Hi folks. Carla Muss-Jacobs wrote a featured post about how RedFin is now displaying agent's sales statistics. Not only are they displaying the statistics for their own agents but they are also displaying them for their competitors. RedFin's actions have created quite the stir in the Real Estate world. Most of the responders are dead set against this practice and have accused RedFin of illegal and unethical practices. I, on the other hand, have ZERO issue with RedFin or any other competitor putting my stats out there for the world to see. As long as the stats are truthful then I strongly believe this is information that the consumer should have access to. Why not give the consumer the data they need to make an informed decision on who to hire? I for one am tired of seeing misleading ad...

Depending on what news you follow and what topics interest you, CNBC announced that Bank of America is increasing its foreclosure activity.  The release indicated that Bank of America is delivering more notices of default to borrowers in August, well over 200 percent more than in previous months. (A notice of default is the first stage of the foreclosure process in non-judicial foreclosure states, that is, where foreclosures do not go before a judge. The notice of default is usually sent when a borrower is 90 days or more overdue in payments, but that timeline has been extended significantly during this housing crisis, due to the so-called "robo-signing" processing scandal and the sheer volume of troubled loans, as noted in the CNBC article.) I have just returned from a trip to the Great Smoky Mountains National Park. As always, I had a great time and even though I still had work to do every day I was able to get in quite a bit of hiking and relaxation. As a rule, I never mention my travel arrangements online. Even though the Internet has become interwoven into the fabric of our everyday life, it also possesses a dark side. Information can be used for many purposes, and a lot of them are not good. I believe I could easily make the Guinness Book of World Records for "getting the car stuck". My serious weakness is curbs, culverts, curbs, and occasionally mud but with the drought I have to stick to the curb thing. . I have had clients with me on many of the occasions of having to be towed out of culverts. It does give us a lot of visiting time. Today was a day off for me...and believe me I am frustrated with myself and Mr. Murphy the curb man. Today I received a short sale offer on my listing. My first reaction was, "that's wayyy too low." Then I had to remind myself that this is a short sale and, by necessity, several things have changed: 1. The sales price is now not what my seller wants to get out of it, but what the lender wants to accept. 2. The allocations of costs change to what the lender is willing to pay. 3. Hidden Dry Rot in Sacramento Apartment Complex - General Contractor Called   I received a urgent call from an apartment manager concerned about a dry rot issue that they had. Apparently the storage closet was damaged to a point where vandals were able to literally tear open the wood siding of the storage unit. That’s right, the rotten wood was so bad that someone could push though the bad siding and walk through the wall. The repair of this area was necessary to secure the area from future problems. I got a kick out of the temporary solution to this problem. They stacked up several concrete steps to cover the damaged hole that the rot had created. Calling a qualified contractor before the damage had gotten this bad, may have been a better choice.

You can drive down almost any residential street in your town and you'll see 'For Sale' signs ~ sometimes multiple signs on the same street.  Since I'm a real estate stager in Portland OR I'm often visiting homes in many neighborhoods to meet a potential homeowner or Realtor client.  I'm curious about some of the sign riders attached to 'For Sale' signs and want to ask the Realtor community: DO THESE SIGNS REALLY HELP TO PROMOTE A PROPERTY?   ARE THEY A POSITIVE REFLECTION?      A couple of weeks ago, I came across a great farmer's market in north Scottsdale.  It's held on Sundays from 10-3 at Reata Pass and is DOG FRIENDLY!!!!!!        Now that our weather has broken, it's moving outside to the Reata Pass beer garden!!!  There will be great food and drinks for sale in addition to all the LOCAL suppliers of great homemade or homegrown treats.         Just some of the great suppliers are, of course, a local farmer with wonderful fresh produce, homemade salsas, homemade olive oils, homemade pickled vegetables, homemade tomato sauces, homemade spaghetti, wonderful fresh baked goods, and a homemade doggy treat vendor.  One of the local farms will be there selling their fresh eggs and meat - all grown locally!!!  There's a great jewelry artist who uses Arizona...

In the land of euphemisms the new real estate term “Reverse Staging” may rank up there close to the top of the rankings of obfuscous language.   What is reverse staging and how does one do it? Well, it is a polite euphemism for destroying your own house to decrease its value. It basically means that some people de-content their own homes and possibly even cause physical damage to them in an attempt to lower the appraised value for purposes of supporting a short sale.   The reason why people do this is obvious to all, including the banks involved; so it is viewed (correctly) as a form of fraud. When I inform my clients that they might want to bump up the service to more amperage and a differently-distributed box, I often get the question, "Can you stress your electrical service?" Why?  Often on home inspections I find that the service is underpowered for the load the house will demand, particularly if a family of four or five people will be moving in.  And remember, our electrical use increases an average of 7% per year, so, employing the 72 rule, that means our use doubles more or less every 10 years.
