Surprise, surprise.  Here I am, a RE/MAX agent with a very nice private office and all of a sudden it has dawned on me that I have a virtual one as well. When I became a REALTOR® in 1986 I worked in a fairly good size office in Northern Virginia.  It was great.  I loved the camaraderie and the fact that there were so many agents around much of the time to teach the newbie (me), boost my moral, suggest marketing ideas, and to hold my hand when things didn't go so great.  Yes, folks, there have been times in the past when the real estate market saw rough, tough times. I had reason to get on the net and search for homes in a little Georgia town.  I looked on realtor.com and did a search. I know what it costs to be on realtor.com with enhanced listings.  I paid a lot to be able to display 25 photos of each listing.  Then you pay extra for your listing to pull up as a featured property. Imagine my surprise when this house pulled up and displayed 4 pictures of the same house.  In the middle was a circle saying "See all 25 photos." You guessed it!  This agent had 25 pictures all just alike!!  If you clicked to see all 25 you got them all just alike. This listing agent had to upload the same picture 25 times!  I don't know of any really easy way to do this although it would be easier then uploading 25 different pictures. As a shopper, I was not impressed. ...

The current real estate market in Northern Virginia has proved a rude awakening for some renting military families who signed a lease in the last year.  Landlords who decided NOT to pay their mortgages have left the tenants holding the bag when the sheriff comes to the door. Military familes who are forced to make a local move due to a foreclosure may find some relief from the Servicemembers Civil Relief Act.  Not many servicemembers know that under section 531 in the SCRA anyone looking to evict an active duty servicemember from a rental property that is their primary residence must have a court order.  This applies to rent that is less than $2831.113 per month.  Servicemembers can apply to the court to stay their eviction or reduce their rent until their case works it's way through th...

 Good afternoon Rainers, I wanted to give you all an update about marti and to thank his friends here on ActiveRain for the emails of support.  If you haven't heard, marti took a nasty fall off a ladder last night while setting up an elaborate April Fool's joke that resulted in a broken right hand and a minor concussion. Every now and then I get a call from a mortgage company to go out and re-evaluate an issue that that an appraiser found while doing a re-fi. Yesterday was one of those days. It seems that because of the 'mortgage meltdown' lenders are scrutinizing issues that were not so important a few years back. It seemed as if everyone from the lender, the mortgage broker and the home owner were freaking out over an area of mold, the size of a softball. I was called out to verify that the area was 'cleaned up' and there was no mold present. What I found was an area of the basement that that had been painted out with a 'water proofing' paint that was allowing water to seep through, a major structural failure in the foundation wall, failed drains in the window wells, poor yard grading and more. Let me just start by saying that there are all kinds of little "hidden secrets" scattered all through-out AR.  The more time you spend here, the more you'll find where they are, and how you can use them.  Here's a couple worth sharing. I have clients who insist on pricing their home too high. They will not listen to reason. "But we bought it at this price, why isn't it worth twice that now? This is NOT an April fools joke. (I wish it was) Unfortunately it is very real and my question to you is very real too. What do you do? Does anybody have an idea? We had a closing late last night, it was a courtesy closing where the title company out of Texas hired a notary here in Florida to do the closing. All was signed and done and I stressed the point that the closing papers have to get back to the lender that night and even gave her all the lender contact info again. She promised to do this as soon as she gets back to the office (her house) Well since 7 am this morning everybody is going crazy the closing papers never made it back to the lender. I have been selling homes full-time here in Austin for over 12 years now.  Part of learning any business is learning the lingo.  Here are a few examples: "Needs TLC" or "Handyman Special" - In a nutshell, this means that you need some extra money set aside (possibly a lot of it) if you want to buy this property.  There will be a lot of repairs and/or renovations involved. "Cozy" - More than likely, this just means "small".  "Won't last" - More often than not, I see this phrase when the home has already been on the market a long time. Speaking of which... Located just west of Congress and the freeway with A-Mountain and Tumamac Hill in the background, you will spot the most unrecognized, largest tree in the City of Tucson.  Since it holds the crown for the largest tree in Tucson (and it is a beautiful tree) I thought it deserved a little attention.  Sadly, the tree receives little recognition because it is not native to Tucson.  Rather, it is a transplanted Eucalyptus Rostrata.  It's in a rather odd location of Tucson and does not get many visitors as it sits just off a highly traveled main road. This year so far has been tough in the mountains. Winter seems to have lasted forever. Also lay-offs in some of the industries, notably carpet have effected the local economies. We are often a lagging indicator of the market. So while other areas were experiencing high rates of value decline not so much us. But lately the declines have excelerated. So in some ways while thers are rebounding we are struggling. The news is nt all bad.
