Our challenge this month is on life lessons, personal and business from Carol Williams and Anna Banana Kruchten Phoenix Broker. On the personal front I have written many times about my life journey, and have mentioned in passing running the Philadelphia marathon. I had always wanted to run a marathon, honestly, I thought I wanted to run several, but one it turned out to be. I was celebrating a birthday and made the declaration that before my next birthday I would complete a marathon. I took almost a year to train, I am not the build of a runner, I am relatively tall, but stout, I played rugby and was a forward, where I could trundle around the field and contribute due to my weight and strength. But the running part was the hardest, but I also enjoyed getting out for a run and being in na...

Before we get our collective Realtor underwear in a bundle, we have all seen much worse things occur whilst in our duties as  Realtors. This is a case of a Realtor, showing a property to his buyer.  While he was waiting for his buyer to show up, he was waiting in the property, he went to the refrigerator, opened it up and helped himself to the seller's milk.  Okay, okay... not bad enough, I suppose, but he didn't take out the milk and pour himself a glass, he actually raised the bottle to his lips and drank directly from it ... then returned it to the fridge, as though nothing happened. The homeowner found this on his home camera, and confronted the Realtor a couple of days later, and asked him if there was anything he'd like to share about his previous visit.   The Realtor paused for a m...

Rumor has it that old mapmakers used to put the phrase "Here be dragons!" as a warning for unknown sections of the world.  Often, what we don't know, we fear, and there's still much we don't know. Some fears are legitimate.  If you've been in this business any length of time you've heard the stories.  Not every day ends well for those in the real estate profession as there are bad people with bad intent out there.  You need to mitigate the risks and protect your well-being.Other things can cause some anxiety, but with time and practice you can develop a proficiency that makes what was initially a challenge one of the easier things you'll do that day.For example, writing your first blog post can be intimidating. Will it be found? Will people read it?Will they comment? Will it help my busines...

My husband and I have now invested in and renovated two historic buildings in our town. Both projects were interesting, challenging, and fulfilling. There are certainly many things to consider before diving into any type of historic project.🚧 SCOPE. It is important to get a full understanding of the condition of the building you are considering. You will need to consult with engineers, city officials, the historic commission, inspectors, asbestos experts, architects, and many others who can help you get the full scope of the work needed.🚧 DUE DILIGENCE. You must do your homework with your city, county, and historic commission. Understanding what you plan to do with the building will be paramount for these entities to either approve or reject your project. 🚧 BUDGET. Once you know what it...

The past 4 articles I hope I helped some of you with services you need, disclaimer some of the people I listed are my 2nd or 3rd person I have used and maybe in a year my list will change.  I had a great handyman and one day he packed up and left for South Florida, I had a painter that disappeared after a crappy job leaving me to fix it.  If you have a tradesman that is responsive, fair with charges and delivers what they promise take care of them, give them a tip now and then, if it’s the end of the day offer them a beer.A good handyman can do electrical, plumbing and all sorts of repair to existing systems.  Leaky plumbing, tripped breaker they can do, running new service does require a licensed person.   My guy does about everything from installing LVP flooring to painting and recent...

Residential construction is coming back to life. Total housing startsrose nearly 22% from the previous month to 1.63 million annualized unitsin May. The monthly increase was driven by big gains in both single-family…which saw the largest monthly gains since 2020…and multifamily construction.Builders are becoming more confident about the housing market. The tight inventory of existing homes has pushed prospective buyersto the new-home market, pushing up that segment’s sales. No surprise, then, that surveys show growing industry confidence, despite high mortgage rates, which builders have offset somewhat with discounts and other incentives.Builders will ramp up single-family construction in the coming months.Issuance of single-family permits rose 4.8% in May, their fourth consecutive gain.Be...

Hurry, cross the street! We all know people who attempt to suck all the joy out of every situation possible, because they are unhappy. They may be online, fellow professionals, family members or friends in the same inner-circles. Mind you, they can be successful, financially stable individuals but choose to point out and focus on the worst in everyone and everything. They are miserable to be around and may quickly become adversarial. Typical behavior for joy suckers:  Twist to suit themselves - negatively projecting about others, revolves around their thoughts of feeling 'less than' Create hardships at whim - victim mentality in life as the common denominator for all contrived situations Seek to destroy positivity - it's similar to a balloon losing air when that person deflates another'...

Today, August 2, we celebrate a delectable treat that marries creamy ice cream with soft, chewy cookies - it's National Ice Cream Sandwich Day, a day dedicated to appreciating this beloved and nostalgic dessert. The ice cream sandwich, while simple in concept, is a delightful blend of contrasting textures and flavors. Typically, it involves a scoop of ice cream nestled between two cookies or thin cake layers. However, the beauty of the ice cream sandwich lies in its infinite adaptability, with countless flavor combinations to cater to every palate. The origins of the ice cream sandwich trace back to the late 19th century, where it was sold on the streets of New York for a penny. The earliest versions featured vanilla ice cream packed between two thin graham wafers. The dessert has evolved...

Today in our blog series "The ABC's of Real Estate," we delve into the concept of joint ventures in the real estate industry. In essence, a joint venture (JV) is a strategic agreement where two or more parties pool their resources to accomplish a specific task. In real estate, this typically means purchasing, developing, or managing properties. The Basics of Joint VenturesJoint ventures are a form of partnership that provides each participating party with the opportunity to combine resources and share the risks and rewards. They may be formed for a single project, or for an ongoing business relationship. One party might provide the financial resources, while the other might bring in-depth industry knowledge, access to valuable networks, or a portfolio of profitable properties.
