GATED COMMUNITIES IN GREATER CHARLOTTEUnlike in many other major metropolitan centers around the nation, Charlotte does not have a large number of gated communities. At least partially this is because in a gated community the roads are considered private and the counties won't maintain the roads within the community. This results in either much higher HOA fees or regular assessments to maintain the private roads. Many home buyers simply don't want to pay those higher fees or assessments. ADVANTAGES OF GATED COMMUNITIESLiving in a gated community provides some homeowners with a sense of additional security, prestige and exclusivity, as well as privacy. You'll have fewer solicitors or strangers knocking on your door or people wandering through your neighborhood whom you don't know. Throu...

June 2021 ActiveRain Challenge - Post-Pandemic, Let Freedom Ring! WOW! I remember last June’s challenge, sharing our thoughts on ‘Rising Above the Pandemic,’ hosted by Carol Williams & Anna Banana Kruchten CRS, CRB, Phoenix Broker. All I can say is thank goodness we have moved past the state we were in one year ago!  I know everyone is excited to have our freedoms back once again in most parts of the country. As we see airport traffic and tourism soar, more people dining out as many restaurants are opening back up in most parts of the country and of course, the best part, HUGGING!  Kathy Streib and I are challenging members to share some post-pandemic plans - either in your personal or business lives. Will you be taking that summer or fall vacation you missed last year or are you upping...

Nobody enters into real estate intending to fail. In reality, most agents begin their careers in real estate to make it a lifetime profession. However, the irony is that many novice agents give up after their first year in the industry. Adults may likely overlook the usefulness of a mentor or coach. However, agents who constantly learn new tactics to increase their efficiency and revenue are the most effective. In addition to seminars, networking activities, staff training, and on-the-job learning, real estate coaching services are another way for agents to expand their businesses and keep up with industry news, resources, and procedures.6 Real Estate Coaching  Programs To Become a Better Real Estate Agent in 2021If you’re at a stage in your career where you’d like to devote more time t...

I think it was three or four years ago I noticed workers taking down a concrete block building located at the western edge of the Toyota Dealership on 1618 North Roosevelt Blvd in Key West. I seem to recall going back and taking a picture of the places before it was totally gone because I assumed a new building would replace it. I have looked throughout my old shoe box and cannot find that photo. But I did find two aerial photos taken in 1999 that show the building next KWFD Station1 with Bayview Park to the west. SLOW FORWARD to maybe December 2020 or so. I noticed workers preparing the site for some new construction. Forms went up and a massive concrete pad was built. In January 2021 the construction to a divergent turn I had never seen in Key West. Giant wood poles were being erected...

Kitchen cabinets are typically the built in furniture placed in most kitchens for storage of cooking utensils, food, and more often silverware and plates for daily table service. Appliances like ovens, refrigerators, and dishwashers are also often incorporated into kitchen cabinet design. Kitchen cabinets can range from cheap plastic to wooden, steel, or other materials depending on the kitchen style and function. There are several different types of kitchen cabinets, and it's important to understand them before choosing one. Most kitchen cabinets are built for function, not style, so the more functional the cabinetry, the more functionally desired they will be. Functional kitchen cabinets should include shelving units for appliances, drawers to store small kitchen items, cabinets that h...

6 Reasons to Celebrate National Homeownership Month Our homes are so much more than the houses we live in. For many, they’ve also become our workplaces, schools for our children, and safe harbors in which we’ve weathered the toughest moments of a global pandemic. Today, 65.6% of Americans call their homes their own, a rate that has risen to its highest point in 8 years. As National Homeownership Month kicks off this June, homeowners have every reason to celebrate. A survey by Gallup just ranked real estate as the best investment you can make for the eighth year in a row. However, unlike other investment options, the benefits of owning a home aren’t purely financial. Here are the top ways Americans are winning by owning a home. Non-Financial Benefits: 1. Civic Participation: Owning a hom...

Well, I'm a day late in this post. For a Veteran and Gold Star Family, every day is Memorial Day.Yesterday was the day we observe as Memorial Day. A somber day. A day when we mourn over and honor those men and women that gave their lives while serving. Even today our active duty men & women are still serving & dying in foreign theaters of operation. Memorial Day is not really a day of gleeful celebration, For some reason, this year was very trying, personally. Yesterday, a small band of Veterans and community members met at Harmony Cemetery, Union Cemetery, South Byfield Cemetery & VFW Park to honor those men and women that gave their lives while serving. Many veterans make it back home physically. Some with wounds that are seen, while others quietly bear wounds that are not seen. The wo...

The last year has put emphasis on the importance of ones home. As a result, some renters are making the jump into homeownership while some homeowners are re-evaluating their current house and considering a move to one that better fits their current lifestyle. Understanding how housing affordability works and the main market factors that impact it may help those who are ready to buy a home narrow down the optimal window of time in which to make a purchase. There are three main factors that go into determining how affordable homes are for buyers: Mortgage Rates Mortgage Payments as a Percentage of Income Home Prices The National Association of Realtors (NAR) produces a Housing Affordability Index. It takes these three factors into account and determines an overall affordability score for h...
