'What would I write if I knew I only had one shot at making a difference in someone’s life? How would I spend the next hour with my twenty three year old daughter and my twenty one year old son if I knew it was the only hour they’d remember from their teenager years when they are an adult? How would I spend this evening with my loved ones if it were the last evening we would spend together? How would I spend my money today if I knew that today spoke financially for the rest of my days? Would I hold my temper? Would I stop being such a perfectionist? Would I set a good example? Would I not worry what the neighbors thought and just run through the sprinkler in my clothes, laughing with my children? Would I make a perfectly delicious, tasty meal and smile at my children across the dinner t...

A new house gives you the chance to start things out right, even if record keeping hasn’t been your strong point in the past. Here’s an idea that will keep your important records at your fingertips right from the start. During the time you own your house, you may make repairs, improvements, and additions that will be hard to remember one day down the road when you’re ready to sell. Your job of disclosure will be so much easier if you have a handy reference at your disposal. So get a large 3-ring binder and index tabs and include the following:• Your original purchase agreement • Seller disclosures • Inspection reports • Appliance warranties • Receipts for home repairs As you enjoy your home and make changes, add these things to your homeowner’s ‘bible’: • Contractor quotes • Repair or s...

When I was growing, one of my favorite games at night was playing Simon Says... My grandparents had a lake house on Ky.Lake which we spent a lot of times at during the summer months. Most of the lake houses around us all had kids from different states that we only saw during the summer. At night we all loved to play Simon Says... If you are young and dont' remember the game, one person is Simon and Simon tells you what to do, ie...Simon says jump on one foot, Simon says put your hands on your heads, Simon says do jumping jacks. The next Simon is the one who didn't get eliminated by messing up.It is a game of follow the leader. So what does this have to do with Real Estate? Everything and nothing. With all the Coaches, Top Bloggers, SEO Experts, Social Media guru's out there...be careful...

It was an interesting phone call when I received a deal from another agent and I had asked her if she was a full-time or part-time agent. WOW did her temper go through the roof and told me it was none of my business. Well yes it is my business because if I need to contact someone who will it be? After her hemming and hawing she did tell me she is a part-time agent and she works full-time in another career. She also stated that she does return phone calls after work. "What time will that be?" I asked. She responded, "I get out at 6 pm and I return my calls then." HUH??? I was polite and asked her who will be handling this transaction. She replied that she will be. Ok, let me get this straight. Most of the action in real estate is during normal business hours, i.e. title companies, apprai...

When I pulled up to the house, my heart fell.  The grass was waist high and the weeds were even higher.  Glancing at the structure, I could tell that it had been a beautiful home at one time.  But today it was only a shell of its' former life.  "What had happened here?" I wondered as I waded through what had been a front lawn to open the door.  It's What I Wonder When I Show An Empty House. In this particular case, it had been a divorce that had set the wheels in motion and that had brought me and my buyers to this day.  That, combined with the national housing crisis, had left this house empty and abandoned.  What would I find inside?  A trashed and destroyed memory of what once was?  Or a perfectly clean, stark, whitewashed picture...designed to cover up the recent history?  I knew it...

Google's goo.gl is a free URL shortener but is much more than that.  First off, you can be in all of your google applications working and not have to go out to other sites to do your URL shortening.  Secondly, you can track the history of the clicks to your url for those that have clicked on your shortened URL.  You can track the last two hours, the day, the week, the month and all time.  This is great if you are trying to make a tweet go viral and want to measure the activity for the last two hours. If it is not working out the way you want to you can hurry and adjust your tweet action.  The best part of Google URL shortener is that it is owned by Google so Google is doing the tracking (especially if you are in Chrome doing tasks).  This means they are being alerted that your URL even...

