If You Are Going to Sell For Sale By Owner...When an agent gets a request from a buyer-client to see a home that is For Sale By Owner, there are a couple thoughts that fly through your mind.  My first thought in a seller's market, is, "Hooray!  A house no other buyer will know about.  No competition from other buyers."  The second thought is whether or not the seller is offering a buyer's agent commission.  If the the seller isn't offering buyer agent compensation and it comes down the buyer to pay me directly, there is a slim chance that buyer is going to want to proceed to actually viewing the home when I share that unfortunate news.  Of course, we can always compensate by offering less so that the buyer can afford to pay me.   It's an easily solved problem.  Not that sellers will be ...

 Moving day came....and having checked with the Seller numerous times....weeks beore having offered a moving company at a discount...suggestions for supplies, etc. I was assured everything would be moved by the time of the final walk thru the day before closing.     I reminded that the contract said the house was to be in "broom swept" condition and all items not included in the sale were to be taken, those that were supposed to be left, in their proper place.      The day before closing despite all the timely predictiPhoneons, instead of a final walk thru that evening could be in the mornng. (Closing was early afternoon.)  After some rearranging the Buyers agreed to do the walk thru the next day on the way to closing. And the phone rang .....the selling agent and I had enjoyed a good ...
