.       Blog Design: things you should know before spending $$$    Grab a strong coffee, a comfortable chair and we'll begin the series I promised about getting a custom blog designed without going broke or crazy and all the other stuff I mentioned in my post 2 weeks ago... Do You Speak Geek?  To be clear, the point of this series isn't to turn anyone into a programmer or blog designer. This series was inspired by emails I get almost every week from people asking and looking for help with tech problems, recommendations on custom blogs (outside of Active Rain) and a ton of other stuff. So don't worry about getting lost in tech lingo, that ain't going to happen.  I looked over the feedback I received in response to my first post about this topic and it boiled down to a few things...   ...

Remember when the first time you heard, "the three most important words in real estate are Location, Location, Location"? I do, probably because I was young and had to stop and think about it for a while. I've used that adage infrequently throughout my career, and it's usually been in reponse to a client asking me about one house over another. "You know what they say....Location, location, location" and then we laugh. And while I still believe that in the long run, location is paramount to the success of a long term hold on a real estate investment, lately I've been thinking those three words have been replaced with 3 more which right now, are critical to the industry. Price, Price, Price.   Price is driving everything. It can mean the difference between a buyer qualifying under more st...

It has been with great interest that I have followed Mike Mueller's blog the last few weeks, which to my amazement, has included an informative video on each post. Envious (as always) of his technical savvy, with no hope of EVER catching him (in points OR tech savvy...darnit), I finally came to a conclusion that surprised even me: I'm not that into video. What the heck? Didn't Brad Andersohn tell us all to get with it? Flipcams, all around, we're talking about the wave of the future!!!!!  So when Mike posted statistics showing his readership had actually gone down since including the videos, that got me thinking. Why do I prefer to read what someone has written vs listen to someone speak it?   If you had to miss your nephew's wedding in London, would you rather have a 3 minute video of ...

I'm honored to offer the ActiveRain community a compendium of mortgage advice from the week of May 25- June 1, 2008.  I approached it a little differently than my predecessors; I tried to limit the offering to advice-based articles rather than opinion pieces.  I attempted to find some of the lesser-known mortage pros on Active Rain. The result may be bland but the content is solid.  If you're hungry for good mortgage advice, this week's mortgage pro week-in-review will satiate your appetite: We started the week off on Memorial Day.  A fitting tribute to an American Hero was offered by a "non-member", Jolynne Azsterbaum (wife of mortgage originator, Joey Azsterbaum). I live about 50 miles southwest of Jolynne; we are separated by Camp Pendleton, home of the First Marine Division.  We oft...

I know you might think it is very unusual to find this topic on a real estate blog or website. Well, think about it, fishing is one, if not the number one, natural resource that Florida has to offer. As a Realtor, and a very concerned Florida resident, I want to make sure that we keep this tremendously important resource available for all the people how live here, for all they people who want to buy property here and for all the people that come on vacation. I was at an event put together by   The Gulf Partnership For Marine Fishery and I decided that it is time to get involved and take action. The Gulf Partnership For Marine Fishery is a partnership between the commercial and the recreational fishing industry of Florida. The partnership will engage fisheries experts to evaluate stock a...

Will the Internet replace Mortgage Loan Officers?by; Ricardo Cobos In 1998 when I first began my career as a mortgage originator, you know, the good old days before Al Gore invented the Internet, Global Warming and Carbon Credits, before the Dot Com bust and the CAN SPAM Act. You remember, gas only cost $1.10 per gallon, iTunes was just a passing fad and why on earth would you trade in your CD Walkman for a silly iPod that only geeky MAC users had? Way back when Mortgage Originators had to have relevant experience and selling cars wasn’t considered relevant! It was July of the following year when a rep from one of our investors came to our office to conduct product training. It was at the same time that everyone was registering Internet Name Domains like crazy. Everything was “www dot e...

So you want to buy a house, but you have concerns! Perhaps you are lacking a sizable down payment that a Single Family home would require. Maybe you would like to own a piece of Real Estate, but not have to endure the usual upkeep and maintenance that comes with it? If you are like me, maybe you would like to throw away the snow shovel and for sure the lawnmower and garden tools. Depending on your answers to the above apprehensions, maybe, instead of purchasing a Single Family home you should consider a Condo. I for one, have always appreciated the Condo lifestyle. In fact, my preference is top floor, end unit living. While I know Condo Living isn't for everyone, you might be pleasantly surprised at how pleasurable it is to live in a well maintained association, sometimes even a gated c...

