Atlanta can finally raise a championship banner, and it's one no one wants. But toss the challenge flag because the devil is in the data reviewed. In November, prices of single-family homes were down close to 12 percent compared with a year earlier, the largest decline among major metropolitan areas, according to data released on Tuesday in the Standard & Poor’s/Case-Shiller Home Price Index. Home prices regionally are now below their levels of 2000, making Atlanta one of only four metro areas to have experienced such a slide. The price of entry-level housing in the area — the lowest tier of the market, valued at just under $96,600 — fell by close to a third last year. So maybe just as that picture doesn't necessarily reflect the city, this data might not accurately reflect the market. ...

Home Inspection Maintenance Tips - High Soil Levels One of the most common defects we find when performing home inspections is called "high soil" conditions. It is also one of the easiest to correct for many homes.   High soil levels are cited as a defect in home inspections when soil, fill material or mulch covers the top 4-6 inches of the foundation perimeter beam. This condition prevents the inspector from observing the foundation in these areas, creates conducive conditions for insects, covers weep holes and may also allow moisture to penetrate the structure between the foundation and first (bottom) row of bricks or siding.   In many cases, the soil, fill material or mulch could simply be raked away from the foundation perimeter beam to expose the top 4-6 inches of the foundation. I (Jared) can remember this day like it was yesterday.  I was working with a local Fort Wayne real estate investor looking for fixer uppers that he could flip.  We would schedule two or three afternoons a week and go see 8-10 of them and throw out a few offers.   Most of the investment homes we were looking for were in the $20,000 - $50,000 price range, and most of them were foreclosures.  I could probably write a book about some of the crap we saw out there.   Anyway, back to THE HOUSE.  It was a very hot and humid day a few summers ago.  If I recall right it was in the high 90s and disgustingly humid.  The house was a little two bedroom on a basement.  In the description it said that it "Needed work" and that the basement was a "Little wet".  Yeah...   STOP READING THIS NOW IF YOU ARE...

A recent blog post by the Active Rain network asked the question "how do you spend your marketing budget?", in which they asked you to fill out a survey talking about where you spend your marketing dollars.  In return for filling their databases with your valuable information they offered to add 500 points to the plethora of point-age in your Active Rain account. Many people think that insurance companies say people with bad credit have more accidents. This is not correct. The truth is typically people with bad credit have many many more missed payments, lapses, cancelations, or other issues in general. Why does this matter?   New Law in Arizona effective January 1, 2012  There is a new Law in Arizona effective January 1, 2012.  It is meant to address property owners who are renting out residential property but not properly classifying the residence as a rental with the appropriate County Assessor. With the next mailing of valuation notices to property owners [usually in February], there will be an affidavit attached requiring property owners to attest that they or a family member are occupying the property as their primary residence and to return the affidavit to the county. If the affidavit is not filed within 60 days, the property will be classified as a rental property and the property taxes could increase. The requirements for real estate licensure vary from state to state. In many jurisdictions, getting a real estate license is a lot easier than getting one to cut hair. Many suggest that the standard be raised and that more education should be demanded in order to sell real estate. Piney Z home sales were down significantly in 2011, and a new "low" was hit with only 28 homes sold in 2011, down 10% from 2010. This means we have seen 8 straight declining years, something that I have not seen often from the rest of the Tallahassee real estate market. Typically, when we see unit sales decline faster than the rest of the market, we are experiencing a Tallahassee neighborhood where home owners are “holding on” trying to find higher prices. This can work for a short period of times in a stronger market, but at some point, capitulation will kick-in and we'll see major price declines as Piney Z home sellers compete with each other for the declining buyers.
