Zoom Call  9.26.23  Paddy Deighan Using AI the Right WayThe Zoom Call this week was entertainingly presented by ActiveRain member Paddy Deighan, a real estate lawyer and a highly qualified individual as offered with some of the conversation he presented.Paddy started his presentation as a continuation of the AI Challenge in June.He expressed that AI tends to be greatly misunderstood, as evidenced, from his experiences with other areas in which he is involved. He spoke of a conversation with a person he called the Godfather of AI, Dr Kelly of IBM who manages 15,000 PhD's at IBM. AI has really been a factor with us for over 60 years, with Hal 9000 in 2001 Space Odyssey. He expressed that AI is greatly misunderstood and misused and requested that someone on the call that has used AI and dis...

Minot is home to two restaurants that bill themselves as "Diner"s. There is the Sonic's Chain at 1601 35th Avenue SW . Then there is the local Krolls Diner. Krolls has always been a big favorite of the community, especially the German community as they specialize in Knoephla soup, Fleischkuechle, and of course Sausage & Sauerkraut. They also have great American platters that are usually bigger than your stomach.Kroll's diner has great food BUT they also have great advertisements featuring their two German ladies. Their website is NOT Kroll's but SitDownAndEat which is their slogan. Check out this 30 second video.I couldn't find the original ad but all spots used to end with a big German waitress ordering us to "Sit down and Eat!"

If your listing expired and your house didn’t sell, you’re likely feeling a little frustrated. Not to mention, you're also probably wondering what went wrong. Here are three questions to think about as you figure out what to do next.Did You Limit Access to Your House? One of the biggest mistakes you can make when selling your house is restricting the days and times when potential buyers can tour it. Being flexible with your schedule is important when you're selling your house, even though it might feel a bit stressful to drop everything and leave when buyers want to see it. After all, minimal access means minimal exposure to buyers. ShowingTime advises:“. . . do your best to be as flexible as possible when granting access to your house for showings.”Sometimes, the most determined buyers ...

I get asked this question quite often. I always have the same answer...it depends. It seems like a straight forward idea. Have an inspector come out, have the home inspected, and use this inspection as a punch list to take care of repairs before the home even goes on the market. Here is the issue: You will be required (in most states) to disclose everything on the report. This includes those things you repaired, as well as those you did not repair. Maybe the report said the A/C unit is 10 years old and working well, but nearing the end of its useful life. This type of language is often used as a CYA phrase by the inspector in case a repair is needed shortly after the report. That A/C unit might have 3-5 more years of life, but the potential buyer could see it as a potential problem that ...

Know a Quiet Quitter? Quiet quitting is defined as the act of putting in the minimum amount of effort to get a job done but declining to go the extra mile for a client in a business transaction or any sort of work environment. This typically means:- showing up unprepared to work- forgoing giving any helpful advice - refusing to work beyond a set of hours Due to a lack of motivation, low productivity results on the part of the quiet quitter. Quite often, they are more focused about getting a check in-hand, less concerned about nurturing people relationships. I can't relate to lazy people. We don't speak the same language. - John Spencer Ellis Most likely, parents enabled their every move so they lack emotional maturity or any form of internal drive. Going above and beyond is wasted think...
