This morning Active Rain made the bold announcement that they were doing away with thier point system.  The change is going to go into effect late Thursday night/early Friday morning.  Now I know that there are many of you who have worked hard to accumulate the points you have, self included.  In fact, a number of us wear our point total like a badge of honor.  After reading about the new update to the system, I was upset.  I had worked hard for those points!  I wondered if there was a way to make sure our hard work carried on.  Suddenly, it came it me!  I made a call to Rich Barton and he happily agreed.  Starting immediately until Thursday night, April 3rd, 2008, you can exchange 10,000 points for increase of $1,000 to the Zestimate of your personal residence.  Simply submit your HUD ...

I just finished with my post on the overview of my first year with ActiveRain. I received a great comment from my fellow Rainer and friend Jeff Dowler. In my response to him for his great comments about my first year here on ActiveRain, something occurred to me that I hadn't ever written about but that I had intended to. What motivates us to blog in the first place. Being in the real estate industry and working for a living, it is often commented that most active REALTORS have no life. Meaning of course that many of us are on call 24/7 and we have to have some terrific time management to keep on schedule with our clients and potential clients and budget our time wisely. Ok so I am new to this... I have not learned the whole ad a photo or some cute graphic.   I am not even completely sure when the video's started?   I do check in occasionally but now that I have so much going on not as much as I first did...I do, however, put my blog link on all my communications.   I encourage people to check in on what I am doing, thinking, blogging.   I love the feedback and I "get it" when my kids tell me I need to be on FAce Book and have a blog and know how to text... MIDORI MILLER IS A FOOL IF SHE THINKS THAT LENN SELECTS ARTICLES FOR ANYTHING OTHER THAN THE SHEER ENJOYMENT OF READING AN ACTIVERAIN MEMBER'S CREATION.  WHAT makes an article worthy of being selected for a special  ?Does it make us smile?Does it provide timely information in an interesting read?Does it hold the reader's interest to the end of the article?  That's a real test.  How often do we start an article only to find ourselves thinking of something else?  Only a fool would post an article before reading it through themselves. It's recommended that if the writer dozes off mid-way through that it be edited.  We aren't paid by the word.  On the other hand, posting 10 lines about a subject doesn't really fool anyone.   The articles below were all worth of a  .IS THE ARTICLE HARD CORE ...

Recently had an offer where the buyer wanted water access to the pond from the property across the street from the pond.   The seller thought there was an EASMENT with her deed to the right of way because in her 35 years of owning the property she and her neighbors would use the area in questions to access the water.  However, years have passed and the area in question is over grown and not passable ... so what is it actually?   She hired an attorney to figure it out... because it was a potential deal breaker.   The attorney explained to me in length (some attorneys like the sound of their own voice... as do some realtors, I suspect) that there was no EASEMENT that in fact it is an "ANCIENT WAY" which became a "PAPER ROAD"  and there is public access to it for all residents of Falmouth....

An agent says a Seller is "eager to sell." The buyer said what does that mean? Some may see desperation of the seller others may see an opportunity for an easier negotiation. In either case, I of course had my interpretation and advice for the buyer. My answer was:Whats does eager to sell mean? Good question and many people interpret it phrase differently. I believe the seller or the agent representing the seller is just making you know that the price is not firm, they are willing to negotiate. So just view the home and determine at what price the home may suit your needs. If so make an offer. Well last weekend I had two open houses on sunday.  ( No I was not at either one) I was out showing homes.  Two agents who needed some business decided to sit them.  Anyway the problem with most open houses including mine is getting people to show up. So I decided to blog open houses on active rain and to my surprise the response was over whelming. So how do you have a successful open house.  Here's what i found: 1. advertise in classified 2. put sign rider up a week in advance 3. put directional signs (hundreds of them) all over town. This is the most important part. Most people do buy the paper to look at open houses. They drive around! I was surprised too. The signs work.  How many do you need?
