Wishing you and yours a happy holiday season. Here is my advent calender from last year that I thought I would share with you again this year. Each day click on on the corresponding door to be transported to a seasonal post celebrating the many holiday traditions enjoyed here in Hawai'i. One change from last year's calendar is that Hanukaha will begin on the 6th of Dec. Producing quality real estate videos does not require having fancy equipment and a degree from film school. As a matter of fact, most Realtors® walk around with a high definition camera in their pockets every time they leave home. The smartphone has come a long way. If supplemented with a few inexpensive items, your mobile device will make your real estate videos look professional and boost your brand’s image.Let’s first start off by saying that listings and virtual tour videos should still be done by a professional if this is in your budget. However, if you’d like to have a bigger presence in the video marketing space, a few small tweaks and investments can up your game quickly.Camera positionYou don’t have to be James Cameron, but you do should avoid holding your device vertically. 5 Tips for Decorating Your “For Sale” Home This Holiday.Yes, houses do go on the market before and during the holiday season.  And if your house is for sale you’re probably wondering if you can put up any decorations. Go ahead and celebrate the season! Buyers are human and understand that it is a holiday season but if do choose to add some holiday cheer, here are... 5 Tips for Decorating Your “For Sale” Home: 1. Allow the Buyer to see the space.Buyers still need to see your space...it’s what you’re selling.  You won’t want to have so many distractions (ie. decorations) that the buyer’s eyes are bouncing all over your space!2. Allow the Buyer to walk through your space.Sometimes chairs have to be moved and doors blocked to accommodate the getting-larger-every-year Christmas tree.  If, ho...

During the Thanksgiving and Christmas holidays, your kitchen will be the busiest and messiest place of your home. Aside from people coming and going, there most likely will be a lot of food and non-food stuff cluttering your kitchen. To get your kitchen in shape for the holiday season, here are some effective tips to help you declutter and get things organized, making your kitchen the perfect workspace.1. Free your countertops. Your kitchen counter serves as the "drop zone" in your kitchen. It has everything in there - from mail stacks, keys, backpacks, homeworks, water bottles, books and maybe even clothes. Whenever you want to prepare or cook food, maneuvering around these other stuff is really challenging. To eliminate this problem and make your countertops clutter-free, designate a s...

What I Learned This Week At ActiveRain-November 29 to December 5, 2015 I learn something new every day at ActiveRain!  With this series I try to highlight one post per day that gave me that “lightbulb” moment.  It could be something techie, something about Real Estate, about a place or person!  Or it could be a post that made me sit up and take notice. November 29: Michael Thornton Home Inspectors are NOT Codes Inspectors. We tend to want to blame the messenger. Michael's post shows how important it is that your home inspectors are professional and thorough and that they know the codes. November 30: John Meussner  Great Ways to Give Back This Holiday SeasonIt is the season of giving and John has offered some great ways to give back to the community.   December 1: Belinda Spillman   Seco...

A member recently posted in the Q&A section here on ActiveRain, and basically asked the question, "Why don't my posts get featured?"As someone who has participated on this platform since its inception, I can tell you that this has been an on-going topic of tremendous debate, angst, and mystery.I once had the distinct pleasure (or pain) of being one of those tasked with 'featuring' posts, first as a volunteer moderator, and later as a member of ActiveRain staff. Since the very beginning, there has been a love-hate relationship with 'Goldy.'Allow me to offer a few thoughts and suggestions as they relate to being 'Featured' and the Ever-Illusive Golden Star:1. If you want to get 'Featured," - simply send Bob Stewart tickets to any major sporting event, preferably the Seahawks...(just kiddi...

Look for the Silver Lining even in a Bad Situation As we all know all too well, many times stuff just happens out of the blue which causes all of us to experience a major problem or what appears to be a major issue. Sitting back and thinking what just happened and what might have happened might reveal a silver lining. We all have things that happen which were unexpected and cause us stress and unhappiness. Turning a negative into a positive is certainly an excellent way to deal with these situations.  I am sure of few of you who are thinking what is this guy talking about with this gibberish. Let me digress and explain. Last Wednesday evening i left work earlier than normal and wanted to get home or at back to Katy as I had a whole list of things to accomplish before Thanksgiving arrive...

