Life is full of "what ifs" and "if onlys"  and while I don't see the point in really dwelling too much on past mistakes, it is helpful to put them in perspective and learn from them. As far as my real estate career goes, there are a few things I would have done differently if I were to start over right now, but probably the biggest regret - which also serves as the biggest piece of advice for new agents who are just getting started in this career - is spending too much money on too many things before I knew what I not only needed but would actually use. DON'T BUY EVERYTHING YOU SEE. I totally admit to being boisterous in my spending habits in the beginning;  I went to an industry trade event early in my career and got totally caught up in the hype, the pitch, the fun, the excitement.  O...

Every so often I'll have a client who will forego my sage advice.  When that happens, there's nothing much I can do but uphold my fiduciary duties, which include "obedience" to the clients.  When it comes to experience in all things "real estate" this is what I've formed as my own, personal opinion when it comes to "lender call centers":  I don't like them!My clients are given two or three lender referrals.  The majority of buyers will borrow money, rather than paying cash and that's when "the talk" comes in to play.  Local lenders are much better to work withOver the years, when I've had to deal with the lender in an out-of-state "call center,"  I cringe.  I've had rude from:  Chase, Wells Fargo, Quicken, etc.Not that it makes a difference to what I think, but here's the thing that cha...

Lesson learned: "Don't put all your eggs in one basket." You know the saying, "Don't put all your eggs in one basket."  For real estate agents just starting out, my advice is to avoid tying all systems to a brokerage. Have your own separate web site, email address and contact management system in place. That is the biggest mistake I made when first becoming an agent, through ignorance. Due to a difference of opinion, the owner of the real estate brokerage refused to pay the Web Master for services rendered and she went in and deleted E-V-E-R-Y-T-H-I-N-G.  Google is BIG on high quality content.. I mean really big on it. Which is good. So many SEO companies use outsourced Internet marketers in India and other overseas countries as their main content source, so all the content is spun (same information, worded a little differently), has poor grammar and multiple misspellings. As a selling agent and an investor that sells properties owned by me and my investors, I have a perspective that is more seller oriented than Realtor oriented.I stopped offering my deals for FHA financing.  Most of my deals are flips, to keep them cheap we don't do massive rehabs, we dont want to pay sellers closing fees and we dont want to pay for 2nd appraisals.So, no FHA on the data input sheet for financing.  Yet, I get called all the time by buyers agents that want to argue with me that I should do their FHA deal...and then they want me to pay their buyers closing fees.I appreciate that this is a tight market.  All the good houses are way over priced.  Cash buyers have driven up prices and FHA buyers are losing deals, because the houses dont appraise.