This road would be great for North Rio Rancho residents that need to travel to the East mountains. Also, it will be a way for people that live in the East mountains to travel to Rio Rancho and the Northern Albuquerque area (say... to come to an event at the Santa Ana star center). I Hope the County and the BLM get it figured out quickly. Here is the story... ABQjournal West_News: Brakes Put on Placitas Road: "Sandoval County staff will postpone any plans for a new road to serve the Placitas area until, at the earliest, the Bureau of Land Management completes its land-use planning for the area, according to Sandoval County spokesman Gayland Bryant." How many times do I have to replace yard signs and pointers?  Time after time, I ask the home owner on a corner to place a pointer sign in the yard to advertise for an OPEN HOUSE or FOR SALE. After getting the OK why do they change their mind and destroy my signs?  I showed up for my open house and both of the signs entering the neighborhood are gone. They have been in place for three days. This just continues to make me believe that the younger generation is not trustworthy. I even lose steel yard signs in rural areas, I've come to find that people use the steel frames for target practice. why and what do you do?

Dream comes true (this one's for you Nu Nu)                                                                                           This is a true story of a dream come true, and I have dedicated this story to my lovely wife Nu Nu.  The story started back in fall of 2001 back in the state of Minnesota. Nine years ago I had gone through a terrible divorce with a child involved. The divorce was so bad I said to myself like others do, I would never ever get married again.  I lived in a small house two hours north of Minneapolis/ St. Paul in a town called Crosby, population 2000. I had lived up in Crosby for 6 years and worked with my brother off and on. My sister kept bothering telling me, you need to get a girlfriend and I said to her after the last marriage I am very bitter towards wo...

I was working late last evening and got the message that REO trans was down for scheduled maintenance between 9-12. Do theynot think that with a system that is time dependent and score driven that they would think when they are taking the system down, either give ample notice that the system will be down or take it down after midnight California time where the task times are based on. Just a little frustrating....

Break For Sellers..Banks Settle For Less. As values tumble and more foreclosures loom, homeowners get chance to sell out for less than the amount of their mortgages By Mary Ellen Podmolik |Special to the Tribune  Homeowners in danger of foreclosure increasingly are looking to beat the bank to the process by selling their homes for less than the value of the mortgage, with their lender’s permission. Dumping a house for a fire-sale price ordinarily would not be encouraged by banks. But the housing crisis is so severe that both lenders and struggling homeowners see so-called short sales as an acceptable alternative: The home seller avoids the trauma of a foreclosure, and the lender gets back as much of the loan as possible, without the expense of being saddled with a foreclosed property. In building relationships whether with clients in Real Estate, other areas of the workplace, with family or friends, or in life, a little seasoning of compliments never hurts. Be genuine. Find something good about someone, whether it be a trait, the way they dress, the new hair style. Be creative.              A COMPLIMENT IS VERBAL SUNSHINE Who would not like a sincere compliment to brighten up their day? It takes so little effort other than paying attention and catching that piece of admiration. Be a part of someone's fan club. If you are an advanced compliment giver, master the art of second hand compliments. Say on someone else's blog what a great person this person was to you. Later you know they will find it and read it. Praise to other people in an office setting how wonderful so...

Have you ever experienced diriving out in the lanes on The Mesa in Pueblo?  About this time of year (Spring) it is quite a beautiful experience.  Houses with big yards and green grass, green fields, and bright flowers surround each other in this agricultural area.   I have listed a property on Gale Road, that has very close access to both Hwy 50 and Hwy 96.  This lovely brick home sits on 1.54 acres, and has a big front yard with plenty of trees, as well as a large back yard where one can have picnics, a garden, family pets, even horses.   Inside the property, a very large living room is complimented by large bedrooms - both upstairs and downstairs, for 4 total.  Bathrooms are situated both upstairs and downstairs (2 total).  And there is already a wet-bar, ready and waiting downstairs...
