  Few gatherings are as strange in Real Estate as those made up of Commercial Real Estate professionals. As I arrived in the building everyone was lined up at the registration table. When I arrived at the front of the line a nice young lady handed me a pen and a name tag. I started to introduce myself and she interupted with: you can put any name you want on that name tag and no need to state your company. Wow! I felt like a secret agent. Since I am new to this field my number would probably be 000. Oh, well I am here and the food is great and everyone is dressed up. I'm preparing my itinerary for a showing expedition to Fairfax County.   Gettin' the map, checkin' it twice and what have we here? A house with a single under-exposed photo of the outside, no virtual tour, but fabulous locaiton, price seems OK and - Oh!  No!!  What's this right under the "Do Not Contact Lister" notation on the MRIS?  It says this guy will pay a commission only to a sub-agent!  Yes, the commission to a buyer broker would be Zero!  Zip!  Nada!  So, I called the listing agent who was really nice.  I explained that there may have been a typo in the listing information and I just wanted to clarify things.  No typo.  It was a limited service listing, and this is exactly how the seller wanted the information entered.  Down Payment Assistance programs have been halted, but not dead as of yet. These programs have been known as DPA programs and are most used in conjunction with Nehemiah and AmeriDream®, Inc. There are other non-profit companies that have handled the DPA program, but these two are the largest. Personally I have always used Nehemiah and have found them very useful. The word out on the street is that as of today, October 1st, 2007, these down payment assistance programs, DPA's, have been stopped.  This would have severe implications on many FHA home buyers and even some conventional mortgages. Most of these buyers are first time homebuyers. There are over 1,000's of home buyers a year that have utilized this program. I have been using the range price format for many of my listings, with some it works great and with others it flops.  I am curious to hear from other realtors and clients, what they think of using a range price to help attract buyers to a sales listing?  I think the low end price is a good idea as it shows that the seller is willing to negotiate, however the high end price also states, they are not willing to give it away.

It is really hard to believe that Summer is going..  and Fall is making it's way in..  but that dose not mean that the buying or selling should slow down.  October is really a good month to buy a home, first of all homes always seem more cozy and warm, because most homeowners are dressing the home up for fall, and making it warm and inviting. the smells of fall send the message that the house is a home  Also around the Holidays people who are looking at homes are serious buyers and need to buy, buying a home in October will guarantee that you will celebrating the holidays in your new home, So.. just because the temps are cooling off there is no reason why home buyers are.. this is the best time.. to buy or sell a home. In this day of discount brokerage, is there anyone else out there who thinks they are worth the commission charged doing their job?  In our area, cutting commission seems to have become extremely commonplace, and that practice makes it more difficult for others to hold firm to their charge for services rendered.  I realize that commissions are negotiable and that there are exceptions that may warrant a lesser commission, however, they should be just that---exceptions---not the rule of thumb.   Years ago I worked with an individual that had the reputation for "giving away the store."  Every transaction seemed to have some little quirk that necessitated either that agent as an individual or the company to give up money to get the deal closed.I wonder how many agents explain how commission...

I had a buyer, who was in the middle of getting ready to sign a contract, see Jim Cramer's show and panic. Here is how I responded to her. I think it is important for all Realtors to take back and own the market data on their individual markets.
