   As your eyes wander through the listings on MLS and you spot the NEW PRICE  label that accompanies some of them....and click on the "history" button to see what the New Improved...now motivated price is over what the past price was for the listing.....you sometimes learn that the Seller is driving...or more appropriately, dragging the price...the reduction was $5,000 or less than the previous price that the market rejected.    Regardless of the price the Seller(s) want...need....must have....the market decides.   The comparables aren't what a they want them to be...what an appraiser may have said months ago...the market decides TODAY what the price is....      The longer that a house stays on the market at a price that has been rejected...no showings...few showings...no offer....the ...

 What could I possibly mean by saying you need to be a real estate doctor?  To answer that question just think about your last visit to your doctor.  Maybe you had a physical but maybe you had some ache or health issue.  So, for example, lets say you have a pain in your knee.First our doctor does a thorough examination. She asks us questions such as, where does it hurt? How long has it hurt? She may then suggest some of the causes of such pain such as a torn tendon. Then she asks if you have experienced unusual activity that might be related to our knee pain. Hubbard was born in Topawa, Arizona Territory back in 1912.  He studied at the University of Arizona, he led the Navajo tribal band as a trombone player and singer.Just prior to WWII he enlisted in the United States Marine Corp.  he was an instructor for the Navajo Code Talker’s.  he trained over 200 men to transmit coded messages using the Navajo language.  After his tour of duty, he was appointed Director of Indian Development. Recommendation: iPhone Screen & Digitizer Kit DYI I did it!  What did I do? Usually when someone says, "I did it!", it's something GOOD.  Well, the first thing "I did" was NOT GOOD... I dropped my iPhone (which I swore I would not do).   The result was a tiny little crack at one corner.  OK, I can live with that.  I had removed the case for a few days, for a change... but quickly put it back in the case.  That drop was onto my concrete patio so I felt pretty lucky with just a small infraction of my rule of keeping it in the case.   6 months go by, a small thin piece of plastic that is around my on/off button of my case breaks and the rubber covering is gone... cannot turn my phone off/on with the case on it.     Today, the very first day of October....my Mom would have been 96...the anniversaries are hard....Holidays are not ever the same.....and we miss her every day.  David lost his Mom when he was 15 so we always said that My Mother was as much his as mine since he knew her as an adult and had her for more years ....and shared a home with her during the last six months of her life.  He was more of a son to her than her own who lived on the other side of the country....making sure that the fresh corn on the cob she loved all summer was part of her lunch...the Candy raisins and Violet lozenges ehe enjoyed...and a nightly game of "Tick" were all part of their relationship.     My mother did have a "flair for the dramatic".....and even chose that the day she left us which was on Thanksgiving...

Time is a real estate agents worst enemy some days. Just one buyer showing up late can ruin a whole days schedule. With the arrival of October, there is a Active Rain challenge to write about time management. The lack of it or how we can keep it under control.  With so much to do, so many places to be and so so many people to see, time management is a MUST. For me, the simple and old school process of scheduling is a must. The biggest help is at the end of every day to set the following days schedule. Set appointments in a circular pattern to not "Chris cross". To set appointments in a pattern where you head out to the farthest place and work your way back through out the day.  I also set my schedule to leave time to fill in what pops up.
