During the phone call I was thinking this is why to get a battery back up for your sump pump. A client called with an issue they wanted me to investigate and suggest a remedy.  My remedy was a back-up battery! It works simply - the sump pump is plugged into a battery which is plugged into the wall.  Theoretically it is always charged.  My understanding is that it will give up to 72 hours of protection. When I see a battery back up during a home inspection, inevitably the client will ask why they have it.  My answer is, "Life experience." When I arrived drywall and insulation had been removed throughout the basement by a restoration contractor.  I noticed between 2" and 3" of staining on all the walls in the basement. Dear homeowner, when you decide to finish your basement or any unfinished space in your home, get a permit.  It will save you aggravation in the future, and it will make sure that the work is done in a professional and safe manner. When I do an MLS search and see that a house is listed as a 4 bedroom / 3 bath house, that's what I expect to see when I get there.  When I look at the tax record and it says 3 bedrooms / 2 baths, a red flag goes up.  Also, when it says the property has an unfinished basement, but I arrive and it has a finished basement, I get suspicious that the renovation was done without including the local inspection departments. Put a Leash on that Overgrown Kid! Have you ever seen those little kids at the mall where their parent is walking behind them with a leash? It's not a collar of course, they have a much more humane body harness, but they're still in a leash. If you do this to your kids, please stop. Stop immediately! This is not a good idea. Your kid is going to develop some kind of complex, some kind of issue that will be deep seated in their physique and scar them for life. Lake Providence by Del Webb 2012 Market Report   If the Del Webb community at Lake Providence in Mt Juliet TN is any indication of what's happening in the Real Estate market, things are really looking up!   2011 2012 Percent Change # of Homes Sold 136 162 19% Average list Price $248,949 $253,193 2% Average Sales Price $251,637 $252,502 -<1% Sales are up 19% over 2011. Prices remain steady. Lake Providence by Del Webb is a newer subdivision, started in 2007.  Resales are still few.   Here's an interesting observation. There were 9 resales in 2011.  In 2012, there were 23 resales which totaled 14% of the Lake Providence sales compared with 7% in 2011.   There are over 800 homes in Lake Providence so far. Google Street Views goes off road! The last few months google has taken their street views off the road. All the way to base of the Grand Canyon. Google created a special camera with 15 lenses, 360 panorama view, 2 GPS units, and8hour battery life into a backpack that weighs 40 pounds. The release has been received with mixed emotions. Professional hikes and Park Rangers are concerned some people will get a false sense of security and will not take the proper precautions when hiking the Canyon. Californians have been jumping ship to Texas for years. It's rumored that we're going to see an influx of more Californians because new tax measures that were passed in November 2012 called Proposition 30. This Proposition 30 is going to effect a lot of people, but according to out-dated data from 2009, "they" think it will only really effect the top 3% of California taxpayers. Here's information about California's Prop 30, but I wanted to comment on a couple of things for those CA people wanting to move to Texas, as things aren't always greener on the other side without running your numbers properly. The Real Estate Market Recovery of 2013 The empirical evidence we have seen here on ActiveRain in our respective markets indicates that sales are increasing irrespective of the lower inventory and that many listings are enjoying multiple counter offers not unlike the frenetic activity we observed a good six or seven years ago.  I think most would agree that at least these are the reports that we are getting from markets around the country. Low new home construction, low mortgage interest rates, low inventory and high demand all add up to a tight squeeze in the Portland Oregon housing market.
