Eating two pieces of wheat toast with peanut butter, especially if it's low in sugar, can be a nutritious and satisfying part of your daily diet. It provides a good balance of carbohydrates, healthy fats, and protein. The Costco Kirkland organic peanut butter typically has minimal added sugars, so that's a positive choice.  Two pieces trumps three...that was just for display purposes.  Yah, right! *Sometimes I'll add jelly! (shhhhh)However, the portion size and overall context of your diet matter. If your overall daily calorie intake and portion sizes align with your nutritional needs and goals, then having two pieces of wheat toast with peanut butter can be fine. Just be mindful of portion sizes to ensure you're not overeating. It's also essential to consider your individual dietary req...

Strolling in the Dana Point Harbor tonight was pure magic!  The orange hues of the sky melting into the serene harbor with its docked boats left me absolutely spellbound. Inspired by this breathtaking scene, I penned another few poems that I hope you can enjoy!  HAPPY THOUGHTFUL THRIVING THURSDAY, EVERYONE.  Under the orange sky's embrace, Harbor boats in tranquil grace. Nature's artistry, a painter's delight, Dana Point, you shine so bright!

Today is Thurday, 9/14/2023. I am thankful for people who mind their own business.  I took this photograph of a man at the 2023 Texas REALTOR® Conference. We did not know each other, nor did he know I took his photograph. But seeing him standing there deep in thought, I was reminded how lucky we are to have the ability to have our own space. To see and think without getting into other people's business is a gift. After you have been in the business for a long time, being alone with your own thoughts is priceless. It is like a mini vacation. To be alone in your own thoughts without having to do something is rare. I looked behind me and saw other agents on their phones, rushing from room to room, standing talking to others, but this solo man captured my heart.  Sometimes the best communic...

I wish to cover how life sometimes creates circumstances we need to overcome, but in the end can be a blessing.   Two earlier posts I made last week, covered ideas I have used, for providing no distribution cost, of real estate marketing materials. This third and last post in my series, will be no different.  However, I wish to cover how life sometimes creates circumstances we need to overcome, but in the end can be a blessing. In the 1990s, I went through several years where I wasn’t in the best health.  In addition, during that time, Sacramento endured three military base closures.  This put our city into significant recession.  Fortunately, in my previous 10 years as a Realtor, I had saved money.  That savings carried me through for a while.  However, one April morning, I realized I n...

Should you report a cyber attack attempt? Even a small, seemingly insignificant one? The answer is almost always yes. There are two reasons to report a cyber attack. The first is to show cyber criminals that you take security seriously. The second is to gain safety in numbers. The more people who are aware of current attacks and techniques, the harder it is for criminals to operate. Remember that hackers and fraudsters depend on their victims knowing little no nothing about their scams. Spread the word, and you help others defend themselves. When enough people fight back or ignore scam and hacking attempts, criminals move on to easier targets. When Should I Report a Cyber Attack Attempt? You should immediately report any cyber attack that occurs at the workplace, targeting your office phon...

Nothing is truer than the cliched catchphrase "Real Estate is all about location, location, location”. And in no case is this more valid than when you’re investing in rental properties. Some states, regions and even specific neighborhoods are more ‘rentable’ than others and before you drop even a dime on a downpayment you need to know where they are.READ FULL BLOG HERE  YOUR   Latest activity in the VALLEY of the SUNFor ALL your Valley AZ Real Estate NeedsPHONE   Bill   at   602-999-0952Text         Bill   at    602-999-0952Email      Bill    at     billAZElite@cox.net Read other YVP Blogs hereFor more information, Call or Text: 602-999-0952eMail: golfarizona@cox.netBill Salvatore / Arizona Elite PropertiesYour Valley Property TeamResidential Sales, Marketing, and Property ManagementSel...

Mesa, AZ This week the median list price for Mesa, AZ is $575,000 with the market action index hovering around 61. This is less than last month's market action index of 62. Inventory has increased to 402    The market remains in a relative stasis in terms of sales to inventory and prices have been relatively stable for a few weeks. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb.    The market seems to have paused around this plateau. The Market Action Index is a good leading indicator for the durability of this trend.      YOUR   Latest activity in the VALLEY of the SUN For ALL your Valley AZ Real Estate Needs PHONE   Bill   at   602-999-0952 Text         Bill...

Are you putting off selling your house because you’re worried no one’s buying because of where mortgage rates are? If so, know this: the latest data shows plenty of buyers are still out there, and they’re purchasing homes today. Here’s the data to prove it.The ShowingTime Showing Index is a measure of buyers touring homes. The graph below uses the latest numbers available and compares them to the same month in the last normal years to show just how active today’s buyers still are:As you can see, when June 2023 numbers are stacked alongside what’s typical for the housing market at this time of year, it's clear buyers are still active. And, they’re actually a lot more active than the norm.If you’re wondering how this could possibly be true, it’s because buyers are getting used to higher m...

One of the things I get into here in The Villages, Florida is helping people find an estate sale company.  Many times, folks are moving on to a new chapter in their life whether it’s moving into independent living or the loss of a spouse and returning to what was home before moving here to be close to family.  Sometimes they hand me the keys as a family member is here helping them pack up what they are taking with them.  If they let it up to me my first call is to Eagle Estate Sales who I have worked with helping clients who are moving on to their next chapter.I have one going on this week for a client who loss her husband and the family has already been here and helped her pack to return to what was home before.  It is sad seeing what was important to somebody now stacked on tables and...
