What I Learned This Week at ActiveRain-February 24 to March 2, 2019 I learn something new every day at ActiveRain! With this series, I try to highlight one post per day that gave me that lightbulb moment. It could be something techie, something about Real Estate or the other professions that I never knew, about a place, or about a person. Or, it could be a post that made me sit up and take notice!  February 24: Nick Vandekar Things are disappearingWhat has been disappearing in your world??? I can remember in the "way back" machine when my Rolodex was something I guarded with my life!!! February 25: Paul S Henderson The reason birds can fly...Often you don't need a whole post to make a statement. I love the quote Paul picked. If you would like a great way to begin your day, follow Paul's...

Is it Important to have a Sewer Line Inspection when Buying a Home? When buying a home, new or a resale, having a general home inspection is pretty darn important. The minimum inspection you should have, in my professional opinion, is a general home inspection. I believe you are taking a huge risk by not spending the money on this. And there are plenty of other inspections and evaluations to consider during your due diligence period depending on the house, the overall condition, the age, and any concerns the inspector has or you personally have. Money for inspections is well spent and I have seen numerous times where buyers were very pleased they spent the money on inspections. So what other inspections might you consider? These evaluations could include the roof, HVAC, plumbing, electr...

In 2012, the Chinese government introduced a simplified way to write the word LOVE! Pictured above are the two versions of love.  In the simplified version, they omitted the heart character.  Could it be that they were influenced by Tina Turner's song, What's Love Got To Do With it.  As Tina wrote, "Who needs a heart, when a heart can be broken?" The traditional LOVE Chinese spelling of love, translates as care/work with heart.  The new symbol just means caring/working. The love is gone! The Taiwanese stayed with the old symbol feeling that without the heart (pictured above), the meaning was lost.  The Hong Kong contingent is also unhappy and agrees.  From the reports we have read, the companies headquartered in Hong Kong prefer hiring workers from Taiwan because they feel that people ...

March Active Rain Challenge - Book Smart because Books and art often go hand-in-hand. I went to a private Art Show and took this picture.  Just so that you know, one of my clients was holding  the Invitation only Art Show at the Chateau Marmont  on the Sunset Strip. This is the place where the who’s who of Hollywood love to hide for a night or two but love to be seen having breakfast or lunch in the various garden eateries, but I am digressing.  My goal and intent were to write more about the Exhibit, which caused a great deal of interest, but an Active Rain friends suggested that we create a “Fun Contest” - not always just about Real Estate, Localism Post Contests, etc. You know, just to have fun - let the inspiration take you wherever....  Painting by Paul FreedSo, with that said, her...

Do you know why we use Daylight Saving Time? (Technically, yes, it is Daylight Saving Time, NOT Daylight SavingS Time). With next weekend's SPRING FORWARD on Sun., March 10th at 2:00 am, it seems like an appropriate time for a lesson on DST. One of the big reasons DST is observed is:  Studies done by the U.S. Department of Transportation in 1975 showed that Daylight Saving Time trims the entire country's electricity usage by a small but significant amount, about one percent each day, because less electricity is used for lighting and appliances (which comprise about 25 percent of electricity used). A 1976 survey of 2.7 million citizens in New South Wales, Australia, found 68% liked daylight saving. In New Zealand, energy providers found that power usage decreases 3.5 percent when daylig...

David Dunbar was born in Arbroath, Angus, Scotland back in 1854. His family moved to Detroit when he was two. At 15 he left school to work for a company that made plumbing goods. The company experienced financial troubles in 1882, at which time he and a partner took it over. At 28 he invented a lawn sprinkler and a method for permanently coast cast iron with vitreous enamel. With his inventions, he had enough capital to turn his attention to another line of business. In 1902, he started another company. If you could find the first one he built you could retire, well maybe. More on that in a moment. In 1906, he accepted a severance package and left the company he had founded. He only had one share of the company in his possession. That share was bought for $100,000.00 equal to $2,788,519....

