~ Facebook Marketing Tips ~Do you know what the easiest way to generate a steady stream of Facebook leads is?  It is not ads nor is it FB groups, although both should be an integral part of your overall Facebook strategy. It is simply to engage those who make contact with you. Acknowledge those consumers who leave a comment, respond to your private messages, and even seek out those who leave a like. The more "touch" you provide, the better your chances are of creating leads that turn into clients.Did You Know...According to Gizmodo, there are over 300 million photos posted to FB each and every day. Are your photos standing out from the crowd or just noise in the background?  ;-) What's in it for you? If you are zipping through this article to collect easy comment points you are really m...

Blog posts typically fall into one of two categories.1.  Blogging for the present.  We want to establish a conversation, broadcast an event, just share something for fun, etc.2.  Sowing seeds for the future.  Evergreen posts.  These are probably low comment type posts, but we hope the consumer finds them, loves them, and hires us.  Now the first category can still lead to business, even the just for fun posts.  Who knows when a potential home buyer or seller identifies with your volunteer work, your church, your military past, etc.  Or maybe your expertise in local events gains their attention and they remember you when they have real estate needs. The second category CAN start working for you immediately, but their primary strength is the fact that they're informative today and will be ...

ActiveRain Challenges & Contest Ideas - What's Yours? Most members have always enjoyed our ActiveRain Challenges & Contests. This past month, we took a break and received some valuable feedback about the monthly challenges. For the most part, we really missed the contests but, the most powerful feedback we received by not having one last month was twofold: members want to learn something from them and/or you just want to have fun participating in them and/or reading them!  So, this month, the only contest/challenge we will be hosting is this:   We want your suggestions, ideas, topics!  What do you want to learn from other members? What do you want to challenge yourself to do? We are asking for the best ideas for an ActiveRain challenge or contest! The winner will receive mega-points AND...

Social media is an excellent tool for small businesses, yet, the use of social media by small business staff can definitely put the company in danger. Many small business owners and managers don’t realize this.Recently, I was talking to employees of a credit union about what to do in a robbery. Before this presentation, police officers had staged a robbery in the same credit union. The fake robbery was so real, some of the tellers were brought to tears, thinking they were really getting robbed. After they were filled in on what was happening, everyone on the team discussed it. One of the most telling moments is when one of the tellers shared her story. During the mock robbery, one of the “robbers” handed a teller a note. It said this: “Your husband works at Pine Street Motors. We kidnapp...

I had two interactions today that reminded me how important it is to be the sunshine with the people you interact with. You never know where a person is in his/her life, and a little act of kindness can be like a gift.I stopped by a convenience store on the way to the health department for a septic system report. There is a young lady there that I think is one of the nicest people I've ever met. A few months ago I told her how impressed I had been by her and she thanked me and today she beams whenever I show up. Shortly after that exchange a new employee joined the staff. She had a very flat affect. Some may interpret it as unfriendly, but I wasn't buying it. After she had been there for a few weeks, I struck up a conversation with her starting with a compliment. She looked up at me, smi...

Tahoe Takeaways Part II - the Marketing       In Part I of my take aways from our annual Lake Tahoe summit, I discussed the market - where it is, and where it's headed.  Another major topic of Tahoe this year was marketing.  Marketing is no small part of what we do, and is actually the single most important thing we can become better at to increase our production, but the means of marketing are a constantly changing animal.  So how to keep up?      I'd argue (and speakers at Tahoe would agree) that we need a combination approach - new technology combined with old school sales principles.  For lenders, it's important to realize consumers no longer need us to know what the interest rate is today.  For real estate agents, it's equally important to know consumers don't need you to find a ho...

(Berkshire Hathaway HomeServices California Properties)
The Spring Real Estate Market in Westchester, CA 90045 is starting to heat up. Just as the temperatures are starting to rise in Los Angeles, so are the motivation levels of the buyers. Not only are Realtors grousing about the lack of inventory of homes, but so are buyers. They would like to buy a home now. The reasons are many as well as varied, some would like to buy before the summer comes, others would like to buy  a home before the interest rates climb. There are so many discussions about the lack of inventory. Almost as many discussions are about the price increases. This is translating to a focus on the affordability crisis. In other words, many buyers are starting to realize if they do not buy now, they might be priced out of the market in areas that they thought were marginal at...

This post is about the drive to the top – what it takes to be the best. I joined an elite business in August of 1991. Joining that company was the greatest decision of my life. I unfortunately had to part ways with them in May of 1996 (you are only allowed to officially stay with them for a period of 5 years). During my tenure, I was surrounded by the absolute best minds in the industry. Here is what they taught me. Set a goal and come up with a plan to get thereNever QuitHave a short memory after a lossYou can always work harderNever be satisfied with where you areIf you are not satisfied with what you have, do something about itWhen you come to work -- workDrill the same technique thousands upon thousands of timesDon't make excuses The best part of the company was that they allowed me...

Ready to buy a home? Home ownership is a dream for many people. It's also a daunting and nerve-wracking concept. It means commitment and responsibility and is a major milestone in any person's life.  Before you sign that dotted line, or before you become overwhelmed by all the different decisions you have to make as a first-time home buyer, here are some things you have to know about buying your first home in Waukesha.  1. Know your motivation. Take a moment and evaluate why you like to buy a home. Don't do it because other people have been prodding you to. Are you buying because you're tired of your rent money disappearing without going to some sort of investment? Is it because you're planning to start a family? Is it because you've fallen in love with a certain property?  Discover you...

He attended Syracuse University in Syracuse, New York, graduating in 1951 with a degree in advertising. He worked at WOLF-AM and went by the name of Dick Clay. He later became operator of 1440 KPRO in Riverside, California. In 1952, he moved to Drexel Hill, Pennsylvania where he was a disc jockey at WFIL. From there he went into television. Why do I look so young on my business card?YOU GOT OLD FOOL.I remember early in my career, seeing older Realtors with really young looking business card pictures and I thought, how pitiful, they haven't looked like that in years. Not wanting to be an OLD FOOL.  I took the picture off my web site.  I no longer order business cards.  I don't use a picture on my print advertising.Yet, I look up at this blog and see myself 10 years ago.  Damn, I looked good.So now, I have to make myself transition.Hello world the older more mature looking Randy is coming.
