Real Estate Deal Killers 2023 Edition Considering a home purchase in 2023? Like with any purchase, current market knowledge is key. Let's take a look at some of the challenges (and solutions) to the 2023 real estate market. Higher Interest Rates--Over the past few years interest rates (the cost of borrowing) has been kept artificially low. Sellers who were able to lock in 3% are hard pressed to purchase a new home at 8%. Likewise for buyers the higher rate means a lower purchase price.  Increased Insurance Cost-- Thanks to a string of natural disasters, insurance companies are feeling the pinch. We are in the process of finishing up an addition to our home and I needed a concrete guy and didn’t have one to do a small job.  I asked around and a friend of the family was mentioned as a possible choice.  The problem with small jobs is they can’t use a concrete truck so they bring a small mixer and bags.  That means hard work making batches of concrete using bags.  Loading bags in the mixer, using a wheel barrow to haul where it is needed, repeat, repeat, repeat.My small job was a 5’ x 11’ pad that goes from by paver patio to my screened in room.  I wanted easy access between the two area and the pad is working out great.  Joey Fischer is my new concrete guy he does all kinds of small jobs and did a great job at I what I thought was a fair price.  We added porcelain tile to our addi...

Friday Flags in Southington CT Spring Lake VillageWhile showing a client a condo in Spring Lake Village earlier this week, I had to pass the community center.Adjacent to the lake where the flag poles and there was just a small breeze, and the flags were barely moving.I didn't have time to stop but was determined to come back before I left the complex.  On the swing back, I parked and walked closer and just stood and whispered for a breeze that would give me the shot I wanted. Within minutes, my wish was granted, and our flag waved a thank you to me for waiting.The buyer is still deciding but most likely will come back as Spring Lake Village is one of the finer 55+ communities in the area. This is a situation that happened to me recently. I actually have respect for the Realtor who did this. I think everything we do comes down to how we present a potential deal to our clients (either buyers or sellers).I have a client looking to buy a home for a family member. It would be one she wants to completely remodel. We found a home my client loved, and we put in an offer.