In the USA, real estate works through agents and brokers. These licensed salespeople assist during a real estate transaction by marketing homes, communicating with attorneys, and negotiating on behalf of their clients, though the rising use of the Internet and other technologies has changed their role in recent years. In the USA, any two parties can exchange real estate, but the process to do so is fairly complicated. There are offers to negotiate, inspections to schedule, and legal steps to take. This is why the vast majority of people hire a real estate agent or broker. In fact, 87 percent of all homes are bought or sold using an agent or broker, according to statistics from the National Association of Realtors. Once an agent or broker is involved, the process to exchange property is...

"Victoria Carter and Kirk Rickman are Real estate agents who provide a personalized APP from CheckListing.app to their clients.  Click   https://checklisting.app  to find out how CheckListing can benefit you!" By Lee Wallender Judging by shows on DIY Network and HGTV, it takes approximately 24 minutes to renovate a house.  We all know this is not true. But this style of fast-shot remodeling presided over by glib hosts takes away from the core notion that home renovation is complex and difficult and real.Following is the approximate process for whole-house renovation.1. Design and PlanningA sketch on a cocktail napkin, full-blown architectural plans, or just a firm set of thoughts about how the remodel should progress. Great information despite a different business. Give Your Audience More Than One Way to Know Who You Are   Yesterday I was working around the house and listening to whatever was on the television. I had headphones on and was not in the room where the television was.   I heard a commercial about some huge furniture sale (we are in the market for a few pieces). From what I heard, it was a sale that warranted my checking it out.   Only one thing...I heard when the sale was and how much I could save BUT I never heard the name of the store or where it was located.   Had I been in the room I could easily have looked on the screen to see the name of the store. All I heard was that there was going to be a sale!  I wish that they had just mentioned the name of the store.     I’m no advertising o...

What’s Your Home Actually Worth? Discover What Buyers Will Pay in Today’s Market  It’s easy to look up how much money you have in your savings account or the real-time value of your stock investments. But determining the dollar value of a home is trickier. As a seller, knowing your home’s worth helps you price it correctly when you put it up for sale. If you price it too high, it may sit on the market. But price it too low and you may be losing out on a good chunk of money (nobody wants that!). For buyers, it’s important to know a home’s worth before you make an offer. You want your offer to be competitive, but you don’t want to overpay for the property. Even if you’re not a buyer or seller right now, as a current homeowner you might just be curious about the value of your home. Keeping...

I wonder sometimes if our clients see Real Estate professionals as people who get up around 10am. Go meet friends for coffee. Have a long lunch. call a few people in the afternoon. And then call it a day. They might if you don't help explain the process as you go about helping them. There is definitely value added to our clients every minute of the day as a true professional goes about their work. It might not be obvious at first, but the value is there. For instance, a typical day for me consists of getting to work around 7:30 in the morning. This is my quiet time when I work on writing blogs, captions for photos, listing narratives, and other word intensive projects. All of this hones my written communication skills that use to my clients advantage.I also do research on the areas I work...

Some great advice for sellers looking to pick the best offer for their home:  There are more homebuyers than homes currently for sale in today’s market. As a result, it is likely that home sellers will wind up with a multiple offer situation when putting their house up for sale. Accepting the highest offer seems like the easy choice, but it may not always be the best thing to do. Below, I’ve discussed other important considerations when it comes to accepting an offer from a homebuyer. Pre-Qualified And Pre-Approved Homebuyers The majority of offers will include a letter from a financial institution specifying that a homebuyer is either pre-qualified or pre-approved for a mortgage loan. Don’t be confused by the fact that people often use these terms interchangeably. There is a significan...

Every town seems to have a neighborhood which has broad appeal. In Saline, Wildwood is one such neighborhood. Here occupants find wooded lots, walkout basements and proximity to many area amenities. What I thought my readers would find interesting is how this specific market has changed over time, measured over the past 12 plus years as well as what I see happening now. The sales information is gleaned from the Ann Arbor Area Board of Realtors MLS and does not include For Sale by Owner properties.    This first image is a scatter graph of the adjusted sales price of each sale from 2006 to 2/28/19. Prices are clearly trending upward. The next graph shows the adjusted price per square foot in the same period. Price per square foot is meaningful, in that in a data set that contains differ...
