Authenticity is perhaps the most important concept in personal branding for luxury real estate or any other real estate marketing professionals. Without authenticity, you live in a masquerade ball or hell as we see it. What is at stake if you forego authenticity? Quite simply, it is your own happiness. When you walk out the door, you have to remember to take your mask and put it on like Eleanor Rigby (Beatles song), "waits at the window, wearing the face that she keeps in a jar by the door.." Some real estate marketing professionals think they need a persona to aid them in being a success in their careers.  We certainly met many when we had our practice in commercial real estate, as well as those in luxury and other areas of residential real estate. They were Oscar worthy  actors in th...

The Yes, No, and Maybe of ItQuality outsourcing (Virtual Assistance) can be a tricky issue.  While some Realtors® have embraced this service, others remain unconvinced. Some agents are more comfortable with using domestic resources than sending their work overseas.  It's a concern whether an overseas company will provide the same quality of work as domestic services.  There's also an issue about whether English is their first language. To help you make an informed decision, this post will take a look at outsourcing and examine when quality may and may not be compromised. What Exactly is Outsourcing (Virtual Assistance)? Way back in 2008, Inc. Magazine wrote an article about Virtual Assistants in which they said,Real estate professionals are among the professionals who should consider hir...

Making a bandsaw box is an easy and quite enjoyable DIY process. However, to get a great box and some of the best bandsaw boxes patterns you need to follow some rules. It is therefore pretty important that you do certain things right including the use of the right blade and making cuts in the right sequence. This guide wraps up this cool band saw project in the easiest way possible. Follow it through for your next big plan.Step 1: Choose Your WoodChoose a huge chunk of wood. This will depend on the size of the band saw box that you want to make.Personally, I have always used a 3” x 4” x 6” piece of wood (spalted tamarind) whenever I am making a band saw box.Well you can always go low but anything less than 2” thick is not the right piece of wood to go for.And don’t mind hardwoods or soft...

This is part 16 of excerpts from the trail log which was located on a New York portion of the Appalachian trail. For the post which explains this series, click here.  Each new edition includes a quote from a hiker, along with this writer's insight into what the person might have meant. Your interpretation may be different! Following is my selection of this week's thoughts of a hiker.   June 5, 2016 Are we there yet?  This made me laugh when I first read it, since I could just envision a young child in the back seat five minutes into a multi-hour trip stating these words all parents dread. And then repeating them every few minutes until someone loses patience! Then I read the words again and thought about them coming from a hiker. I'm sure they were written with a sense of humor. They mi...

OK!! As my drive to become the biggest manufactured home lender in the country (along with some other goals) moves forward, here are my latest ideas. We are doing the construction loan on manufactured homes. For those not in the mortgage industry, very few lend on manufactured homes. I think that it’s the stigma which comes with it when someone says that, “I’m buying a mobile home”. Also, the loans are not huge (probably $150k’ish). Very few do manufactured, fewer do it well and almost NO ONE does a construction loan on a manufactured home. Now here comes myself and my company. I looked up the National Conference on Manufactured Homes and was wondering if anyone has ever gone to the national conference on this?? There is also a local one coming up in Kentucky. In the past, when I have g...

“Renovation Loan Inspectors and Consultants”     Hey Joe, Another question...………. do we have to use a certain home inspector or does it matter with this type of loan. You didn't mention anything about it so I am guessing I can choose my own. Thanks, Wendy Most renovation loans involve a home inspector, renovation consultant and an appraiser. Costs vary depending on different parts of the country and how extensive the renovation is. The costs can typically vary from $1500 to $3000. Also keep in mind that these fees are paid in advance of a closing. Most clients are better off to get the recommendations from their Realtor or the lender for the best home inspectors and consultants.

“Be Prepared to Make Your Offer”   Mr. PetrowskyMy Realtor, Bill XXXXXX recommended that I contact you. He told me that no one did a better job with reno loans. We found a home we like that needs renovation, we need your help. How do we go about doing that bid for the reno?  What is the system for that?  First steps?  One of my concerns is that the market is really hot right now, and many houses we have looked at are selling super fast; is the 203k process very involved and time consuming?  Would we have time to get that in place, or do we not need it in place before making an offer?  Also, are there a lot of fees involved we need to take into account?  Buying a home can be challenging enough, but when you add doing renovations as part of the purchase it can create an even larger ch...

“Smart Pigs, Dumb Farmer”  A farmer had 5 female pigs. Times were hard, so he decided to take them to the county fair and sell them. At the fair, he met another farmer who owned 5 male pigs. After talking a bit, they decided to mate the pigs and split everything 50/50.The farmers lived 60 miles apart, so they decided to drive 30 miles each morning and find a field in which to let the pigs mate. The first morning, the farmer with the female pigs got up at 5 a.m., loaded the pigs into the family station wagon (the only vehicle he had) and drove the 30 miles. While the pigs were in the field mating, he asked the other farmer, "How will I know if they are pregnant?"The other farmer replied, "If they're lying in the grass tomorrow morning, they'll be pregnant. If they're lying in the mud, they...
