The Buying Of My First and Only House Kathy Streib and Carol Williams host this month's challenge. They want us to tell them about buying our first home. Some cannot remember their first home or choose to forget the experience; maybe it was purchased with a former spouse. For me, this is a straightforward challenge because, believe it or not, I am still in that first home we purchased.  My husband was content living comfortably in a spacious apartment with a  great balcony view of woods and a stream. I wanted to be a homeowner. My Lee challenged me and said he would consider it if I could find a house in a specific price range. He was sure there was no home we would agree on, especially at that price. For years I went looking with and without a REALTOR®- Yes, that agent told me I was too...

In today's fast-paced and competitive real estate market, many realtors are experiencing frustration with the current business landscape. The growing emphasis on marketing, lead generation, and sales tactics has overshadowed the fundamental principles of the profession: providing exceptional value and service to clients. However, there is a better way to succeed in this evolving industry by focusing on adding value to the consumer through extensive research, advanced valuation techniques, and personalized service rather than solely relying on marketing strategies and Lead generation. The Value-Driven ApproachAt its core, the value-driven approach emphasizes the importance of understanding client's needs, preferences, and goals. This approach requires realtors to go beyond simply finding...

The Importance of Proper Staging for Residential and Commercial Real Estate PhotographyIn today's digital age, a potential buyer or tenant's first impression of a property is usually through online photos. This makes real estate photography quality a critical aspect of the sales process. And while a professional residential real estate photographer can make a difference, staging the property before the photoshoot can make an even more significant impact.Staging a property involves creating a space that looks attractive, welcoming, and appealing to potential buyers or tenants. The goal is to highlight the property's best features, showcase its potential, and help viewers envision themselves living or working in the space. However, the approach to staging can differ depending on whether t...

5 Creative Techniques to Capture Real Estate PhotosAs a real estate agent, first impressions matter a lot. In today's digital age, potential buyers are more likely to come across your property listings online before they ever set foot in the actual property. This makes the quality of your photos all the more important. Capturing stunning residential real estate photos is not just about pointing and shooting; it requires creativity and a keen eye for detail.According to the National Association of Realtors (NAR), 93% of homebuyers use the internet to search for homes. This means that in today's digital age, your property listings' quality and visual appeal are critical in catching the attention of potential buyers. One of the most effective ways to make your listings stand out is through...

Origins of April Fools' Day Some historians speculate that April Fools’ Day dates back to 1582, when France switched from the Julian calendar to the Gregorian calendar, as called for by the Council of Trent in 1563. In the Julian Calendar, as in the Hindu calendar, the new year began with the spring equinox around April 1.  People who were slow to get the news or failed to recognize that the start of the new year had moved to January 1 and continued to celebrate it during the last week of March through April 1 became the butt of jokes and hoaxes and were called “April fools.” These pranks included having paper fish placed on their backs and being referred to as “poisson d’avril” (April fish), said to symbolize a young, easily caught fish and a gullible person. Hilaria in Ancient Rome H...

(TOUCHSTONE REAL ESTATE)
When I first moved to Florida one thing I noticed is the amount of open land around towns and cities.  A lot of pastures and forest which having only visited all the major cities found surprising.  Even around The Villages there are plenty of open spaces and new construction not affiliated with The Villages. It makes sense you would find new construction outside The Villages as families relocate here to support the 140,000-retirement community.  It is estimated 20,000 people work in The Villages and many have families and want a short commute to work.  Living in The Villages is not an option as nobody under 19 can live here.I am involved with one of these families as I am guiding them through new construction outside of The Villages.  They are building a beautiful home about 4 miles from...

When the winds kick up, there is a fire danger warning put out, and yesterday was the day!   Winds up next to the foothills were up to 90 miles per hour, and they caused an electrical line to go down, starting a fire. The fire started in Morrison and burned around 40 acres, yet luckily no structures were burned.   By 9 pm last night, the fire was not contained, but the wind gusts were down to 60 miles per hour.   There was a concert at Red Rocks planned, but was canceled due to the fire danger. There was another fire in Aurora around Cherry Creek State Park, but was small, and contained quickly. We have had a few "dustings" of snow, but not much in the month of March, which we desperately need.    This coming week we have snow or rain in the forecast, which hopefully will help the dry t...
