(TOUCHSTONE REAL ESTATE)
Living here in The Villages, Florida we seem to always be drawn to Orlando for theme parks, entertainment, airport and short getaways.  Let’s not forget Tampa which from the center of The Villages is about 15 minutes further than Orlando and with The Villages expanding south even closer.  My son lived there for a year so I made regular trips to visit him and we explored Tampa.  Can’t bring up Tampa without talking about the sports team, Buccaneers, Lightning and the Rays.  They all have won at some level including the Super Bowl and the Stanley Cup.  I have attended sporting events there to see my favorite teams from other parts of the country.  One of my favorite places in Tampa is Yabor City with all the great restaurants and the beer festival and if you smoke cigars you need to visit...

Friday Flags in Southington CTThis week, my flag sight caught a waving banner on the town green in Southington CT. It was proudly waving atop a tall pole along with a flag for missing POWs.For 2 weekends at the end of September, there will be thousands of people walking along these streets for the Southington CT Apple Harvest Festival. This should be their 55th year. There will be a full schedule of events including a parade. My favorite will be the apple fritters that will be sold daily.Friday Flags in Southington CT

The New York Times recently published an article about the start of student loan repayment - and what you need to know if you have a student that is in suspension.  The student loan program has been on a COVID suspension for the last 42 months, but interest begins to accrue in September and repayments begin in October.  I was lucky enough graduate from college without any debt - and I passed the favor on to my two children.... but not everyone is in the same situation.  Many of our clients have student debt that is hanging over them so this information may be useful for you to share with them.  If nothing else, I hope it makes you more informed and empathetic on the subject. To help borrowers with this transition, the Biden administration has provided some leeway for the first year afte...

Once a month our REALTOR® Association has a "Power Lunch", which does include lunch, but usually important topics.    This month featured Carl Carter, son of Beverly Carter, a REALTOR® from Little Rock, Arkansas who lost her life in 2014.   Carl presented a slideshow and went through the days leading up to the day she went missing and was ultimately killed.   This married couple called her a few days prior and explained they were in a short-term rental and needed to get into a home ASAP.    They had relocated from out of state and explained the out-of-state area code on their cell phones.    Beverly had 12 years in the business and went through the client wish list with them.   She set them up on a drip from the MLS, and was quite surprised when they wanted to see a home that had been ...

Beyond that, it’s important to understand their relationship with inflation for insights into where mortgage rates might go in the near future.Giving Context to the Sticker ShockFreddie Mac has been tracking the 30-year fixed mortgage rate since April of 1971. Every week, they release the results of their Primary Mortgage Market Survey, which averages mortgage application data from lenders across the...

Have You Found the Perfect Home for Yourself or Your Family? Chances are you already did, but other people might find your dream home to be theirs too. There will always be a time when a seller receives multiple offers from many buyers, especially when inventories are low and demands are high. So, how can you stand out in this competitive market condition?Check these 5 Tips to Win a Multiple Offer Situation:1. Get Pre-Approved, Not just Pre-Qualified.Although, being pre-qualified gives you an idea of how much you can borrow for your house hunting. It doesn't show you the exact figure of how much you can have from the lender. Getting pre-approved gives the seller confidence that you are a serious buyer because you have verified your finances and creditworthiness.2. Check Different Types o...

I focus my practice on tax resolution, representing taxpayers in Colorado, Florida, and across the United States. As a business owner, it is essential to understand payroll taxes and their implications. Payroll taxes are the taxes that an employer must withhold from their employees' wages and pay to the government on their behalf. This includes Federal Income Tax, Medicare Tax, Social Security Tax, and State and Local Taxes (if applicable). It is essential to calculate payroll taxes correctly, as failure to do so can lead to severe financial penalties. Here is a breakdown of the most common payroll taxes you need to understand as a business owner:Federal Income Tax: This is the tax that the employer withholds from the employee's paycheck and pays to the government. Is there a housing shortage in Kill Devil Hills? This is a question that many residents, workers and visitors may ask as they face the challenges of finding affordable and available long-term housing in the coastal town. According to the Kill Devil Hills Board of Commissioners and Planning Board, the answer is yes. The town is experiencing a lack of long-term housing options for its employees, seasonal workers and permanent residents, who often have to commute from other areas or settle for substandard living conditions. The town's economy relies heavily on tourism, which creates a high demand for short-term rentals that can generate more income for property owners than long-term leases. However, this also reduces the supply of housing units that can be used for year-round occupancy, cr...
