Professional Courtesy   Richard Weisser wrote an interesting blog on April 29, 2013 titled "How  much time should we give the seller to answer our offer?" I live in an extreme buyer's market and if a property gets shown the showing agent qualifies for a 3 day cruise, Broadway tickets and a spa membership!  So, my opinion may not care much weight on this subject.  But, I speak from experience. If someone takes the time to show and write an offer for one of your listings isn't it professional courtesy to reply to their contract offer?  My experience was several years ago when the seller told the young, new agent they didn't want to reply.  The day after 'deadline' I called the other agent to ask about the offer only to hear they didn't want to reply to it. The Winchester, VA real estate market continues to improve as it crosses the first third of 2013.  The sales volume from January 1 through April 30 has been 406 closed properties.  The volume during the same period of 2012 was 389.  That's a 4% increase in closed properties for the first four months of 2013.  Four percent may not be earth shattering news, but it is a growing trend that seems to be gaining momentum.   The number of distressed sales during the first four months of 2013 was down to 29% of all sold properties.  Distressed properties made up 43.5% of sales in the first four months of 2012.  The change from year to year is a 33% decline.  That is more good news.  There are also less available distressed properties than at this same time in 2012.    One of biggest shifts in th...

A consumer contacted me, through one of my listings, and wanted to arrange a showing. One of the first questions I ask consumers is "Are you currently working with a real estate agent?" This consumer hemmed and hawed, and eventually said "No.. not really". That, of course, required further digging, on my part, and it eventually came out that "Yes, he had been working with an agent... but s/he couldn't manage to arrange convenient times for the consumer to view properties (one of which, was mine).  I asked if they had a signed/written exclusive agency agreement, and he said "no".  We talked for a few minutes about what type of properties the consumer was looking for, and along with my own, I suggested a few local properties that seemed to suit him.  His agent hadn't mentioned any of thos...

Before the real estate “bubble burst” in 2006 money was handed out quite liberally, even to the lowest of low credit scores. I personally had seen a buyer with a credit score less than 500 FICO score buy a house! However, the normal score to secure a loan then was 620 or higher. Credit scores tell a lot about your purchasing habits whether you want to them to or not. Currently 18% of the population have scores of 800 to 850! The flip side is 15% are below 550.   My Soap Dish Fell Off The Shower Wall   There seems to be a number of soap dishes in one apartment community in Sacramento that is experiencing soap dishes falling off the shower walls. The tiles holding the soap dish in place has come lose from the wall board and has been an early indicator of a bigger problem. Just because you have a soap dish get knocked out doesn’t mean you have a water damage problem. I once was quickly showering at a friend’s house. While frantically shampooing my elbow hit the soap dish and it fall out. I hit it pretty hard; there was no water damage in the walls. On new construction I see a lot of dormers on roofs that are simply interesting architectural details and have no function other than to look good.  Dormers as architectural details CAN look good, but can rot quickly. I say that for lots of reasons. There is usually a lot of wood.  Of course, wood has six sides!  All sides MUST be primed and the exposed faces painted with two coats ON TOP OF the primed coat. They say to never say never.  In my experience (that is my disclaimer) builders NEVER prime all six sides.  During an inspection I can see from the brush strokes that the contractor did NOT use two coats. Yesterday I watched comments roll in about NOT attending home inspections. Well, I am still watching them roll in today. I am atypical, I don't attend them. Other agents coast to coast do attend them. And they think I'm nuts. I think when the, "Everything's bigger in Texas," rule was passed by our legislature and McMansions became common, even in economically constructed developments 3,000 feet and a pool go for $100k in some areas here... and inspectors began to take from sun up to sun down to complete their inspection, maybe we (me and my buyers) started to wonder who needed the time to focus (inspector) vs. who needed the time to watch and learn (buyer and agent). And then there is the fact that in Texas the inspectors are licensed, too. They come. They go. And they report in writing...

Case-Shiller Home Price Indices Post Highest Growth Rates Since 2006   Housing markets continue to improve according to the S&P Case Shiller Home Price Indices released April 30 for February's data. The Indices consist of a 10-City Composite Index and a 20-City Composite Index with housing markets for each city reported based on a three-month rolling average of home prices. Case Shiller Posts Highest Growth Rates Since 2006 The data released yesterday comprised the Indices' highest growth rates since May 2006.
