A Recipe for Blogging It’s been a few years since I wrote about this but the beginning of a new year of blogging might be a good time to haul it out of the mothballs of my mind. Blogging can be a challenge.  There is always the dilemma of what to write about.  There have been many posts by members here offering excellent topics to help jog your mind. Liz and Bill Spear wrote one about summer blog topics.  For me, it boils down to 4 Es.  When I write a post I hope that my post has at least one of these E’s in itEducationalWith some topics, I hope to inform the reader.   Often, it’s regarding staging...what it is and what it isn’t.  You have only to read a post by one of our inspectors, for example, to learn about why you shouldn’t pressure clean siding on a home by Jay Markanich  or how ...

To New Beginnings  Starting my year with SAVERS January 1st, the start of a New Year. New beginnings, new thoughts, new hopes, and new goals are in the works for many today. There are 365 blank pages in my book waiting to be filled by me.  Many of my friends were probably out late or better yet, early this morning celebrating the arrival of a brand new year. I, on the other hand, couldn't stay up to welcome the new arrival.  2017 will be different. Why do you ask? Well, it will be a year filled with gratitude.... daily gratitude whether it is a good or bad day. There is always something to be grateful for. One can be grateful even from failures. Without failure, one is unable to grow or learn. So for 2017, I will be grateful even for my failures. I have been lucky to come upon the book ...

I am across the pond for a few days to celebrate, end the old and begin the new with the people most important to me. Germans go crazy (and I mean that in the most loving way) on New Year's Eve. It's legal to purchase fireworks (but for some brands) and put on a show... perhaps you can  imagine how noisy it can get during this one special night. It starts in the early evening, intensifies in the last hours of the old year and peaks a few minutes after midnight. There is a very good reason. Fireworks are set off to scare away bad spirits. Way back when, some 450 or so years ago, it was mainly to deter the God of War, Wotan. Thus, the more, the louder, the brighter (nowadays).. the better! I had all intentions to post a little video, capturing the spectacle from a hill overlooking the cit...

I'm sitting here on January 1, nursing a very tiny hangover from some really nice bottles of Silver Oak that I shared with friends last night, thinking about 2017. Dreaming really, once again, of having a year that's supremely well-organized, in which I follow up diligently with every new potential client and all of the old ones, in which I plan ahead for meetings rather than in the two hours right before. That sort of thing. Just like last year, I'm trying to figure out what system of calendaring and planning works best for me. And I'm curious. What do you love about the system you use? What do you dislike most?I seem to have settled on a nice combination of a hard calendar that I carry with me and my Google calendar that syncs from my computer to my Android and vice versa. This mornin...

Every New Year is a great time to set a course for the year that follows. It's a good time to set aside things that rob your life of energy, ideas and peace, and it's the perfect time to create happiness, success and joy. In business, there are many things that are constantly vying for your time. What you yield to will help determine your future. I don't make New Year's resolutions, but I do make plans. This year, I will make some course changes. For instance: I will focus on positive things and refuse to focus on negative things. There are plenty of negative things in the world, but there are also plenty of positive things. The glass half-full half-empty debate overlooks the fact that the glass is refillable. I will fill my mind with positive thoughts and refuse to dwell on the negativ...

Last Friday I was driving down North Central Avenue in Kent. I’m on my way to Maggie’s On Meeker to meet my friend Dave for a holiday get together over breakfast. My head’s in a deep think year-end buzz about life, the universe, and everything. You know what I mean.“Wasn’t 2016 like totally something else?” Indeed it was, I’m thinking... My thoughts are running fast this morning, like a free-form jazz rap. “Who needs media today!? Not me, I’m self streaming live, baby!”My internal kaleidoscope is busy juxtaposing random arrays of past, present and future, when it surfaces... I’m grateful. All things considered, 2016 was a very good year and I’m thankful for family, friends, work, successes, failures, encounters, several events, and a few great adventures too. When I look to 2017 it’s wi...

As I write this, it is 10am on December 31st and CNN informed me that it is already 2017 in Sydney, Australia.  Happy New Year! As you celebrate the new year, there are cliches you're likely to hear tonight. Someone will wear something glittery and someone else will affectionately refer to them as The Ball.  Someone will make a joke about kissing the family pet at midnight because they’re single.  Some cliches will be with us forever, other trends come and need to go.If your resolution is to update your home decor this year, I have scoured the interwebs and come up with the experts top interior trends for 2017.  Greenery, specifically Pantone 15-0343 is the 2017 Color of the Year.   Pantone, the company that makes color their life's work has determined that Greenery "is a fresh and zest...

Debbie Reynolds "Appraisers use data based on past sales. They do not use emotions and use an arms length evaluation to arrive at the value."Right on target - and - re-blog! Seller's Have Biased Opinions of their Home Values Many have their own opinions based on how they feel about their homes and their own evaluation. Some check online evaluation services and this is very misleading. The truth is the value is determined by what a buyer is willing to pay. If the buyer is using a mortgage then the value may be determined by an appraiser working for the lender. Appraisers use data based on past sales. They do not use emotions and use an arms length evaluation to arrive at the value.    These items do not determine a home's value. What you paid for the home. How much you have invested into...

