Friendships Born in the Rain, Meet-up on the Lake I have to admit I had high expectations of my journey to Fishhawk Lake. How could I not? I’d viewed scores of beautiful photos taken by my lovely and dear friend Gayle, followed her engaging blog that described this enchanting place she calls home.  However, the ever so humble Gayle left out the part about her amazing, gigantic, gorgeous home nestled on the shore of Fishhawk Lake... Fishhawk Lake is a photographer's dream... I knew all three women, Gayle Rich Boxman, Mel Peterson and Debb Janes through their posts, emails and phone calls, but wondered if they’d be larger than life in person as they are in the Rain. Suffices to say, all three women are even more amazing in their own unique ways and here is what I observed... Debb greeted ...

Fishhawk Lake Real Estate-first cabin at Fishhawk Lake.     This little piece of real estate history is the first cabin to ever grace the newly man-made private lake called Fishhawk Lake back in the late 60s. It was owned by a farmer named Watson and was moved three times, because it sat in the way of where the lake was to be formed. That’s the story I’ve been told, anyway.   A gal we call “California Cathy” now owns it and the story I heard about her is that she bought it online sight-unseen years ago! She moved up here from California and lives here fulltime with her very large Great Danes (who are almost bigger than the cabin itself!) There are other "cabins" and homes to be had for anyone looking--just call me, I'm the local Fishhawk Lake realtor on the lake!

I brought a listing on today, and it's a Realtor's worse nightmare. Yes, yes... I know, that Tammie White has told us that "Not all listings are worth having..." so true.  So I'm sure you're wondering what it is about this listing that makes it a Realtor's nightmare. Must be a total wreck... right?  No, it's not a total wreck.. in fact it's neat and tidy, and shows rather nicely. Hmm... then it must be a Grandma-house... someone's lived there for 30 years, and hasn't updated a thing... flocked wallpaper in every room, and double (on the ceilings) in the bathrooms!?.  Nope... the house has been nicely updated... new kitchen, new baths... updated electrical... updated copper plumbing... new roof in 2012... nicely painted in decorator colours, hardwood flooring, wood blinds, and three larg...

Microwave Mentality Technology has made access to information so fast that people forget to be realistic in their expectations. Just because you can access information online in a microsecond, doesn't mean that people can respond to you that quickly. And access to information carries a certain level of responsibility for the one who's seeking the information... to actually read the directions, or listen to the instructions, or give someone the grace of a day, or even two, to respond. Duty phone calls this weekend prompted these thoughts today. Several agents called our office and the calls came to my cell phone. When people call our office and no one is available to answer the phones, the message is very clear. It's essentially a "thanks for calling" followed by your options: Dial the d...

The Story The process of getting paperwork signed has been a part of real estate for as long as people have been exchanging land for something of value. I have this vision of Harry the caveman signing his name on the cave wall to consumate the purchase of his luxury hillside cave. But back when Harry was marking up the walls of the cave, people were a lot closer in proximity than we are today. Today it's not uncommon that the person signing documents will be 10's, if not 100's of miles from where those documents sit. And as the market heats back up, and we start to see competing offers again.....sometimes those documents need to be signed fast. For this months' Adobe EchoSign challenge, we'd like to hear your story about electronic signatures coming to the rescue when you had to have d...

I have a friend who owns a triplex. They live in the nicer unit and rent out the other two. In about 25 years time and between now and then, the payments will shrink and the income will increase slowly but surely over time. Eventually, the place will be paid off. Then this guy lives for free and the other two units pay him a monthly income....wow SAME STORY ONLY SMALLER A duplex is the same success story only a little version of it. You only sacrifice a little of your privacy but look what you gain in doing so. To end up living near debt free with income is not hard to do. I even know a person that did it with a 5 unit place as well. SAME STORY AND EVEN SMALLER STILL Even if you bought a home today and held on to it for most of the life of the loan, you enter into a guaranteed successfu...

Remember the earthquake that originated in Mineral VA, and did major damage in VA, MD, DC, etc? If you haven't used your heating systems and chimneys since the earthquake, ( fireplaces, wood stoves, metal and masonry chimneys, etc you need to have all of those inspected now before using them. Many masonry chimneys cracked and shifted, and could let smoke and carbon monoxide leak into your house.   Even metal flu pipes could have vibrated loose. Look where your firebrick meet your profile inside of your house. Do you see a crack in the mortar joint? If so, that could draw smoke and carbon monoxide in behind the brick or stone profile inside of your house. Have a mason point it up with either Type S mortar, Refractory cement, or you could use furnace cement. Also, if you're going to have ...

