Referrals From Blogging Are Great!If you are still undecided if blogging actually works, I can honestly tell you that my blogging has lead to some nice referrals, and I have recently closed three transactions, which were all referrals from other Active Rain members. Two of them were listing referrals, and they were estate sales, and great handyman specials, which investors immediately made cash offers on both of them. We all love those cash offers, since they generally lead to those quick closings. Although, they were small deals, I know my sellers were very satisfied with the whole process from contract to closings, since they expressed their appreciation for services and efforts of everyone involved.  The other referral was a buyer lead, who purchased a lovely home in one of San Anton...

  I Love Small Town Squares There is just nothing more calming and friendly feeling than driving through a small town and looking at their town square. Usually the court house is in the center and little local businesses surround the square.  If your lucky, the town is thriving enough that stores are spilling off the square.  There is a bank, an insurance company, a lawyer, a realtor, a local café and coffee shop, and the boutique shops that women love. Wellington FL Acreage and Land for Sale Wellington is mostly developed now but you can still find some nice property to build your house and barn on. There are two parts to Wellington- the equestrian area and the suburban area.  There are very few vacant lots left that do not have houses built on them in the suburban neighborhoods in Wellington Florida. These  days it can be challenging to even get a real estate deal put together- but add in a natural disaster like the High Park Fire and well, there were moments when I thought we would never get this far. Best Western Plus Yacht Harbor Inn in beautiful Dunedin Florida was a TOTAL disappointment for my daughter's wedding night! It was one of my gifts to the newlyweds..........a night on the water in a great room before they left on their Honeymoon. It was supposed to be a wonderful night in a special hotel. I am always surprised at how few real estate agents attend their weekly MLS marketing meetings.  I guesstimate that only about 2% of the MLS members show up to the sales meetings each week.  Why?  Some real estate agents have “real” jobs and can’t attend the weekday meetings.  Some don’t understand the value.  Others are too lazy, or apathetic.  Those figures are a very disappointing commentary on the professionalism of our industry. I’ve heard that 5% of licensed real estate agents are closing 95% of the real estate transactions in our market place.  Egad!  I didn’t realize that the stats were so drastic.  California had approximately 500,000 (1/2 million) real estate licensees, last time I checked the DRE records.  How many of these licensees are actually earning a profit that is equi...

     Today, I showed more homes to my buyers who wanted to bring their parents along to show them some of the homes they've already seen and view a few more homes which recently came on the market in Scottsdale and Cave Creek AZ.       We had the PLEASURE of viewing one Cave Creek home for sale which was immaculate, lights turned on, professionally staged, and met every want and need of my clients except one - the price was just slightly over their approved loan amount and down payment available.  BUT, mom and dad might be able to help with a little gift money.       About three hours later, my phone rang and it was the listing agent.  She wanted to give me the "courtesy" to let me know she was receiving 2 other offers today on this Cave Creek home for sale (house was listed yesterday.)...

The HVAC system on a house is just that - a system!  When installers are not completely thinking the sytem is much, much less efficient. The exterior wall of a house is composed of an exterior "skin," (some form of siding) to shed water and wind, an exterior sub wall (plastic wrap and something basically structural), structural framing composed of wood or metal studs (2x4s, 2x6s), insulation, sometimes a vapor retardation indoors, and drywall.  Basically that is it.  There are variances, of course. However, if the outside wall is composed of 2x4s, the space is narrow.  There is not much room for insulation!  Plumbing and duct work inside that wall must be protected! On this pre-drywall inspection, this is the only HVAC duct servicing the front room on the lower level. This is the larges...

I think most of us strive for excellence in what we do...and not just in our real estate business. We like to make a good impression, after all. It's critical in our business, as it is in any business. And it can tell others a great deal about us very quickly - good AND bad. The sentiment in this signage is pretty powerful, and worth remembering. Unfortunately, the irony is that excellence has apparently not quite become a habit at this company. It reminded me of recent signage at the new Walmart in Encinitas. The painting contractor painted YEILD not once but twice on the road out front of the new store for all to see and it made the headlines. They corrected it quickly - I went to check. We all make mistakes from time to time. It's just better to not have it publicized.
