(Sell with Soul)
A few years ago I wrote a blog called "Professionals Don't Need Scripts" where I pontificated on my strongly held opinion that someone who is an expert in their field (or even reasonably competent) should not have to (or want to) rely on scripts when interacting with clients or potential clients. So today, a mere 2.25 years later, I'd like to expand upon that notion with a discussion of the emailed script, aka "drip emails."Let's start with a definition of "drip emails." A Drip Email Campaign (for the purposes of this blog anyway) is a pre-written series of emails that you send to someone you have met or had a conversation with about real estate. In all likelihood, you can "personalize" the emails with the person's name ("Dear Matilda,"), but otherwise, the emails go out automatically w...

We have always been proponents of high touch.  High touch equals high trust. Early in our commercial real estate career in Beverly Hills, California we developed a high touch system with our listing clients and our buyer clients. We were one of the first real estate firms to use computers throughout our entire organization. We bought ACT (considered the best at the time) as our customer relationship management software to help us manage our time and stay consistently in touch with our clients.   ACT replaced our tickler file system. But, we knew it could not replace us.  We knew we still had to have face time and phone time with our clients.  When we took on a new listing, whether it was a sales listing or a leasing assignment in an office building or retail project, we sat down with ou...

I was an older newbie. I had a couple of careers before I got my real estate license and owned numerous properties. My accountant told me to buy something and I did, and then I bought another and another. After  waitressing in my late 30's, I decided I wanted to make a living at something I enjoyed, rather than schlepping heavy trays around. (I also remembered that the trays were easier to carry in my teens.) So I went to real estate school and placed my license at a firm where an agent I had used to buy worked.I was good on the phones and before long I was training others to call FSBO's and get the appointments. I learned what to do by avoiding what disappointed me in the transactions I had experienced while working with others. I learned about listening from those who had not listened...

This month Patricia Kennedy is hosting the "October Challenge:  Your Best Advice for Real Estate Newbies", in which she challenges us "Oldies" to think back on our own career, and write a post about the very best advice we got that could help a rookie become a rock star.  I have had careers in three very different sales fields, but even though all three were very different from one another, they all required the same things in order to be successful.  So My 12 Suggestions On How To Become A Sales Rock Star are: 1.  Don’t take things personally! Don’t be discouraged if you are not welcomed with open arms. Don’t blame yourself for someone else’s frustration, if you are not the cause Sales can be difficult and frustrating. You have to have a thick skin. 2.  Take time each day to count the ...

Welcome back - it's Blooper Time. I am all for having a martini or two, folks. Maybe even three if it’s at least 10:00 AM. (I have my standards, you know.) However, I do draw the line at drinking and typing. Read these real estate bloopers and tell me if you agree that there should be a breathalyzer test for fingers:Corn Squeezins = Loss of Reason“Pone found at open house” (Proudly offered by Alabama Fats and his Cornbread Combo.)“Seller says he’s don” (Hence that horse head staring at you from under your blanket.)“New studdo in back” (New bottle of Viagra in medicine cabinet.)“Cabbage lights line the driveway” (Welcome to the International House of Slaw.)“Long lisp of improvements” (Thairs, thucco, thiding and thewer?)"See the moon set" (Hey you on the floor - you're talking to the bot...

Boston Real Estate luxury market report statistics are provided by the Institute for Luxury Home Marketing.  The luxury home market acts and reacts very differently than the regular housing market.  There is more inventory, the houses stay on the market longer than lesser priced home because the pool of people who can buy these homes is smaller.  Dedham real estate is showing only 15 listings in this category.  It is true that your money goes further in Dedham than it will in a town like Newton.Newton real estate has far more houses that would be considered luxury in the greater Boston real estate market. There are 121 houses actively for sale in Newton right now that would fall into this category.  47 Dudley Road, Newton MA 02458 is a listing that fits perfectly into this statistic.  O...

Back at the beginning of 2012 there came a ‘pinch me, I must be dreaming’ moment. This was back in what seemed to be the Bad Old Days, when Metairie homeowners who dared to check the latest in neighborhood home values were apt to spend a sleepless night as a result. Metairie home values had only just begun to creep upward, but the bottom line was still, as truck drivers used to say, ‘negatory.’ The Rip Van Winkle ‘pinch me’ moment was a single piece of polling information that, by itself, seemed to register a hard-to-swallow phenomenon. If believed, it would have the first glimmer of light at the end of a very dark tunnel. It came in the form of a Rasmussen poll reporting some of what people in America were thinking. In part, Rasmussen summarized “Belief among homeowners that home value...

You don't need permission to use the photos taken and published by another, usually the listing, agent. You need WRITTEN permission.  This is basic copyright law. It's also a good idea to review the MLS rules in your area.  They do differ. Some MLSs retain a limited copyright on photos used in listing reports.  Of course, the agent who listed the property and took the listing photos owns the copyright to those photos.I believe that an agent who would use the photos belonging to another person would ignore other or all rules and regs that didn't suit them. It's simple opportunism. _____________________________________________________________________________________________________ Fellow Agents Who Use Your MLS Pictures Without Permission! So here's what I know.  Blood moon came & went, and we're all still standing. YAY! It was an exciting time. Now, we're heading straight into October... how is that possible? We're a month away from Halloween, 6 weeks from Thanksgiving, and 85 days from Christmas! If you need to countdown... here's a clock http://www.xmasclock.com/  What this means for you as a homebuyer is... 1) it's time to check out the neighborhoods. Are you a decorator? Do you enjoy all the trappings of each holiday, and sharing that with your neighbors?  If this is the case, you'll need to keep an eye on the different HOA stipulations. 2) You can see what the "competition" for decor is looking like and 3) you have just under 90 days to wrap up a house in a bow for your holiday gift.   This year has been interesting...
