Are Online price recommendations on target or worthless? With all the on-line websites that are out there buyers and sellers using the Internet now have easy access to listing and sales data about homes everywhere in the country. Savvy sellers can access sales data online to find out what specific homes in the neighborhood have sold for and come up with an estimated value for their home.  How accurate are these estimates and do they replace the real estate agent? If you live in a condo or development where your house is just like any one of a dozen others on the block the estimate you get based on others that have sold recently may not be spot on, but it's at least highly likely to be in the ballpark.  But even then there are lots of things that can skew what you think is a perfectly go...

One major aftershock of Hurricane Irene (See you didn’t know that hurricanes can have aftershocks, too, did you?) is that homeowners are discovering that much of the real damage caused by Irene is not covered by their homeowners insurance policies.   While those who took a direct hit by the high winds that Irene packed will likely be covered (but not necessarily); the majority of Irene’s damage was caused by flooding (either tidal surges or rain-swollen streams and rivers) and that is almost never covered (unless you have flood insurance or a flood rider on your policy). Those in land locked Vermont, who were ravaged by swollen rivers, are particularly out of luck. Are Appraisers Hindering the Housing Recovery?    A recent WSJ article argued that appraisals are hindering the housing recovery.  I understand the statement that value is whatever the seller and buyer decide it is and appraisals can be contradictory.  However, we all know our market is far from a hypothetical ideal.  Appraisals are an important part of the home financing process and are here to stay.  One piece this article misses is not all lenders order appraisals through an AMC as described.   If you're concerned about appraisals hindering the housing recovery you should know that with a different process, you may have a different result.True, Appraiser Independence prevents me from calling a trusted appraiser to get their thoughts on a property or discussing an ETA for their report...

Not all short sales work out, we agents know that. However, it agitates me and the buyer greatly when the listing agent will not make it a priority to get the earnest deposit release signed. I am writing this post in Gulf Shores, while dealing once again with the frustration of a listing agent taking way too much time to get the seller's signature on the earnest deposit release form. I have lost a client previously over this issue because in the eyes of the client we are holding his earnest deposit, and I should be able to get it back to him. My hands are tied because the rules of the Alabama Real Estate Commission require both the buyer's and seller's signatures. I have been calling and emailing the listing agent with no response. Every month, the National Association of REALTORS® publishes the Pending Home Sales Index which is a report of the total number of signed realestate contracts awaiting closing. If you have read any of my reviews of these reports, then you will understand why Dr. Lawrence Yun’s head is spinning in the image on the right. Dane County home sales in August were higher than the sales levels from the same month in 2010. Our August sales report will be out in a few days. Our latest Dane County pending home sales report predicts home sales will also be higher in September. These are encouraging signs, but keep in mind home sales fell off a cliff last summer after the tax credit expired on June 30th. The new Merrimack NH Premium outlet mall is underway and will get a Saks Fifth Avenue Off 5TH. The English Team has been handling (and selling) a lot of short sale listings lately.  This brutal real estate market has put a lot of home owners under water on their home mortgage.  They owe more money to the bank than their home is worth and the only way they can sell, and avoid foreclosure, is have the bank agree to take a payoff that is less than the amount they are owed (ie a "short" sale).
