Once again I must risk embarrassing myself so that perhaps others might not have to. Just before Thanksgiving, the day after we had a record 2” of rain in a 24 hour period, I discovered that my own house’s roof was leaking. Aaarrrggghhh! I said to myself! And then I said aaarrrggghhh again! How I noticed that the roof was leaking was that a stain near my front door had grown larger, prompting me to drag out my moisture meter.  Sure enough the area that was stained was indeed wet and so was the entire wall immediately below the stain between the door and the window. It was like an invisible waterfall. Much has changed in the Lending Industry over the last two to three years.  Some changes were needed, others created more issues than they solved.  If I was to describe the changes that have taken place I would label them as "Form" & "Substance", with Form Taking Priority Over Substance. A close examination of the changes that have been implemented since 2009, will reveal that they focus far more on procedure and format, than they do on Borrower Qualification, and Loan Program improvement.  The main reason for this misplaced focus is because those who are making the decisions do not have first had experience in the Lending Industry, and are looking at the issues form the outside looking in, instead of the inside looking inside.  The end result is the outside confusing Form with Quality,...

  Southern California is back in a solid Seller's Market. We are again seeing multiple offers on the day of the listing and slowly but surely the prices are creeping back up. As a result, the perception is that listing agents are doing very little for their pay. It seems this is true in many cases....but shouldn't be the case. The listing agent is not there to slap a sign on the lawn and then throw their hands up during the rest of the process. Yet this is what we are seeing. I do not believe that these agents are really servicing their clients well. You don't want my opinion? - I'm surprised to hear that, because even though you may have purchased a home in the past, I have a lot more experience at this.  Very frequently I advise clients not to buy a home because even though they really liked it on first glance, It has some not so obvious flaws that would have eventually become a major inconvenience.  I'll do my best to not point out that the green space that looks great now, is actually where the new power lines are soon to be erected. Every Listing Is An Interview It happened again last night.  An email contact form, "I'd like to discuss selling my home with you".  How did he find us?  Just looking at listings on Realtor.com and he found one of our listings and liked the presentation.  From there he checked out our other listings, read up on us a bit, and then sent the contact form.  The reality is we were already interviewed and hired before that email form was filled out, all we had to do was NOT drop the ball by not responding.Now it's not important that it was Realtor.com or another website that he found us.  EVERY time and EVERY way you present your listings, the buyers interview your listing to be their next home, and the sellers are interviewing you to be their listing agent.So there's no room for sloppy work....

Uncle Bob Strikes again, the "Duct Tape saga" continues. At Desert Sun Home Inspections in Carlsbad New Mexico, we get to see a lot of homes that have been altered and modified by the use of duct tape. It seems it's the "creative choice of many owners, builders and even contractors who install everything in and on a home. Many times the Duct tape application will work if the area the Duct Tape was used is very well protected from the outside elements like the sun wind and rain. But in this case on a home built in 2009, it's not the best use of the duct tape. A reminder to all contractors. "If you don't have the proper fasteners like caps and zip ties, then go get some. Do you set short term goals to improve your production?  I think it’s a great way to motivate and to encourage that last push to produce.  This type of goal setting is best at the end of the year.  It gives everyone a reason to give that final kick to the finish line. Our office has a contest going on right now that ran from October 1 to December 31, and it basically states that a minimum number of new deals will qualify for a partial financial participation from the office toward the cost of the RE/MAX convention. I would not last day one in politics. I am just not a political person. I can't sell out. It just goes against the grain. That's not to say I don't have strong beliefs or an opinion, because I can't seem to keep my mouth shut about some issues -- nor should I keep quiet and not be part of the solution -- but I don't take kindly to bribes. North Ponte Vedra Beach, FL and South Ponte Vedra Statistics.   North Ponte Vedra Beach, FL is south of Jacksonville Beach and North of St. Augustine, FL and South Ponte Vedra, FL. Sales prices have declined over last October according to the Northeast Florida Association of Realtors®. Prices last October averaged $662,500 to a much lower average of $436,000 this year. This is a 34.2 decrease.   There was a decrease in homes available in North Ponte Vedra Beach, FL this year coming in at 92 over last year's 142 homes available. Days on the market was much lower, though by 44.5% from 251 down to 139 in 2012.     He’s in the kitchen.....Usually when I stop in at the the Greenbrier Farm Market, Nancy is usually in the kitchen baking.  Can you believe it today I stopped in to buy some fresh baked goodies....and Steve was in the kitchen making their fabulous sourdough biscuits.   Steve and Nancy Wardwell, owners of the Greenbrier Farm Market, are the nicest people.  Whenever I walk in they both usually greet me with warm smiles and a friendly “hello”.  Nancy says that Steve is learning and helping more in the kitchen, but most of the time he is out at the cash register and helping customers.   Goo-goo-GA-GA-ki-ki-by-by Come on parents and aunties---surely you can translate this!  The loose interpretation is: “Where the heck are my keys!” It seemed like only yesterday that junior was teething. The fact that he has lost his keys, and can’t find them, is testament to the fact that he is growing up.   He is still a long ways from being old enough to have lost his marbles though.  There will be plenty of time for that---after Peter Pan.
