Welcome to part 3 of 3 of my vacant land series posts.  I do hope you enjoyed them so far.  In case you missed them, I will put a link to the previous 2 at the bottom of this post. While building a home may seem like an economic alternative to buying a home in the greater Los Angeles area, one need be aware that there are many factors and costs involved with that alternative.Often, I'm asked about the price range potential builders may face when it comes to building a home on vacant land. Depending on the steepness or grading of the land itself, costs could vary from $250/square foot to $1300/square foot.  While this may seem hard to fathom, the finished product will be a lot less expensive than buying an already ready built home, not to mention you would be building something to your ow...

Buying a home soon in Florida?  Get ready to hear the term “4-Point Inspection” so you might as well learn about it now.  Insurance companies require a 4-Point Inspection to be able to get homeowners insurance and to get a mortgage you need homeowner’s insurance.  When I am working with investors or flippers they favor homes that will not pass a 4-Point Inspection because you can’t insurance, no mortgage so cash sale only.  The biggest culprit is the roof, today insurance companies look at age of roof and I hear of companies wanting a roof after 15 years.  Florida did pass legislation about insurance companies and age of roofs but the insurance companies are finding ways around the law.So, what are the 4-points the home inspector checks:Roof -  Type of Roof Covering (shingles, tile, rol...

Friday Flags in Southington CT Depaolo Middle SchoolI am always looking for our flag, and do make a point of stopping if I see one. I do allow extra time for road distractions, so I wasn't late. This flag was flying proud and was almost in the back yard of the listing I was going to, so it was an easy stop. The building is the assembly hall for Depaolo Middle School in Southington, CT. It is also clearly visible for the road better than 1000 ft away so how coo to drive into school and see our flag.It was a breezy day, so my wait was almost nil, and as it was so pleasant, I took a second shot for appreciation.I do like seeing our flag waving proudly in the breeze and in front of a school starts a mindset for the attendees early.Friday Flags in Southington CT Depaolo Middle School

It was the evening after closing. A beautiful sunset was forming but there were still some dark clouds hovering from above. The closing went well but the day before closing things seemed cloudy.Emotions are like weather forecast predictors, such as, you may get warnings from the weather channel, or maybe the Town Mayor issues an all-out severe weather warning, take shelter, but nothing happens other than the sun comes up, dark clouds go away, and blue sky with white puffy clouds emerge out of the darkness of cloudy weather. Perhaps it has nothing to do with the weather, but in the real estate world, agents have to always be prepared for the unexpected. For example, some well-meaning acquaintance or news reporter casts doubt on the buyer or seller's mind and things get cloudy.  The truth...