Eleanor McClintock was born in Hartford, Connecticut back in 1902 to Thomas and Sara.  She could trace her ancestry back to an old American who made the journey on the Mayflower to the New World.  She was described as a tomboy and being an independent and solitary child.  She and her father were close but had a very difficult relationship with her mother beginning at an early age.The family moved to Brooklyn in 1908 where she graduated from Erasmus Hall High School.  she continued her education at Cornell, studying agriculture, she became fond of jazz and botany receiving her BS in 1923.  She continued her studies concentrating on something which she will forever be written down in the history books for (more on that shortly).  She received her PhD in 1927 from Cornell. In 1930 she was t...

With a fixed rate mortgage, the interest rate does not change for the term of the loan; the monthly payment is always the same. Typically, the shorter the loan period, the more attractive the interest rate will be. A 30 year fixed rate mortgage is the most popular type of loan when borrowers are able to lock into a low rate. A 15 year fixed rate mortgage allows you to pay off your loan quicker and lock into an attractive lower interest rate. Working together we can see if your loan is in need of repair. To find out if you qualify and to learn how much you may be able to save, call today.    Happy New Year My Friends  As you set goals for 2017, Remember Proverbs 16:3 "Commit to the Lord whatever you do, and your plans will succeed."  This New Year is yours, what will you do with it? In 2017 I will do all I can to live in the moment.  In 2017 I will surround myself with people who inspire me.  In 2017 I will be very careful about what I'm thinking. I will remember that my thoughts run my life. In 2017 I won't take everything so seriously.  In 2017 I will choose happiness instead of chasing it.  In 2017 I will take responsibility for my own happiness.  In 2017 I will fall in love with taking care of my body.  In 2017 I will not let the behavior of others destroy my inner peace.  In 2017 I will do all that I can to seek joy and to bring joy to those I touch. In 2017 I will ...

Happy New Year 2017 Y'all I wrote a blog several years ago about southern customs serving black-eye-peas and cabbage or collard greens for the new year day meal to bring good luck and prosperity to those who believe.      Southerners are very superstitious if they don't eat black-eye-peas on New Year's Day? Tradition has it that the custom came about during the Civil War when the Union troops stripped the countryside of all stored food, crops, and livestock. Northerners considered fields of corn and peas only suitable for livestock and did not steal or destroy the crops. Southerners discovered if they added pork or ham to the black-eye-peas it added flavor and they would also serve collard greens. Today many of serve cabbage, mustard greens or turnip greens to symbolize money and the pe...

New Year's Seller Tip      I have been working in this business for a while now and I have seen a lot.  I have been through at least 3 cycles and I think we are going into the 4th one.  One of the things I have noticed over the years is that when the seller is at the showing, things do not go well.  Here is one example for you:      Yesterday I was showing a condo to a potential buyer and the seller was there to let us in, and let the barking dog outside.  After the showing was over the seller started talking to the buyer or maybe it was the buyer talking with the seller.  Anyway, the buyer was making small talk in the beginning like where are you moving to etc.  Then the shocker came when the buyer said,  "What is the lowest price you will take for the property?"        This was a litt...

Happy Birthday Buttons & Happy New Year Buttons is 14 today.  She came to us at 5 months old from a breeder who wouldn't use her for showing because she had pointy ears and a broken tail. She was to be used for breeding.  A friend of mine told the breeder, No, don't do that.  I have a friend who would love to have her.  And so it began... Buttons joined Coco, our special needs dog.   Coco wasn't much of a player so Buttons kind of hung with and protected her.  When Gracie joined the group, the playing began in earnest! Buttons was jet black and white as a puppy.  She loved to watch lizards.  She loved and still loves to go for walks.  She has since greyed (haven't we all?)  She has lost her hearing, but follows me everywhere.    Here she is this past week having retrieved the treat from...

Top 5 Reasons You Should Not For Sale By Owner In today’s market, with home prices rising and a lack of inventory, some homeowners may consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). There are several reasons why this might not be a good idea for the vast majority of sellers. Here are the top five reasons: 1. Exposure to Prospective Buyers Recent studies have shown that 94% of buyers search online for a home. That is in comparison to only 17% looking at print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you? 2. Results Come from the Internet Where did buyers find the home they actually purchased? 51% on the internet 34% from a Real Estate Agent 9% from a yard sign 1% from newsp...

Available on ebay right now is this interesting plate that was probably made in 1959 when Dr. and Mrs. Porter Rodgers were owners of a horse named Rodgers Perfection.  He was trained by Joe Webb who lived and trained in Searcy AR.  I have blogged about this famous horse and trainer before but I have not seen a plate like this one.Note its size.  It is being held in a hand and the description calls it a pottery desk tray.  In 1959 it could also been designed for use as an ash tray.  Here is part of the description on ebay and the price.  It probably would have been a good Christmas gift for someone.Roger's Perfection was the world grand champion walking horse in 1959, so I am assuming that is when this tray was made. We are offering this item with a  BUY IT NOW price of $45.00.
