The Little ThingsI have always loved learning people's back stories.  I used to work in an elementary school office and was fascinated by all different the people, circumstances, opportunities, and experiences that came together to form families, communities.  I've found that when a client shares a detail about their life, it may seem small, but can be monumental in the end.  If you talk to anyone long enough, you will eventually get them to talk about something about which they feel passionate.  They will get a twinkle in their eye, and the pace of their speaking pattern will quicken.  Very often they will think this dream is out of reach ("I could never afford that house", "I'm too young to downsize"), when all it takes is putting together a good plan.  Yes, that house may not be feas...

Buyers Are Not Going to Make Offers on Overpriced ListingsOne thing for sure, real estate market is HOT!! It’s sizzling. Some areas are experiencing low inventory with high demand that’s causing home prices to go up, especially in the affordable price range. What is an affordable price range you might ask? Well, that truly depends on where you are in the country, in Clermont FL area, the affordable price range is just middle of the road, between $200,000 and $250,000. That number will look a lot different if you are in NY or Los Angeles. If you are in a hot seller's market with high demand and low inventory with increasing home prices month after month, you might want to list your home for sale above the fair market value and hoping buyers will make offers on an overpriced listing.BUT......

If you want to be the market leader in your area or a niche therein you must become an expert at identifying and cultivating common ground with as many potential clients and referral sources as possible. All too often, we hear people say, “I have nothing in common with certain people”, and by that very statement, they dismiss a cornucopia of business opportunities.  Identifying and cultivating common ground is a two-step process.  Each step requires a specific skill. Step One: Identification To identify what you do have in common with others you need to notice more about them and their personal environment. You also need encourage people to tell you about what interests them.  Then, keep an open mind instead of shutting down after your automatic critiques and knee jerk reactions. By doi...

Prickly Pear Jelly, ActiveRain, and The Value of ConnectionsHad the pleasure of sharing lunch with Mike Jones with Sunstreet Mortgage on Tuesday this week.  I have enjoyed working transactions with him in the past, and look forward to future endeavors.  When I got the message through LinkedIn about meeting, I said, "I'm in!"First off, I was gifted with the fruits of the desert, Prickly Pear Jelly AND Prickly Pear Syrup.  Mike says it's great on ice cream AND steak.  I'll try both!Secondly, I was told about Kent's Heart & Hope Foundation, and invited to an Inaugural Brunch this month.  https://www.kentsheartandhope.org/about-us.htmlYou may know Gabrielle Kamahele Rhind , the founder, through Active Rain. We've all been there. The sellers have cleaned their house and are ready for the photos to be taken, or at least in their minds.Take a few minutes to remove the dish soap, dish towels, lotion bottle, etc from the counter tops. Put the paper towel holder out of view of the camera lense. I didn't do it in this example, but maybe even go so far as to move the coffee machine and fruit bowl. Honestly even I missed that when setting up this shot, the fuit bowl does not bring anything to this photo... so move it out of sight.

This Coming Soon period is usually up to 2 weeks giving the sellers time to make everything as fine as it can be. Coming Soon Signs Build Anticipation It's a fact that people want to be in the know. They like to be the first to find out what is happening in a neighborhood and in a fast real estate market they want to get a jump on the competition. Buyers need to be poised and ready to act when a new listing is getting ready to hit the market because good listings can sell within hours of going live.  There is controversy in the real estate industry as to whether these Coming Soon signs are ethical and fair or are they just so the listing agent can scoop all the buyers and shut other agents from being able to sell the new listing? I am sure there are some agents that want to captivate th...
