Sometimes the Littlest Things Can Drive You Nuts They say you shouldn't sweat the small stuff. I don't believe it for a second.  Whoever said that first is an idiot. They certainly weren't thinking about my Blackberry, or technology.  Speaking of little things, my trackball went on the fritz the other day.  Not completely, just enough to drive me nuts.  I could scroll left, right and up, but not down. In case you were wondering....  Here is the difference between the image title and the image description - preferably for your AR (Active Rain) posts but useful everywhere images are inserted. Being new to Active Rain I am coming across a lot of details that some bloggers may not know.  (and I'm not seeing a lot explanations about) This is one where it may be a bit confusing as to which location to add which tag. Image Description, also called the Tag is what Google and other search engines will see because they cannot see images. If you want search engines to "see" your image for what it is, you must add a description to it. This is the image description. WHY MANY BANKS ENCOURAGE THE HOME OWNER TO DEFAULT BEFORE THE HOME OWNER CAN APPLY FOR A SHORT SALE OR LOAN MODIFICATION??  An interesting comment on a member's blog post about a class action lawsuit and the bank's requirement that the home owner first DEFAULT, see,  "Big Bad Banks". . . . .  Comment:  "I find it hard to believe that the lender really actually encouraged a default." HA!  I find it hard to believe that an ActiveRain member could possibly doubt that a bank would "encourage a default".  MANY banks not only encourage default, they require it!  The writer stated further, "They [the bank] more likely just stated the guidelines as they are." I used this phrase when I was chatting with an agent recently. The question was how to deal with a seller who could not understand why agents who previewed her home were critical in any way. Of course, sellers need to hear the truth. However, I like to think of it as how to reach a common goal. If we are constantly discussing issues with our clients in the same way, and as agents we do not like the outcome, I think we need to be smart enough to change our approach or response. For example, if the seller says 'How dare they say the kitchen is too small' - I hear that the seller is taking it personally. I started with 2657 contacts loaded into Top Producer. This is the culmination of my 28 years in business and all the people I know and have worked with.   I think 1750 contacts is a more accurate guess of the number of actual contacts worth putting into Top Producer, some of it is doubled up and some is no longer valid.  If I have 550-750 stick that would be good.   I am down to 2468 as of this morning.  I have put in 80 myself for a 280 swing towards getting the data base with the right people in the right action systems.  All of this will be done before the end of the year. Yesterday I made 16 calls and brought down the contacts number by 40.  I have no idea what the average for this work will be.  It is 100% prospecting time.  While I am prospecting I am building a database of conte...

If you can rent an apartment for $2,000 month instead of buying one for $2,400 a month, renting may make sense. But will you save that $400 for your future? A lot of people won't. Most, I dare say. Once again, you have to do your math, but the part of your mortgage payment that goes to principal repayment isn't a cost. You're just paying yourself by building equity. As a forced monthly saving, it's a good discipline.