“Many More Short Sales to Come” I was having lunch with one of my Realtor referral partners the other day. He was telling me that over 50% of his sales today involve a short sales. We started talking about the folks that are selling these homes. Can you imagine the huge number of people that now have to rent? Can you imagine the number of potential future home buyers? In most cases, they will need to wait 3 years before they will be able to obtain a new mortgage. There are exceptions to this rule. We could turn the value of real estate around much quicker, if some of these regulation were loosened for folks that have gone through a short sale.   Short Sale Fraud By: Sarah Stoltzfus   A number of people in an attempt to get out from under a crushing mortgage have resorted to short sales ...

Our company NEVER lists homes or represents sellers. We only work for buyers and stay 100% loyal to the buyer throughout the transaction. Some things in this industry bother me. One thing that bothers me A LOT, is to hear that a consumer has been given a legal document that says one thing in writing, but the person with the training and the license to present that document for a legally binding signature says something completely different when explaining the document to the consumer. (Read the first half of this blog entry for some additional background as to why I'm using compensation as the example below.) It was that issue (incorrect explanation of documents placed before buyers or sellers) that ultimately caused me to pen the following in the middle of a heated debate between two o...

There is not doubt that our dependence on connectivity has attained the status of addiction. Even a few hours without the ability to inject an online fix can lead to involuntary withdrawal symptoms. Goodness only knows that I am not a techie. Nor am I a Luddite. But the lure of achieving an online high was just too attractive to ignore, I thought that I was different. I truly believed that I could handle a little digital buzz here and there without becoming totally dependent on the number of bars I had access to I was wrong. The world hasn’t changed. How we see it has. Perhaps we are all due for an Internet intervention.

Remember that episode of Different Strokes where Gary Coleman/Arnold Jackson hung himself upside down in his closet thinking it would make him taller? That era produced some of the best sitcoms. They just don't make shows like that anymore. Unfortunately gimmicks are as strong as ever. Let me cut to the chase. Here's a simple question:   Imagine if I knocked on your door and told you I wanted to buy your home for 90% of its appraised value. Would you let me buy it? What if "I" got to select those same drinking buddies appraisers?   Before you answer that question lets break down the numbers on a home with an apprasied value of $200,000:   $200,000 X "usual" commission = $12,000.00 90% of appraised value = $20,000.00 $200,000 - $32,000 = $168,000.00 net to the seller.   How about if I al...

I'm one of the few crazies who wake up at 5am to run the tree covered, dark morning trails of beautiful Kingwood TX.  With a full work schedule and a family of 7 it's the only time I have if I want to run.  My goal is to qualify for the Boston Marathon this January.  A few weeks ago I discovered a new 11 mile loop and was excited to show it to my wife on our regular Saturday morning run together.  This particular loop includes several turns and if you're not careful, you can easily shorten or significantly lengthen the run.  During our Saturday run with plenty of light we missed virtually every turn.  On Monday I went back out and ran my 11 mile loop at 5:30am in the dark.  I did so with great ease, not missing a turn.  During the run I realized that the difficulty of running with no li...

Let's go swimming on the roof? Flat roofs and the dangers. There are many different ways to install flat roofs. Many are very good designs that will hold up to the test of mother nature and the riggers of the weather she throws at the roofs. But when the sagging starts after years of use and repair after repair, then the problems begin to start and could become a dangerous situation. On this inspection I had completed, I did get up on the home next door to get a better shot of the existing problems with this flat roof. After a very good rain in which we have not seen for a while, there was a lot and I mean a lot of standing water on this roof. Enough to go swimming? perhaps. But enough to be concerned about the structural integrity of the roof and stress on the sub structure as well. Th...

Will 2012 be a Year of Regret?   Roger Babson, an entrepreneur and business theorist in the first half of the 20th century once said, “Let him who would enjoy a good future waste none of his present.”   If the theme this year has been “uncertainty” for many people, be it jobs, family, health, or even the right time to buy a home, there will surely be many people whose theme in a few years will be “regret.” Uncertainty paralyzes us from making decisions and seizing opportunity. Many people will look back on 2012 and ask themselves, “Why didn’t I buy a home?”   I strongly urge my closest friends and family to seriously consider buying right now. Not only have prices sunk to an historic low, we’re also faced with the best interest rates we’re likely to see for more than a decade. What’s mo...

The stage is set for those with investment dollars to spare: income properties -- including rentable Orange County vacation homes  – are still being offered at discount prices. At this point, the fire sale psychology has been pretty well hosed down, but…Despite the evidence of an improving market, the recovery is from such a deep downturn that, stacked up beside historical levels, real bargains are still out there. Add in the fact that recent pronouncements from Washington indicate that a lid is firmly in place on those extremely attractive mortgage rates, and it's clear why investors are likely to continue on course to match or beat last year's 7% growth in vacation home sales.  The first reason is immediately obvious: when it comes to renting out a vacation or other property, the...
