Here's A Branding Idea For You Do you have a nickname?  Over the years, we’ve all met people named “Skip” or “Bubba” or “Pinky” – individuals who inherit clever nicknames that seemingly follow them through life.  Recently, I met one such person named "Pepper.”  Answering to "Pepper" since childhood, this gentleman implied his nickname has actually become a recognizable, personal label and in fact, has served as an effective, professional branding characteristic. Intriguing. Afterwards, I wondered if perhaps I might need a branding nickname of my very own too.  After all, branding is about developing a unique image that positively influences the mind of the consumer, right?  Well, okay then – I say we give it a try.  Pepper:  Good Crash:  Not So Much The closest I’ve ever come to adoptin...

"Spring –A Time for Change” Contest Spring.  When I think of the Spring Season my thoughts are of the season itself. Nature, spring babies, new flowers and everything fresh and blooming outside.  Then I begin to think about new and fresh ideas for my business, my home and family.   In Hawaii the seasons aren’t too drastic a change in weather but our winter months are definitely cooler and lots of rain. In between those rainy days, I look outside and there are those that are planting spring and summer flowers. Those of you in cold weather definitely see a change in weather and everyone is outside hustling and bustling to start their blooms and giving their home a good spring cleaning.   For most, they prepare for a change in business plans and with our changing market it is more imperati...

Pasadena Home Sellers Ask:   When Can We Stop Making The Beds?             A conversation last week reminded me of a Pasadena home seller client many years ago.   The home sellers upon realizing they had accepted an offer asked “When can we stop making the beds?”.   My not so smart-alecky response -- when you move in to your new home.      You  see, I explained...   There will be a home inspection by the buyer and the professional they hire. There may be other follow-up inspections. The buyers may bring friends, relatives, co-workers to see the house during the inspection or investigation time frame. There will be an appraiser visiting the property(in all likelihood). You see, I continued....   Until all of the contingencies have been removed, the money has been wired and received --   ...

Did you just read a marketing report about your neighborhood in Woodbridge and think YEA the value of my home is UP UP UP?  I don't want to put a damper on your enthusiasm but before you decide to list your home for the great price you see in the lastest neighborhood market report let's talk.A market report may be about your neighborhood but it isn't about your home.  Most market reports are "average" or "median" numbers gathered from the local multiple listing service.  In some cases the report doesn't contain information on all of the sales in the neighborhood.  It doesn't contain information on the number of homes that were listed and then expired or were withdrawn.  If your neighborhood has a wide variety of home styles or was built over period of year there could be a huge span of ...

OK---so no brainer---EVERYONE old enough to stick bobby pins in receptacles knows electricity is dangerous.  We all know that if we are not careful, that unpleasant tingling feeling can run through our bodies, whether it is from peeing on an electric fence or sticking one's fingers inside a light socket. Few of us “deliberately” seek out the pleasures of recreational defibrillation. On a recent inspection I had an electrical service wire that was very close to the roof surface---in fact it was in contact with the roof surface where it crossed the hip of the roof.    In this next picture one can see the black area where the plastic covering of the wire has rubbed off on the sharp granules of the shingles.    For those of you that don’t know, roofing granules are ceramic---that is how the...

A while back I wrote "Building a Website? Make it Easy for Your Visitors." That was about navigation - today it's about the most basic function - reading. We've talked before about breaking up the copy - putting white space between the paragraphs, limiting paragraphs to 7 lines or less, using sub-heads, and inserting bullet points so that readers can easily skim the page to see if they actually want to read it. But what about just being able to see what you're reading? Over the week-end I visited a couple of websites that made me strain to read them. They looked pretty, but... Small font black print on a dark gray or brown background requires a determination to read. I felt like I was in a dark room, trying to make out what was in the shadows. The same kind of difficulty comes with usin...

Buyers and Sellers Wheelings and Dealings Can Go Off Track. My sellers are such nice people. They are the handshake kind that take people at their word. A nice buyer couple came along one weekend and the two sides out a deal between themselves. The buyers’ agent and I were notified after the fact what the arrangement was and told to write up the paperwork which we did.   Everything has been going smoothly in the transaction. Yesterday I find out that the buyer and sellers had exchanged phone numbers in the beginning and have been meeting at the sellers’ house without either agent’s knowledge.   My seller is moving out of state so called me yesterday to tell me they were taking another load to their new house. She also told me the buyers had painters come to the house to give some estima...

In real estate it is not the Agency it is the Agent you work with that makes the difference. There are many great Brand Agencies across the country and around the world. They provide the offices that you may or may not use, they provide training of various levels and they collect fees from you, the Agent, to deliver these services.  There are just as many boutique Agencies that don't have national brands but serve their local communities with care and quality, but is it the Agency or the Agent?  I contend that is the Agent who is either of high quality or not.  It is the Agent who is strategic and dependable or not.  It is the Agent who can lead you through all the myriad of pieces of a sale or a purchase not the Agency. Agents will move from Agency to Agency looking for a better deal, ...

