So this bug's gotten hold of me...the in with the new and out with the old thing!  Participating in a challenge last month got to me clean up my files, my desk and my systems in an effort to make 2011 a better more focused year. I now have a dilemma.  In this cleaning up and better organization frenzy, I've looked at my ActiveRain blog subscriptions.  I have at least ten subscriptions where there have been no new posts in over a year!   What to do?  What do you do? I don't want to just 'unsubscribe', that sounds so cold.  And if I was away for a while, I'd hate to come back and find my friends had abandoned me!   So, this month I'm going to email all of the blog writers on my blog subscription list.   If they haven't posted in a while, I'll tell them I miss the daily, weekly or sometim...

Happy New Year!  Today we are waking up from a long night of partying and ringing in the new year.  Can you believe it?  It's 2011.  Wow!  It's our custom to think about and set new year resolutions for ourselves.  Some examples are:  I need to lose 10 lbs, stop smoking, start exercising on a regular basis, get to work everyday by 9am at the latest, be a better Mother, be a better Father, save more money for the college fund, or just be happy. Earlier this week I was showing a client short sale properties in Surprise listed on Arizona Multiple Listing Service.  At a specific property the key in the combination lockbox did not open the front door and there was a new deadbolt lock.  I called the listing agent to tell him that the home was obviously re-keyed. According to the listing agent, banks are re-keying vacant short-sale properties to winterize them.  Evidently this is a procedure banks are doing in order to protect the property.  Within a few hours, the listing agent had the locks re-keyed a second time. The trustee sale on this property is scheduled for February.  Although the judicial system has not given the bank the title to the property yet, does the bank have a right to exclude the homeowner from re-entering the pr...

As all real estate agents know,  every 2 years we must complete at least 24 hours of continuing education courses.   Here in Arizona, the title companies, loan officers and inspection companies offer some great courses - some with very valid, current content.    Because of time contraints, I chose to take my classes on line.    Here's how I see it:   It takes me about an hour to shower, put on makeup, dry my hair, etc.   Then, it's a 15 to 30 minute drive to attend the classes which must be at least 3 hours in length.   While the networking is great and there is interaction between the instructor and the students, that's up to 5 hours out of my day.   By taking the classes on line, I sit in the comfort of my own home, and study the material at my own pace.   What I did this year, I went...

One learns a lot of life lessons when one grows up on a farm.  You learn about how critters get born, how they get made (forget the stork thing), and how they die---some even taste good.  You were hit in the face almost on a daily basis with “how things work,” and conversely “how things didn’t work.”  One of the basic things that I learned was that while there were some differences between the days of the week, there were always things that had to be done regardless of the day of the week or year---even on Sunday and Christmas.  The cows had to be milked twice a day, the cows had to be fed twice a day, and the cow manure had to be shoveled every day.  The chicken’s eggs had to be gathered every day, and they also had to be fed and watered every day.  Of course there were many other thi...

I can tell you that when a home inspector sees a service sticker on an HVAC unit, and the service is up to date, that inspector will feel a little bit better about the system.  Even if it is an older system, as on this house. And, knowing that the system is old, the agent thought to feature the fact that the diligent homeowners had a regular service contract.  Prominent in the list of features was listed, "Furnace has had an annual service contract."  And, normally, that is great information. The key word however is system.  If a company is going to maintain a unit, they have to treat it as a system.                       The "V" in HVAC stands for VENTILATION. We have been watching a young potential home buyer go through a horrible frustrating time trying to purchase a home. He's lined up his finances and contacted an agent to work with him.  That's the easy part. The hard part comes when houses have been selected to view and agents don't return appointment phone calls OR the houses suddenly have offers on them.  They have been listed for less than 24 hours and they have offers.   How can that be? He's discovered that he must look on the public side of the mls several times a day for new listings.  When one comes up he and the agent must be Johnny on the spot to view the property and write an offer immediately. They say imitation is the greatest form of flattery so why doesn't it feel that way when you stumble upon someone passing off your work as their own. It happened to me yesterday when I found an agent had copied one of my blog posts (including the image I had paid to use) and posted it on her blog as if she had written it herself. Every year my tradition is to have a barbeque New Year's Eve.  And every year the menu is steak and lobster.  It's been that way for years, no matter the weather.  I am a grill guy.  I built a deck to have a place for my grill. Delaware Mortgage Rate Advisory for Friday December 31, 2010 Friday's bond market has opened in positive territory as investors look to close the year out on a positive note. The stock markets are showing minor losses of 18 points in the Dow and 11 points in the Nasdaq.
