September 11-Twenty-Two Years LaterIt has been twenty-two years since the September 11 attacks on our country. Many in college now were not even born then.  It seems like yesterday when the reality of what happened hit us. Numbness, disbelief, horror, anger, and frightened were just some of the feelings that washed over us in the following days.    Twenty-two years may have passed but we will not forget.  Just this week the remains of two more people from the September 11 Terrorist Attacks in New York were finally identified.  When I think about those days, though, what gives me hope is remembering how we all came together as a nation.  The only people we wanted to “cancel” were the terrorists and their supporters. We thanked our military, law enforcement, and firefighters no matter wha...

To sell your Charlotte, NC house to millennials, you need to be prepared and honest in answering their questions. Draw a millennial’s attention by offering significant perks in completing their real estate transactions. Millennials are also sweeping the property market, and their needs are different from prior generations of homebuyers. Since they currently make up the most significant number of home buyers, sellers, and real estate agents should consider this demographic when preparing a home by stepping further through their expectations. Millennials are great researchers, and they know what they want. They want to have that mix of a traditional cozy home and the convenience of innovative home features. It also means tweaking the way you should present your home to a millennial buyer....

Ebenezer Baptist Church is a beautiful historic building that now is home to the Auburn Unitarian Universalist Fellowship. Also, Sundillia Music concerts are held at this location (450 E Thach Avenue, Auburn, AL).  It was built by former slaves on a rise that was once called Baptist Hill.  The half acre was donated for the church building by L.W. Payne. The Ebenezer building was completed in 1870 and served the group for almost a century. Locals often heard singing during their fellowship time.  Paperwork compiled in 1975 by W. Warner Floyd, executive director of the Alabama Historical Commission on behalf of Auburn Heritage as the group sought to place Ebenezer Baptist on the National Register of Historic Places, noted that the Ebenezer congregation had organized before 1868.The buildi...

HAPPY GRANDPARENTS DAY! "Grandparents, like heroes, are as necessary to a child's growth as vitamins."... Joyce AllstonWishing all my fellow grandparents and great-grandparents the happiest of days. Grandparents are important. Here's why: Grandparents provide unconditional love, something children need to feel secure. Grandparents are the source of family tradition, culture, values, and history, something children need to feel connected to their roots. According to an Oxford University study, children whose grandparents are involved in their lives show fewer behavioral and emotional problems.  "Nobody can do for little children what grandparents do. If you’re hoping to buy a home this year, you’re probably paying close attention to mortgage rates. Since mortgage rates impact what you can afford when you take out a home loan – and affordability is a challenge today – it’s a good time to look at the big picture of where mortgage rates have been historically compared to where they are now. Beyond that, it’s important to understand their relationship with inflation for insights into where mortgage rates might go in the near future.Giving Context to the Sticker ShockFreddie Mac has been tracking the 30-year fixed mortgage rate since April of 1971. Every week, they release the results of their Primary Mortgage Market Survey, which averages mortgage application data from lenders across the country (see graph below):Looking at the right si...

Finding out that the condo you are attempting to purchase is non-warrantable may come as a very unpleasant and last minute shock. Lenders often only send out a questionnaire to the homeowners association after the appraisal. This creates a scenario where mere days before closing your lender notifies you that they are unable to make a conventional loan due to the condo being non-warrantable.  No doubt you are no wondering what a non-warrantable condo is and what you should do next. Non-warrantable condos are condominium units that cannot be sold to Fannie Mae and Freddie Mac on the secondary mortgage market due to their perceived risk. Many lenders will not create loans that cannot be sold on the secondary market, whereas others may charge the homebuyer a greater down payment or interest...
