Monday was my interview/audition that I told y'all about here.The interview took place at my house.  Prior to the Field Producers arrival my daughter (who was home sick from school) was very anxious for me.  She was surprised that I was so calm.  I assured her it was only on the outside.  The Field Producer, Tom, arrived at 3 and explained the entire interview process.  We began with a mock Home Staging consultation.  A friend came over, Kelly McColgan an agent with Shorewood, and pretended to be the Agent selling the house.  We went through rooms in my house and I gave my professional assessment of how to Stage them as if my house were on the market.  The only way to do this was to look at my house objectively but since I'm really not selling, it took a minute to get in the right minds...

Last night my granddaughter was tested for her yellow belt in Karate. Why am I posting about this in AR? These ceremonies are a celebration of success. No, she is not a black belt yet but she is testing for the yellow belt. My friend and my mother watched on with me as Haley (my granddaughter) was tested and she didn't miss a beat. "I am so nervous for her" said my friend. But Haley was not nervous because she has been learning for one year, in little pieces, all the techniques that flowed seamlessly into a perfect exhibition. Haley was, however, nervous about how hard she was going to get hit in the stomach and if she would cry. I did not know what she was talking about until the end of the test. This morning, an inflationary telling report came out called the Core Personal Consumption Expenditure (PCE) Index.  This report is one of the large contributors to determing the Fed Funds Rate movement and it came in at 2.2%, just higher that the 2% the Feds like.  Nothing to worry about by itself as it showed more moderation of inflationary pressures.The problem is another part of the report which measures the spending habits of Americans, called the personal savings rate.  This number came out in the "scary" range at a rate of negative 1.0%.  WHy is that scary?  It is the lowest rate since 1933, during the Great Depression.  Something has got to give.I look at the numbers and all I can say is it clearly shows that Americans need to find themselves a true mortgage planning professiona...

Today on a few acres of a former steel yard near downtown Cleveland, the first store in Steelyard Commons opened up: Home Depot.  Okay, so another Home Depot opened up.  Big deal.  But if you look at where this Home Depot is located, it is a bigger deal than what you think.A local real estate developer in 2004 purchased land that was used as part of a former steelmill near downtown Cleveland.  This land has just been sitting there as an eyesore for people from Cleveland's westside driving to downtown.  By the end of the year, a Wal-Mart, Target, Best Buy and many other stores will be opening up in this location, just a 5 minute drive from downtown Cleveland and other inner city neighborhoods.  So why is this a big deal?The City of Cleveland, until now, has not had a shopping complex wit...

I recently did a search on Active Rain for Home Repairs and Home Inspections issues and was not surprised to find over 60 blogs about this issue. My concern about home inspections and repairs is about the entire process itself. My experience has been that purchase price negotiations are the easy part of the equation. After we have the Offer to Purchase Contract done, the real drama often begins. In North Carolina we use the Residential Property Disclosure Form that sellers fill out indicating any known problems with a structure. A seller can respond in a way that indicates there are problems/no problems with a particular house component, or makes No Representation regarding whether there is a problem or not with any house system. I usually don't list or sell many condos and I'm so glad that I don't. I've had a few condo listing experiences that really have made be think hard about ever buying a condo.  Huge special assessments could be lurking in the wings with no readily available way to know about them, at least the way things are currently in Georgia.We had a listing a few years ago in a condo complex where the HOA was considering making a $15,000 assessement against each owner in order to correct some siding issues.  The units had an average value of around $160,000.  The HOA was divided.  Some wanted to go forward while others wanted to hold off and try to make repairs for less.  After a year of going back and forth, it was finally voted down by a small margin.  While this was on the table, it was almost im...

The Federal Reserve held the line on rates yesterday keeping their benchmark rate at 5.25% while noting that inflation was still a concern. "Readings on core inflation have improved modestly in the recent months, and inflation pressures seem likely to moderate over time."The news yesterday has temporarily stopped the bleeding in the bond market which has been going on since the end of December. For the first time in many days rates moved moderately lower across the curve with mid range ARM rates improving by as much as .125% in rate. Tomorrow we have the "biggie" of the week, unemployment data. The best advice is if you like what you see today...you might want to lock it...