Hi Folks. Here's an email I received yesterday from one our members at www.ShortSaleSuperStars.com. It shows the common misunderstanding that lenders handle short sales like they do REOs (foreclosures). Hi Broker Bryant, I read some of your comments on Short Sales Superstar.    I am a potential buyer.  We have bought several properties in the past but are very inexperienced with short sales.  We have been looking for a home for a long time and have not been able to find what we are looking for until now, except that the property is a short sale and an offer has already been submitted to the lender.  So, instead of just walking away, I am hoping to learn a little more about how short sales work in the hope that we may have a chance at purchasing this house if we approach it in the right...

Last night we saw and heard Ken Follett in conversation with Karen Grigsby Bates. Ken Follett is one of my favorite writers.  Most of you probably know of him even if you did not read anything by him. "The Pillars of the Earth" was voted by the Times of London by readers as one of the 60 greatest novels of the last 60 years. Ken Follett is a great story teller and a funny writer. I am sure Karen Grigsby Bates a correspondent for NPR News enjoyed interviewing him. He generally does not travel and rarely does book signing events.  Since he just published the first part of a historical trilogy, which is probably his most ambitious work to date, hence I think that is the reason for the book tour. This book is titled Fall of Giants: Book One of The Century Trilogy. Interestingly it will be l...

VERY INTERESTING!  This morning the Bank of America decided that they MIGHT have made a couple of tiny errors in foreclosing on as many as 20,000 homes...OOPSIE! So, they joined the growing list of lenders and banks who have finally come to see that even THEY must follow the law and READ THE DOCUMENTS. The B of A warns everyone that they're not going soft or "going all wobbley" or anything...they're just taking the time to dot their "T"s and cross their "I"s (I meant to say that).  Oh, and 50 Attorney's General didn't have anything to do with them taking the time to read the Foreclosure Documents and see whether: THEY REALLY HAVE THE RIGHT TO FORECLOSE! It appears that the lawsuits may go on for years and years.  Many folks who were ordered to leave their homes and actually did before f...

Celebrate Fire Protection Week October 3-9, This Year's Theme is "Smoke Alarms: A Sound You Can Live With!" The National Fire Protection Association is celebrating Fire Prevention Week from October 3-9, and this year's theme is "Smoke Alarms: A Sound You Can Live With!" The campaign is designed to educate people about the importance of smoke alarms and encourages everyone to take the steps necessary to update and maintain their home's smoke alarm protection. According to the latest statistics, U.S. fire departments responded to 386,500 home fires in 2008, and these fires killed 2,755 people and injured 13,160. The good news is that smoke alarms can cut the risk of dying in a reported fire in half. Here are some ways you can ensure that you have sufficient protection from home fires: Mak...

Don't Die Cleaning The House Cleaning the house? Watch out... mixing common household cleaning products can cause serious injuries. And I am not being silly or alarmist. Some stuff just isn't mean to mix unless you are taping an episode of MythBusters. Let's limit our chemicals to some simple cleaning items that should never be mixed. We'll cover why in a bit. Bleach and ammonia Bleach and acids Using two drain cleaners together (or one immediately following the other)   Where Is Bleach Found In The House? Bleach is found in pool products, laundry products and many disinfectants. The active ingredient in bleach is sodium hypochlorite, which reacts with ammonia, drain cleaners, and violently reacts with many acids. Check out that label: household products will state that they contain bl...

Rodents are a big problem in the Pacific Northwest these days. I am, of course, speaking of rats and mice, and I would never speak poorly of the squirrels and bunnies. I have found it painfully apparent, at times, where rodents are gaining entry to people's homes. Below is an example. The vent screens were all out in the perimeter of the crawl space. Then there was this gap in the floor by the toilet. No surprise, there were rodent droppings all around the area. Rodents can be hard to keep out, but at least a person needs to do a bit of thinking about how they are getting inside in the first place.

When it comes to your home you should buy quality, not quantity. Products have a life cycle along with the labor to install them. Cheap quality products do not last as long and sometimes takes even more time to install since you are working with poor fits. Great post Debbie, thanks. Is it cheaper to buy your flooring at Home Depot? A couple of days ago, one of my friends called me and almost cancelled my appointment with her – she is redoing a whole basement and needs flooring for about 1,000 sq ft. Initially, from her “research” she wanted laminate (not realizing that it wasn’t waterproof until I told her). She wants a hardwood look. From there, she went to Home Depot and thought she found the perfect solution (or so she thought) – Traffic Master Allure vinyl planks – they look good and...

