It is said that real estate is hyper local, prices are hyper local, the number of sales are hyper local, job markets that affect our markets are hyper local. "This is our second year in the house, and now that it's fall my closet is getting cold again." I'm so thankful that we have electriicity in my building and that we were spared from Hurricane Sandy.  I have to say it's been a scary and weird week here.  There are still well over 200,000 in my county without power or phones, and my parents are among those.  There are many more without cable (no TV, no internet).  There is no ETA and it is getting colder each day.  Schools have been canceled for the whole week, so many are going stir crazy...not only with the kids, but with nothing to do.    Some that have power have had other families stay, so they temporarily have 2-3 families in their home.  Yesterday, I was at Starbucks for a few hours while my car was being fixed.  This Starbucks was near where a lot of people lost power, so needless to say, it was super crowded...and everyone ...

  I took some time off today to go to the Lone Star Motorcycle Rally in Galveston with my husband and some good friends. Today was the first day, and the rally runs through Sunday, Nov. 4 The rally is being held on Galveston’s historic Strand. The street is blocked off for motorcycles only, and the Strand is lined with bikes from one end to the other.  I have never seen so many motorcycles in one place, and this is considered to be the “slow” day!  All of the side streets are lined with vendors selling lots of motorcycle gear, t-shirts, and some really great-smelling food! DIRECT MAIL WORKS, if it's done with persistence.  Marte Cliff is right.  Direct mail does, indeed work.  See:  In Real Estate Marketing – Persistence Pays Off Sadly, most agents who "try it", direct mail advertising, do just that.  They merely "try it".  When their 10 or so pieces of mail gets no response, they take that as a sign that direct mail doesn't work.  Perhaps it's a fulfillment of their expectations.  Direct mail takes a bit of research.   Some things that I've found that work are: 1.   Research the area for the mailing(s).  Select a community that is at least 2-3 years old.  Resales generally begin in communities as they reach the 2nd or 3rd year following the builder's final deliveries.   2.  Select communities by comparing the # of resales that closed in the past 6 months...
