective buyers are allo...

5 Ways to Tick off a Seller (and Shoot Yourself in the Foot)   By Mary Borth, Keller Williams Realty, Bloomington Normal IL   1.    Make a low-ball offer that is completely unreasonable just to “see what happens”. Sellers leave some room for negotiation, but not as much as you think. As a buyer, your Realtor should be showing you comps and past sales so you have a clear picture of the value of the home. If you make an uneducated low offer, many sellers will completely reject the offer and wait for another buyer.   2.    Counteroffer in ridiculously small increments. With a fair offer, you will usually meet in agreement somewhere in the middle. Don’t counteroffer $500-$1000 at a time just to waste everyone’s time. Remember, both sides want the deal to work so don’t make it harder on ev...

So..My Buyers Want To Purchase A Limited Listing Home The Portland real estate market is HOT and if you're a buyer looking in the price range of under $250K, you are in for some serious competition. Well, just like when the market was hot in 2006, I'm starting to see more and more Limited listings, or For Sale By Owners (FSBO) popping up because selling a home is easy peasy in this market..sign up..house sold. Whether we like working an unrepresented seller, they are back, and will of course have homes that your buyer will want. Recently, my buyers wanted to see a home that was a "limited representation". In this case there was a "listing agent" on the listing sheet, but the  private agent remarks said "Deal directly with the seller's contact person, no need to list agent or list compan...

When Is The Best Time To Write Blogs?   When do you write yours?         Following other members, I find they have a pattern or routine. Some write first thing in the morning or write certain posts on certain days. Some write ten...a full week's maximum and post them all at once. Some write a lot of posts and keep them in draft. Others write  various back-up posts.  With the new ActiveRain feature, members can choose what day in the future to make them live. Some members write on "the fly" using voice recognition, iPad or iPhone. Some start lots of different posts, put them in draft and never go back to them. My preference is to write after work is done, when the phones are not ringing and there are fewer distractions. I never seem to have a shortage of ideas. These ideas come from an e...

Perfect credit, great income, yet we won’t sign off on the lease, yet   Yes, much to the chagrin of our leasing agent, we won’t sign off on the application for a prospective tenant to move forward with the lease on a Benicia Rental Home.    The prospective renter has perfect, spotless, credit.  Good work history, great income.  In short, everything checks out on paper.  I bet that most individual landlords and even many property managers would jump at the opportunity to move this tenant in right away.  Yet, this is where experience and following our own procedures comes into play.  We won’t proceed further.   The prospective tenants are a couple that came to view the Benicia Rental Home.  This in itself is not germane except that only the female of the couple had her photo ID to show ...

Backyard Barbecues and Unwanted Pest Summertime is here and many will be enjoying the warmer weather with family and friends entertaining with outdoor parties, cookouts and gardening. One guest we don’t want to invite to our recreation is the dreaded Mosquito. An unusually warm winter and rainy spring in 2012 for Dallas-Fort Worth, Houston, Austin and other areas  in Texas had provided ideal conditions for breeding mosquitoes, West Nile carriers, officials said. Be prepared for this year whether you live in Texas or other states to protect your family while enjoying backyard barbecues, or backyard entertaining family, friends and others. Last year in 2012 Dallas County officials declared a state of emergency after the West Nile virus infected at least 190 people, killing 10, as the nati...

An agent in my office asked me how to handle a situation where she was one of several other agents who were asked to give a listing presentation to a potential seller.  She’s a seasoned agent and was competing with other seasoned agents. The problem was that the other seasoned agents were not only boasting about themselves but they were belittling the value that the agent in my office could bring to the table compared to them.  None of it was true, but once it’s spoken, the seller will remember the statements. The only reason any real estate agent “bad mouths” another is because that agent is insecure about his/her own ability to close that seller.  The seller must understand that thought.  When one is insecure about the possibility of closing a seller, some agents go to extreme measure...

Internet Safety Tips For Kids     It’s important in these “everybody knows everything about everybody” times that we keep our kids as safe as possible.  The last post covered  stranger danger. This post will cover some internet safety tips. These tips are shared by the Pasco Sheriff’s Office.         When online, always assume that everyone can see what you are doing and read what you are posting. What goes on the internet, stays on the internet-don’t post anything you don’t want known by the public everywhere. Never give your full name, your mailing address or home address, your phone number, your school name, or any personal information that could help someone identify you. This is important for everyone including your parents and other family members. As parents or grandparents, yo...

It is bad enough that third party aggregators get the MLS feeds and then sell the leads to the listings that you worked to procure back to you, the agent.   1. But did you know that a homeowner can list their property as a FSBO on Zillow too? Yes, for FREE, they can list their house for sale by owner on their website, in case you did not know that.  2. If you have a widget from them ( see, I don't want to use their name over and over again- because that helps their branding on Google) on your website you are telling Google that they are the authority for homes for sale. Of course, you are not as big as they are, so the authority benefit goes to that link to them and not back to you.  3. They bought Postlets. Did you know that whenever you create a postlets flier and you have that on the...

As beautiful weather sweeps across the nation, many of us are opening the windows to let the fresh air in. But if you, your buyers, or the sellers of your prospective home are conducting a radon test this week, it's not the time to let in a breeze. Did you know that opening windows, even for a short period time, can not only impact the test results, but render the test invalid? Be Sure Everyone Knows The Facts About Radon Testing Closed-House Requirements If you are conducting a short term test (less than 4 days), which is typical for a real estate transaction: Close all of your windows on every level and all outside doors at least 12 hours before beginning the test. Throughout the test, "closed house conditions" must be maintained. This means keeping all windows closed for the duration...

Any  neighborhood discussions about Katy would not be complete without including Cinco Ranch in the mix. In my opinion, the majority of the master planned communities in the Katy and surrounding areas except for maybe Grand Lakes owe their creation and success in many ways to Newland for starti...

Here's an awesome post from Jana in Arizona regarding a real estate transaction for a buyer from Conract to Closing. While a few items and timelines may be slightly different here in Louisville, KY, this provides a basis for what to expect when moving through the transaction...usually the 2 biggest obstacles to get around is the home inspection and the buyers financing!  Congratulations!  Your offer was accepted!  Now what? Your realtor will send copies of fully executed contract to the title company and your loan officer to begin processing of paperwork. You will need to: 1)Deposit your earnest money with the title company.  Get a certified check made payable to the Title Company.  Be sure to note the address of the property you are purchasing on the check.   2)Schedule your home inspe...

My problem was with Firefox, not my computer After doing all sorts of "tricks" with no positive results, I logged on with google chrome.  Wow!, no problems here.  I wonder what the problem was.  I even went to system restore, disk de-fragmentation, disk clean up, etc, etc, and no positive results. My computer was so slow when I was on line I was thinking of replacing my clock with a calender.  When I was off line I had no problems, so I thought let me try another internet service.  I already had google chrome installed but did not use it because I can't find a way to import my bookmarks.  Any suggestions on that?  Have you also had slowing performance with Firefox?  What did you do?

Here is an old picture taken on East Race Street (you can tell me where) and I am wondering about the date. There are several interesting things in the picture. The girls are most likely fair queen entries and the sign if it were readable would tell us who they were. I also like the hippy-type van in the background with a boy sitting on the top of it for a good view. Girls wore lots of curly hair during this period.  All four in the car are all curled up!  Brings back a lot of memories, doesn't it?