Loan Limits Increased for 2016      Loan limits for conventional loans will be increased across several states and counties in an effort to keep financing options on pace with home values.  While the list of counties where increases will take place is not too extensive (only 5 states will see increases), Colorado and Tennessee will each see large areas with higher conventional loan limits than were available in 2015. Here's the complete list:  California 2016 loan limit increases (only counties with an increase are shown) Monterey County - $529,000 (currently $502,550)Napa County - $625,500 (currently $615,250)San Diego County - $580,750 (currently $562,350)Sonoma County - $554,300 (currently $520,950)  Colorado 2016 loan limit increases      The following counties will see conventional...

Does Googling a Buyer or Seller change the Negotiation? Many buyers and sellers are curious about the identity of the person(s) they are negotiating with, and start to find out as much as they can about them.    The Internet makes this pretty easy, unless the principals have been able to stay out of social media. With business, most are on LinkedIn with a profile with your work history, which is where most results are found.   If they are a pro member, they can see you were viewing their profile.   Facebook has better security, and most have their settings to where you cannot see anything unless you are a friend. Does knowing who you are working with sway how you do the negotiations?   Or is it just curiosity of who they are, and want to see their faces?   Does it hinder the negotiation...

ASK AN AMBASSADOR: Chasing The Feature FairyWe're in real estate.  By nature, that means most of us are competitive.  That we've got some ego (which we put aside for our clients' sake).  That we like to get recognized (because really, what good is a plaque on the wall or some glass trophy but to tell us "we done good"??).But as bloggers in the Rain, it's EASY to get caught up in the chase for a Feature.  But frankly it's long odds.  Let's do the math:Typical day there's 18 slots on the Home page and they don't always cycle through in a day, so maybe there won't even be 18 new featured posts that day.Next, assume 1500 to 2000 posts a day get written on an average day in the Rain.18 divided by 2000 means 1 out of every 111 posts gets featured. And that's just if everything was done at rand...

Annette Lawrence , Palm Harbor, FL 727-420-4041 Found this by way of one of your answers to another question.  Excellent food for thought.  Bookmarking and Re-Blogging!  Thanks! A recent question by Tony and Suzanne Marriott inspired this blog. Let's get Married! Relationships simply do not start that way, they need time to construct don't they? Getting married requires knowing the greater purpose, understanding the compatibility, assessing the maturity to overcome, the commitment to assure the others success.   This process holds true for the relationships real estate professionals need to have with their audience. You must BUILD a relationship as opposed to the fallacy of self-proclaiming one exists.   As real estate professionals building relationships is the heart beat of the succes...

It’s still a seller’s market, with prices up and homes for sale down in South Florida.According to the Realtors Association of the Palm Beaches (RAPB), the number of single family homes listed for sale in Palm Beach County is lower than it was last October. Listings are also down in Miami-Dade and Broward counties. What this means for the majority of  buyers - those in the $150,000 - $350,000 range -  is that competition remains very tight. There are bidding wars in some areas, as buyers struggle to find homes that give them the home of their dreams with no extra work to be done.Get a mortgage pre-approval.In order to prepare themselves for the current market, the first thing that buyers need to do is obtain pre-approval letters from their lenders. According to Preston Ware, of the Mortg...

Every year at this time we all hear the various “horror” stories that occur on Black Friday but most of the time it’s nothing too terrible. Maybe there are a lot of stories dealing with just how rude and inconsiderate some people are towards others during this yearly shopping event but some stories are worse than others. Some of the stories circulating this year (and in the past) include the store associate that had to deal with a customer that had called 911 because this particular retailer was not able to “price match” an item with the same item being offered at Best Buy for a lower price. Not too terrible, right?  Then there is the story about the security guard that did nothing more horrendous than walk into the front door to report for duty when he was instantly punched in the face...

People sell their homes all year round.  Sometimes it doesn’t matter what is traditionally considered the “best time,” because life just happens! That being said, a lot of people wait to buy or sell their homes until the Spring, and that might not be the best move— for either party. Why?      Generally speaking, those that are either listing or looking for a home, are serious.  They are eager to get the deal done and “off season” transactions usually go a little faster along the typical home-buying timeline.        A big portion of this mentality is getting ready for the year’s end.  For tax purposes, or tying up loose ends for a start fresh in the new year, buyers and sellers are more willing to negotiate.  Buyers typically have a slight advantage during this time of year because ...
