    The Tenant Smells Gas! I was showing a rental property here in Sun City Texas over the weekend.  The prospective tenants had already decided to take the home, made application, credit & background approved, and we were delivering checks and signing the lease.  We decided to meet at the property so they could take some photos and measurements.  They also wanted to show off the property to a sister who already lives in Sun City Texas.  Things were going well.   We were finishing up and went to the garage where the furnace and hot water heater are located. Today I was making prospecting calls to out of state agents in an effort to build my referral business. we are located in Vancouver Washington and we have built a nice referral business by reaching out to agents who work right across the river in Portland Oregon. Many of them have clients who are selling their homes to relocate here in Vancouver in an effort to take advantage of the superior school districts and the liberal state tax laws. (No state income tax!)Would you believe that I made 25 calls and only was able to speak with 2 agents?   This post is in response to Jennifer Allen's post entitled HOW To Recommend a Price Reduction without Risking Your Credibility or Upsetting Your Seller.  My comment was a post in itself so I decided to expand on it further. Cuts Like a Knife!  I exchanged some thoughts with a colleague today regarding recent cutbacks being made by one of our local Title companies.  The economy has forced many large and small companies to let go of valuable employees in order to cut costs and survive this ongoing economic crisis.  It's never easy to say goodbye to associates who have become trusted colleagues and friends.  The dreaded 'C' word can have far reaching effects. In a perfect world (and why not strive for that?), a price reduction is rarely necessary.   Ever seen a person having a “hent” moment? As agents we have this happen to us on a regular basis.  I know I learn something new every day on the Rain.  It may be something minor or major.  But the most enjoyment I get is when my clients get this to happen to them.  So without further ado the meaning of (hent) something grasped in the mind; conception; purpose.  Don’t you just love it when your clients finally get the meaning of what you’re saying or the light bulb finally gets the current to flowing?

I saw this come across on Twitter the other day and thought it was worth the post.  This is someone who saw an animal in trouble and not only took the time to help but caused himself some discomfort in the process.  And for those that ride you know that this was no small feat to put an animal like this on a motorcycle.  For if the animal got a little too wild it could have proven quite dangerous.  The animal was a baby and was probably extremely exhausted but he still went out of his way and he is to be commended.  I wish everyone reacted this way to an animal in trouble.  Kudos to this rider!

Creating 8,000 scarves for the Super Bowl volunteers was the original goal of the Super Scarves program. But because of the dedication and enthusiasm shown by the Super Scarves knitters, the program continues. The count of the scarves is continually growing and to date, more than 10,000 scarves have been created. I've been sitting on this for a few weeks for the simple reason that it took me that long to formulate how I was going to relate this to the good people of Montgomery County. First and foremost, in the interest of full disclosure, the following actually happened on an excursion with a buyer into Lehigh County.  We were talking a first look at a rehab project on the outskirts of Allentown.  Heading into the showing, we were aware of the pipe that had burst over the winter and the extensive damage caused to the kitchen as a result.  Everything would have to be replaced, and the smell of mold was unmistakable.  Really, it was a shame what had happened, since I had also been informed by the listing agent that the home had once upon a time been owned by the local sheriff. Halloween Activities in Farmville Virginia - Main Street Parade for Children Farmville Virginia offers many great activities for young and old alike.  Halloween is no exception.  Every year, there is a Main Street parade.  Children and their parents flock to Downtown Main Street dressed in their best Halloween costume.  The sidewalks are filled with downtown merchants, churches, Longwood University and community organizers who give out candy to the passer byers.  It is a grand time for all.

It's here again, the month of Movember!! No, it's not a typo, Movember is the new November. According to Wikipedia, Movember (a portmanteau of "moustache" and "November") is an annual, month-long event involving the growing of moustaches during the month of November. The event was conceived in 1999 by a group of Australian men from Adelaide. It is a month to raise awareness and funds for men's health such as prostate cancer. Because of the cancer history in my family I have chosen to take part of this event for the first time. A good friend of mine asked me today if I was doing it - but I wasn't too sure. November! Snow is on Big Mtn, some valley snow possible the end of the week. Unlike the NE part of the country, we had no snow in October in the Flathead Valley. Kalispell restaurant update: 1) Applebees in front of Costco will be opening soon to add to the choices at the north end of Kalispell 2) Doug and Vonnie Day are changing their restaurant format over to more casual pub type of eatery on Main Street called Hops Restaurant and Grill. Mortgage Insurance has become a problem when negotiating a short sale. What seems like a straight forward negotiation becomes one of hard fought demands to reach a viable solution. The reason is the existence of mortgage insurance on the mortgage loan. Now many borrowers hear that the lender's mortgage insurance company is making demands upon the borrower in a short sale and wonder why there is mortgage insurance? Lenders always required mortgage insurance if the loan being made was greater than 80% of the value of the home when the loan was made. It was typically called PMI.
