Grandma’s House… We moved from the Renton Highlands to the Earlington neighborhood in 1958. Grandma and Grandpa moved that same year. Grandma just couldn’t bear to leave the neighborhood where she was surrounded by relatives and friends of so many years. Grandpa acquiesced, and they moved across the street. The high school was expanding their campus and building a tennis court. George and Pauline had to go. Sometimes when I pull up to the front of a house I can see problems from the car!  This particular house, a short sale, showed a lot of deferred maintenance.  But what maintenance that had been done was done incorrectly. It is important that when repairs are made to a home they are done properly.  If not, what was done can lead to more problems and exacerbate the original problem. Take for instance this "repair." Look closely and you can see six rusty nail heads.  These nails were not made for outdoor* applications.  They are interior nails. But as the nails rust, they cause any  wood nearby to rot.  If they are 2" nails, or 3" nails, the associated problem will go further inside the house, and do more damage.  That damage may be unseen, but still be present. My buyer had just put in an offer  on a home and immediately began to show signs of Buyers remorse.  She questioned what she had offered on the house, repairs now and future that may have to be done.  She questioned everything including the location.  I made another appointment for the next day to go out to view the property to calm her nerves before we countered.  She brought her whole family including a relative that had been in the building business.  We looked over the house from top to bottom.  Her relative gave it a thumbs up on the maintenance. How to prepare for showing rural and equestrian property - Part 1 You want your clients to see that you prepared for them, experienced and knowledgeable when it comes to showing and selling country and equestrian property.  There are several aspects that simply never come up when working a typical subdivision in town, so if you are not used to selling rural property these tips may help you.     Clean your truck inside and out before picking up your clients.  While I do have clients that don't care if I have hay particles in the back of the truck, it doesn't look professional. Many seller's agents are requesting for the buyer's to get preapproved with XYZ  lender as a stipulation for submission with their offer.  What if the buyer trusts their OWN mortgage broker or loan officer of choice? In a situation where I've had a repeat customer who did choose their own loan officer and the seller's agent  demanded a preapproval from the funding lender of their choice is when my clients became very leary.  The cons of ‘forcing' a buyer to get preapproved AGAIN: They trust their own loan officer because they've used he/she before and did a great job.  (AND..it was their choice so there is no conflict of interest) They are getting leary as to why they HAVE to have another lender pull their credit ....again. Today I held open house at three of my listings with the help of two other agents.  At the one I was holding open, I got a visitor that made me stop and think.  He was one of those folks that seems to be an expert on everything.  To the point he was determined to teach me my business.  Normally I would have let it roll off my back.  The problem was that there were other visitors in the home and everything that came out of his mouth was 180 degrees out from reality.  He is the condensed version. Everest Park Kirkland Washington Everest Park in Kirkland Washington really has all you could hope for in a park. First of all - it is huge! 21.51 acres in all. So it has the space to provide a lot of different amenities, and still give the feel of being uncrowded. This year (2010) there was a very special event at the park. The Little League Junior Softball World Series was held there again. The middle of August, from the 15th to the 21st Kirkland played host and Everest Park was the place. That event was such a big deal the championship game was on ESPN. All the games were broadcast as a webcast. This is my favorite recent short sale again.  The one where if there are things done incorrectly outside, there are likely to be things done incorrectly inside!  Well, the day does follow the night... Whenever I enter a house and see ceramic tile that has been installed unprofessionally*, one place I am sure to look is under the dishwasher. Why?  Because that is a make or break issue. Why?  For the reason you see here. This ceramic tile was put up to the edge of, but not all the way under, the dishwasher.  Often the top of the dishwasher is not far from the counter top above.  Builders often screw the feet upward so the top reaches the counter's bottom and makes for a stronger installation.  And if the flooring is a vinyl sheet good it is run all the way to the back of the dishwasher. This tale of a Connecticut Landlord ends well and there is a lesson to be learned.  Many landlord tales don't end happily because the authorities will tell you there is nothing you can do when your home is trashed by tenants or you lose thousands of dollars in rent.  This tale was written by a client of mine who rented out his home In Ledyard. My first-time Los Angeles home buyers just closed on their dream home in Studio City.The listing agent and myself went over on the afternoon of closing to make sure everything was clean.  The sellers were a couple in the middle of a divorce with a small child.  The wife and child had remained in the house. People find LOVE where they are at. Some people find LOVE at their lowest point in life. Some people at their peak. My first encounter with LOVE was when I was little girl in 1st and 2nd Grde. I didn't have much exposure to LOVE at that point. Then at 17, I encountered a frightening experience. As I was cycling to my tutor's house, a flasher flashed at me while he was on the motorcycle. One of the things we as licensees often take for granted is that people are like us when it comes to emails, voicemails, texts and cell phones. They aren't. Most people, at the end of the day, don't take work home. We are on call 24/7/365. Clients aren't agents and don't live in our world. However, if you are buying or selling a home, it would be wise to nudge over a smidge and take a few pages from our book for your own benefit.  A house available right now may be gone tomorrow. A counter offer may be withdrawn if they don't hear from you by 5pm. Anything can happen anytime, which is why agents live with a blue tooth in their ear and are always checking email on their phone. I see so many customers go to Lending Tree to get a rate quote and "shop" for the best rate!  After taking a few Lending Tree leads, I realized that the best way to get the customers to commit is to be the lowest rate.  I hear the leads telling me that they have offers of 3.75% on a 30 year fixed from Loan Officers from other companies.  I called our secondary market director and he said, "None of our investors are anywhere close to that rate!"  Then I started to realize that whoever is the lowest rate gets the customer to come back when they are ready to buy.  I talked to a lead after they closed.  Originally I quoted him 4.75% and the other guy quoted 4.25%.  At the end, they closed at 5.125%!  "So what about the rate going up" I asked him.  He replied, "Well I figured that you would ...

According to the latest Freddie Mac weekly mortgage market survey, mortgage rates have dropped to record lows once again. As of July 29th, the average commitment rate for a 30 year fixed rate loan was 4.54%. The rate for a 15 year fixed rate loan was 4%. Here's the trend over the last 20 weeks. With a new buyer's market and record low rates, today's buyers are getting better deals than those who participated in the home buyer tax credit several weeks ago. The hope we all have when posting on Active Rain is future clients would read our posts and realize we are neighborhood experts. Our phones will be ringing off the hook with people wanting to buy homes for the neighborhood specialist. This week I have had a minimum of 15 calls initiated from my Localism posts about area happenings. Most wanted directions to the event, some wanted parade times and where to sign up and a one was actually upset because I didn't know the age limits of a certain ride at an area carnival. I am continuing to hope that all these calls are leading up to sales but have learned quickly to really be aggressive in gathering info for events we post about. Happy Civic Holiday Weekend 2010 I would like to wish all my Ontario clients, customers, friends, relatives and colleagues a very happy and safe Civic Holiday weeekend.  Enjoy the fantastic weather that we are having in Ontario and enjoy the many events being offered throughout the Greater Toronto Area and the rest of Ontario. Most government services across Ontario will be closed on Civic Holiday Monday.  Banks and Canada Post will be closed.  Many services will be operating on holiday hours. Don't drink and drive.  The police will be out in full force enforcing traffic laws on this long weekend.