What is the No#1 place that termites are found on home inspections?  Termites cause over 2 billion dollars annually usually ranks no # 1 or no #2 annually on homeowners insurance claims.  The problem with this is that most homeowners insurance policies do not cover termite damage.  This is why we recommend getting a termite warranty or bond with a qualified termite company that will inspect your house every year.  We probably wouldn't have as much termite damage if during original construction the builder did not leave construction debris and cellulose material in the dirt filled porch. The dirt filled porch is the no #1 spot I have found termites in over 15 years of performing home inspections is the dirt filled porch.  If you are having a new house built make sure that the builder kee...

I spoke with someone at the Redevelopment Agency last week, and she told me that they have not been contacted by the people involved with this Bowling Alley OR the landlord of the building. She also mentioned that to the best of her knowledge, no lease has been signed. Is A Short Sale Really Better For You Than A Foreclosure??? You've asked and I'm here to give you the answer!  I've heard the argument that a short sale isn't really better than a foreclosure and then there's the argument on whether or not a short sale will hurt your credit.  Here are the facts:   Short Sales WILL hurt your credit!  It's going to effect your credit score just as badly as a foreclosure would.   So if a short sale is going to still hurt my credit, why bother?   Do you plan on buying a home again in the future?  Well if you do, you should know that the nation's two largest mortgage investors, Fannie Mae and Freddie Mac (with exceptions) won't lend to you again for 5 years if you go through a foreclosure, but that's reduced to 2 years if you successfully complete a short sa...

I listen intently to their reasoning and then we move on and we begin to search for homes and area's that they have their hearts set on. However, I always listen to what they are hoping to find. It as this point in the buying process, that I truly believe the purchaser may not be saying" NO", as much as they may be saying" I don't Know." One of the major steps in avoiding burnout is to know yourself.  We can often burnout if we lose touch and focus with ourselves.  There are three skills in knowing oneself.  They are to know: 1.    Your behavioral style or DISC style 2.    Your purpose 3.    Your passion Those three areas make you an original.  There is none like you before or after you. Your behavioral style or DISC style:  DISC is a universal behavioral style evaluation system.  DISC stands for Dominance, Influencing, Steady, or Compliant. 1.  Dominance:  If you have a high Dominance score you will be competitive, quick to make a decision, and very results oriented. 2.  Influencer:  If you have a high Influence score you will be people oriented, warm, caring, active, in charge, trusting of others. 3.  Steady:  If you ...

Scarcity creates value. Posted on October 1, 2010 by Barry Owen "Scarcity creates value." These 3 words were the final words in Seth Godin's post this morning. The unique houses with surprising features often sell faster for more money than the rest of the herd. When you're selling something (ANYTHING), consider scarcity. What is it about this thing that's scarce relative to other things that generally meet the same need the Buyer seeks? To know this, you must first know what else is out there. For the REALTOR, this means that previewing houses is actually a service to her clients . . . The better she knows the other houses on the competition, the better she will be able to identify any scarcity that exists. What if they're all the same? Can we CREATE scarcity? Sure! We can add a fence ...

You’ll learn a lot more with our quiz—especially when it comes to posting the answers, since we post links to additional resources for the Q&A. Today’s VA Loan quiz covers a few areas many first time home buyers are in the dark about—until they begin the process of actually applying for a VA home loan. Knowing this information in advance can be a huge help and it’s always recommended that buyers start doing their homework early so they know what to expect when they begin the process of shopping for a VA mortgage. 1. The Department of Veterans Affairs Doesn’t issue VA home loans—it guarantees them. The basic VA guarantee entitlement is: A.     A. 50% of the loan amount based on the fair market value of ...
