By Grant Schneider, Your Coach Helping You Create Successful Outcomes
(Performance Development Strategies)
Your real estate organization is only as good as your people. Great people and great teams do not happen by accident. Creating a successful team requires right actions by the leadership.   There are two very important actions that must be taken by team leaders. First, you must start with the right people and these people must share your values. But then leadership has the challenge of retaining those high performers by keeping them engaged and producing results. Engaged teams will lead to loyal customers and loyal customers will lead to a sustainable real estate business. In our business climate it is not enough to be good, we must exceed our customers’ expectations. That is not going to happen if you have a lot of highly qualified but individual performers who don’t share vision, value...

A simple way to put the heart of Jesus Christ into Christmas-and make the holidays more meaningful-is by celebrating the Advent Season in your Home.Advent, which is based on the Latin word for “coming”, is the time of preparing our hearts for the birth of Christ on Christmas, December 25. Most Catholic, Presbyterian, Methodist and other Protestant religions celebrate advent. Establishing personal family traditions with advent is simple to do, yet create lasting memories. The Advent season begins the Sunday closest to Nov. 30. For 2019, Advent starts on December 1 and is celebrated the next three Sundays, concluding on Christmas Eve, December 24.Celebrating Advent is a matter of the heart, and does not require extensive cost nor expensive preparation. The key elements are an Advent wreath,...

William George was born in Pompey, New York back in 1818 to William and Stacy. His education was limited to the rudiments taught in a country school. To help support his family he left school when he was 13 to carry mail in the local area. In 1838, he worked with Hough & Gilchrist grocers. In 1841, he worked as a fright agent for the Auburn and Syracuse Railroad. In 1845, he along with Henry and Daniel opened up their own freight agency running from Buffalo to Cincinnati, St. Louis and Chicago. By 1866, the company had expanded naming William the president. He remained in that position until his death in 1881.What you may not know about William George Fargo is that the company he organized with Henry and Daniel was the American Express Company. Quite an accomplishment for someone with ju...

Country Blessed Living at It’s Finest with Rocket the Raccoon. Jim and I moved from Austin TX two years ago and bought a small ranch in Medina County just outside of San Antonio approximately 50 miles from the city lights. Our ranch is located in the Texas hill-country about fourteen miles from Bandera TX known at the “Cowboy Capital of the World”. When I’m not working with clients selling real estate we take our three Lab-dogs out for their morning ride down a bumpy country road approx 16 mile which loops back to our house. Our Labs enjoy seeing wildlife; deer, feral hogs with the occasional cows.On one of our morning drives we came across a very small baby raccoon pup on the side of the road. It’s mother was nowhere to be found and the rule is to never disturb stray baby animals becaus...

Living in Colorado, we always hear some funny sayings that do hold true when you live in Colorado --- 1.   You always know which direction is West.   (the mountains never move) 2.   You're always waiting for the moment your entire state erupts into wildfires every June through August. 3.  The snow stopped, so you then see some people wearing shorts and hiking boots. 4.   The need to shovel to get to the BBQ grill, no matter what time of year it is. 5.  You struggle to figure out which brewery to meet friends at --- there are so many to choose from! 6.  You were always jealous of Jake Jabs, as he got to play with the tigers in the American Furniture commercials. 7.   Denver just had 5 inches of snow, and it is a normal day.....school is still in, still need to go to work....lives goes o...

It's hard to believe its December and only 23 days before Christmas! I have my tree up, mantel decorated and wreathes on my exterior windows hung. Geno would be proud of me. Our family went to the UT football game and we must have brought them good luck... 49-24!!We negotiated repairs for my seller so things are on track to close on December 20th. I met with sellers who are preparing their home to come on the market in February. They have a home under construction in FL.Good grief.. .. . did you know Austin just broke another real estate record?

WHAT should be included in the MLS comments section of a listing? Here is your chance to sound off. It was a frustrating Saturday searching MLS for homes that meet my relocation buyers needs. I found NO rhyme nor reason why some agents write what they do in the MLS comments on new listings. Before we get into what should be in the comments and what should not, let me tell you what i found.   1. No comments at all. Yes you read that right, a listing without any comments.2. When the agent abbreviates and the average buyer asks "What the heck does this mean?" Such as 7/3/2.5 Col. on 1 ac.  fha/gas heat with fin LL. 3. When an agent writes a book. They write a description full of adjectives but no real information a buyer needs. Such as: Walk through the front door into a home filled with l...

Each Sunday morning, Jasen Edwards sends out an email along with a video. And this was another thought-provoking Sunday morning read. This week he was asking his coaching students to describe favorite clients along with a worksheet, which I skipped.    Thinking back, my favorite clients have not been easy peasy.  They were not the ones that bought and sold immediately. But they were usually exciting and fun to be around.  My favorite and memorable clients ...  They’ve been the ones with challenging needs. They took extremely more time to find a home or to sell their property.  There are a few buyers who have searched for a couple of years, yes years to find the right home.  And there have been sellers that have taken that long to find the right buyer. Thank goodness, not too many. But the...

One of the oldest questions in the book "Should a home seller leave when a buyer is coming to see the home?" Now, we as Realtors know the answer, at least most of us. But, I met a seller who did not. Over the summer my relocation buyer and I went to see a new listing. We had an appointment, showed up on time and to our surprise, Mr. Seller was home.  As we tried to look at the home, he was in our way every minute. As my buyer opened a closet door he would shut. Turn on a light, he turned it off. Then there he was with a story about everything. From what is wrong, why he is moving and what he did not like about the house. He killed his own sale faster than a lightning bolt. Fast forward 3 months I get a call. It is Mr. Seller, his listing has expired and he remembered me from the showing...

The holidays are here and what better way to be ready for this season (and winter) than by taking preemptive home maintenance and safety measures.  Fall asleep rest assured your family, visitors and home are safe.  Be sure to get your CHECKLIST DOWNLOAD HERE and have a great December and enjoy the holiday season! 1.  "The only way to have a friend is to be one." ---Ralph Waldo Emerson  Welcome December with the implementation of your dreams. May you begin this month being mindful of common courtesy using Best Practices.  Think about everything going on in your life that would be of interest to others. Check your calendars. If you're marketing your business, make it interesting. Being unique draws people in. Photos to the eye are like candy to a child. Be sweet when you write.  Use proper spelling and grammar. Keep posts and sentences short. Answer questions and respond to comments as quickly as you can. Be careful about using the right name. For example, "Thank you for sharing, (Name) may be nice but when you respond to everyone the same way and say no more, there is no real connection and people g...

Who hasn't visited with sorrow? Regret? Remorse? Welcome to the human race where "pain" & error is part of our short journey here and while we do not seek it out or set a place for it it finds us in some mysterious way and makes the visit. How? We are complex creatures with a variety of needs fueled by endless experiences. Pain & error travel parallel to us and at some point our paths crossTYPES OF ARENASMental, emotional, psychological, physical and spiritual realms are not only deliberate channels that give feedback and input non-stop but also are a type of playground for us allowing a nurturing to take place that helps us to develop & reach potentials.
