The National Association of Realtors® (NAR) has released a report that says home prices, sales and housing starts are up. This is very, very misleading. Maybe bubble gum can’t solve all the problems in the world, but it sure saved my day on Friday! You see, I was waiting on a client to arrive for a scheduled showing. I had the key already out of the lockbox, sitting on a piece of paper, while I fidgeted with the radio. I bumped the paper, the key slid to the passenger side floor board. I reached over to get it and accidentally pushed it out of my reach. Ugh. I got out and walked to the other side of the car so I could get a better angle. I may have an unpopular viewpoint on this.  But multiple offer markets tend to bring out some practices that may complicate transactions and create a lot of chaos. Offer deadline dates. There are pros and cons to this. People at least know how long they have to show the property or when they need to write and submit. However, the agent usually has no idea how many offers there will ultimately be, and is often inundated with them.  What is wrong with accepting offers as they come in, and just presenting them to the seller?  Agents and buyers know that there are multiple offers out there and are apt to write a strong one right from the get-go. Ok how about this for a success story!!!   I started posting on Active Rain two weeks ago today (mean 14 days ago to those calculating).  I read and read various blog posts and learned that the most effective way to post and get on page one of Google is to be local focused - like an area in the city etc.  I chose mine and developed a game plan and decided i would do all the subdivisions, schools, medical facilities in the area I wanted my blog to be focused on.   And guess what gang.It worked!! First of all, if you're the listing agent on a short sale, you should give regular (at least weekly) updates to the buyer's agent without being asked. But, if you don't give updates and the buyers' agent asks you for updates, be happy.  At least you know the buyer and their agent are still engaged. When those requests for updates on your short sale listing stop coming, you may be tempted to feel relief.  But don't be silly - that's an excellent indication that the buyer is moving on. Maybe they haven't found another house yet, but you can bet they're looking.       If you do not like things that go bump in the night (namely other people) you might want to avoid "On Light," installations by Bruce Munro at Longwood Gardens in Kennett Square, Pennsylvania.  However, if you want to see the fields and marshes transformed by bubbles, bottles, and blocks of plastic lit from within, you need to see Munro's first solo light exhibit outside of his native England.