It can be done. Anything can be done. Money, time and choices are denied no one and what to do with them in this country is well defined. You can do anything you want. But now, lets examine smarter vs harder and when to spend money wisely and make it part of your success especially when it comes to buying or selling Real Estate. Its like anything at first glance....Doable but not as easy as it looks DOING YOUR OWN RESEARCH The do it yourself-er will have to start to familiarize themselves with the subject matter. That would include reading which also included complicated Real Estate documents. Even veterans agents will tell you that it is not bedtime reading. Reading books about it, searching online and asking questions will all lead to some understanding of the subject matter if you st...

Ask An Ambassador:  Why Isn't My Blog Making My Phone Ring? There are two primary camps of bloggers in the Rain:  those just here to have fun, and those blogging for business.  MOST of us fall into the 2nd group, and it's not uncommon for us to read blog posts or see comments where the writer expresses an opinion that blogging doesn't work for them.  Now this might seem kind of harsh, but we know that blogging CAN work to build your business, so what that leaves is an issue between the seat and the keyboard OR in your local market conditions. Here's a list of things that may be causing you to feel like blogging doesn't work: You haven't given it enough time.  Unless you hit the magic formula of content, SEO, high population market, etc., blogging is NOT a quick fix, wham bam thank you ma...

The Seller Just Bought Their Home Back We have all been there.  In the heat of battle, we get the buyer and seller to that last little counter to meet in the middle...and we are just stuck...no one wants to lose.  No one wants to give anymore.  So the seller decides to "stand their ground", after all, it is the "principle of the thing" right?  And in that instant, the seller just bought their home back.  It was a move of pride.  And a silly one at that, especially the morning after when they realize that they are back at square one.  You can't just slink back to the other agent and beg the buyer to come back to the table.  You had a real buyer, one that had negotiated to give you the best terms.  The buyer let you keep your new refrigerator.  They accepted a credit for a washer and drye...

The concept of social media unfortunately goes right over a lot of peoples heads. Most Real Estate agents have been en-grained into thinking that everything they do surrounding their business should be about marketing and advertising. Many in the industry take this thought process and translate it to social media. If you want to make social media really work for you then you really need to remove the bulliten board mentality from your social media efforts. Social media is not about advertising or personal promotion. Social media is about building relationships! I think you would agree the best of the best here at Active Rain are successful and well recognized in blogging circles because of how social they are. A successful blogger not only shares good information but they also reciproca...

Should we select a listing agent with multiple professional designations?   Professional designations used by real estate agents should certainly be considered.  However, the designations do not all carry the same amount of significance.  Some designations require multiple courses and much experience while other designations may be obtained by taking a two day course.  If you really want to place weight on the designations, you need to know what was required to obtain them. Some experienced agents have dropped the use of designations because of the annual cost of keeping them. I am included in that group.  On the other hand, I have a law degree and a degree in financing and have taken hundreds of professional courses.  Home sellers and home buyers should take a close look at the educati...

In Orange County, California, we have a fancy legal term for evictions:  Unlawful detainers.    And now they’ve gone electronic!    But not all electronic filings are created equal.   Unlike regular civil cases, evictions are given priority in the court system.    If all goes well, a property owner can expect a trial in a matter of weeks.    But the fast track to judgment has a price.   Not in dollars, but in sense.     In California, the unlawful detainer is a foreboding and strict creature.    The slightest mistake may cause a do-over.      Because we are a land that bends over backward for tenants, property owners must handle these cases with hyper vigilance.     Staying abreast of local, municipal and state rules is critical. As of January, 1, 2013, Orange County evictions must be p...

One area many people who are looking for a new home in the Miami area seek to be in or near is Millionaire’s Row. The Blue Diamond Miami Beach is one of those amazing options. Of course with a location along Millionaire’s Row, you can expect the finest of amenities, even if many of these have become standard for any condo luxury living around the Miami Beach area.   Get Ready – List – FLASH SALE       There is a new buzz word in the real estate industry folks.  Flash Sale is the newest term for homes that go under contract within 24 hours of being listed.  This means we as Realtors need to counsel our sellers to list their home at the right price from day one.  Everything needs to be in order and the house needs to shine the minute it hits the market.  No more having a few days to put the finishing touches on things.    I listed a great home in Saddle Rock Ridge Saturday morning and began showings at 1:00 pm.  By 10:30 Saturday night, we had a full price offer and the home is officially under contract.    Now that happened in a FLASH!  I should have worn my sunglasses.    If you are wondering if you are one of the cities in the 24 Hour “Flash Sal...
