Lead Generation Challenge for October: Finding, Qualifying, & Tracking Now that Fall is officially here, it’s almost Halloween, and we are in the last quarter it’s time to get down to business, YOUR business, for the rest of this year but especially looking ahead to 2017. Everyone needs leads as well as repeat clients to grow their business, whether you are an agent, lender, stager, inspector, title or escrow professional, or other real estate-related vendor (e.g., moving company, flooring, HVAC, termite).  There are lots of ways to generate these essential leads depending on your business model – agent and client referrals, direct mail, farming, online marketing, networking, repeat business, and perhaps even buying them. Some leads are good ones, while others might not be desirable for...

The BananaTude logo is back!  I am so glad that the BananaTude Logo is back up! It's been missing for sometime now and it just looked - well -  very sad. Thanks to Bob Stewart for getting this on his long list of fixes.  We all appreciate everything you guys and gals are doing to make ActiveRain the best real estate platform on the planet!  Calling all BananaTudes!  There are several contests this month that can assist all of us in shaking up our thought processes and/or getting us to jump start blogging (if you've been blogged challenged as of late).  I encourage everyone to participate in at least one of two of the contests. And don't do it for the points!  Do it because it gives you an opportunity to challenge yourself as well as give back to other agents by sharing your stories. S...

We all have memories of the first time we did something big in real estate, probably, but not necessarily, as newbies.  This challenge is about sharing your story with the rest of us of your first interaction with a client or customer (or someone else’s) that left an indelible mark on your psyche. It doesn’t matter what field you are in.  It could be your first listing appointment, your first home inspection, your first staging presentation, your first Open House or your first settlement.   What happened?   Were you terrified or totally confident?   Did you actually have any idea what you were doing? Was there help from a broker-in-charge or mentor there to help you, and did they actually help? Were any old pros involved, and were they nice or were they stinkers? Did it have a happy endi...

Last week, I ran across a cool article in Atlas Obscura about ten very inaccesible bars, and wasn't surprised to see Vernadsky Station topping their list. Mary and I had visited Vernadsky on our trip to Antarctica several years ago.   Vernadsky is a Ukrainian research station and its claim to fame, besides winning the Antarctica Soccer Cup twice, is that this is where the hole in the ozone layer was discovered. At that time, Vernadsky was owned by the British. When financial cutbacks forced the closure of the station, Britain was faced with two choices - completely disassemble and remove all traces of the station or find someone to take it over. As complete disassembly would have been horribly expensive, they sold the station to Ukraine for £1.   Vernadsky has a wonderful bar, officiall...

EB-5 program extended with no reforms to DecemberThe program, which grants foreign investors green cards after they invest at least $500,000 in job-producing ventures plus $50,000 in admin fees, was set to expire on September 30th. Major  developments have secured and are in the midst of securing capital via EB-5, including SkyRise Miami, Panorama Tower, Paramount Miami Worldcenter, Metropica, the Highlands, One Thousand Museum and restaurant groups like Tap 42 and Meat Market in South Florida. Congress passed a continuing resolution for the EB-5 program with no refoRms. Congress kept the bill afloat in a similar situation last September at the end of the government’s fiscal year. The bill is expected  to raise the minimum investment requirement from $500,000 to $800,000 in high unemplo...

This week's edition of Animals of the MLS features a lazy tabby who doesn't care what is going on around them as long as their favorite lounging spot is available. There's no way this kitty was going to move for anything other than feeding time and possible to rub up against some legs while purring the day away. This feline is showing the photographer/agent that this is their territory and they won't be easily whisked away. There are generally two kinds of cats when entering a property to show prospective home buyers. The first variety will greet you at the door and give you a guided tour of the entire residence room by room. The second kind will run away as fast as they can as soon as they hear the key being inserted in to the lock. They'll be hidden away until everyone has left, or pe...

September 2016 home sales in the Waxhaw area of the Charlotte, North Carolina  metro area (the 28173 zip code--encompassing the three towns of Waxhaw, Marvin and Weddington) continued on the strong path we've seen since the start of 2016. In fact, September could be described as an excellent month for Waxhaw area sales. The average sale price of Waxhaw area homes increased in September 2016 by 8.1% to just over $428,000 versus September 2015. Sales prices were also up as compared with the prior month of August 2016. Average days on market for property listings dropped by 4 days to 67 days, a 4.6% improvement over the same period last year. Median days on market also dropped 11 days to 29, a 27.5% improvement in September 2016. Average price per square foot increased by 7.8% to $125/squa...
